If you want a great house in a prime location but need a little extra rental income to pull it off, this new listing at 449 6th Street just might be the ticket. The four-story brownstone is divided up into two duplexes. The listing doesn't say what one of them would rent for, but we're guessing around $4,500. With rates where they are, that should help cover almost a million bucks of your mortgage. Given the asking price of $2,300,000, that should get you almost halfway there to covering your monthly mortgage nut.

Not too shabby! This three-family house at 96 Joralemon Street is top-shelf — and the price reflects it. The 4,600-square-foot property is divided up into three units, including a doctor's office on the ground floor. Both the upper triplex and parlor-floor simplex are attractively renovated and full of old-school charm. So there's no question that lots of folks will be salivating over this place. The only question is whether they'll be willing to shell out $3,600,000 for the privilege of owning it.

The location of this new townhouse listing at 11 Wyckoff Street in Cobble Hill is great and it's a 25-footer, but, from the looks of it, the interior's going to need a lot of love. Given that, we have a hard time seeing how this baby can fetch it's asking price of $2,300,000. Do you?

This house at 121 Clarkson Avenue in PLG that just hit the market looks relatively modest from the outside but the interior photos reveal a nicely laid-out space with lots of original charm. The location is a bit south of the best blocks in the neighborhood, but that's reflected in the asking price of $585,000. You like?

This townhouse at 229 Baltic Street in Cobble Hill just hit the market and it's a doozy. The good news is that it's a gorgeous place—lots of original detail and recently the subject of a top-notch renovation. The bad news? The asking price is $4,200,000, definitely at the high end of the range for something to the south of Atlantic Avenue. (Heck, it's even quite a bit of dough in Brooklyn Heights these days.) Still, for some lucky bonus recipient looking for a beautiful house to move right into, this might just be the ticket.

This four-story brownstone at 293 Clinton Street in Cobble Hill just hit the market asking $2,000,000. It's a four-family house and, unfortunately, the interiors have suffered from the usual effects of subdividing. The exterior of the house is great, as is the location; we just think that, given the amount of dough it will take this to bring back to a one- or two-family, the asking price isn't realistic.

How sweet is this! The old rectory building at 7 St. Marks Avenue in Park Slope is now on the market with an asking price of $2,375,000. The 23-foot-wide house is dripping with detail and the portions shown in the listing photographs look very well preserved. It's currently divided into four units, though, which usually means some kind of toll has been taken on the original structure. Still, pretty sweet. What do you think this is worth?

House of the Day: 125 Cortelyou Road

This house that just hit the market at 125 Cortelyou Road is hardly manion-like and some of the renovation decisions are a bummer (talking about you, front door and kitchen), the old bones of the place are charming and, more importantly, the asking price is only $649,000. Of course, given the aesthetic changes that have happened under the current owner, it was a better buy back then at $527,000.

House of the Day: 2101 Albemarle Terrace, Reduced

When 2101 Albemarle Terrace was the House of the Day back in August it was listed at $819,000, a price we questioned given the amount of work that was needed. Needless to say, the beautiful single-family brick house failed to sell at that price and just last week the asking price was reduced to $749,000. Based on the fact that the pricing widget in August generated an average reader appraisal of $708,881, this new asking price should be a lay-up. We shall see though.

House of the Day: 226 Wyckoff Street

It's not huge, but this townhouse at 226 Wyckoff Street in Boerum Hill sure is charming. It's got plenty of original details (which appear to be in good shape) in addition to a newly renovated kitchen. Although it's a legal two-family, it's currently configured as a one-family. Clearly the biggest hurdle this place is going to have is its proximity to public housing. If that weren't a factor, the $1,395,000 asking price would seem positively cheap for Boerum Hill.

House of the Day: 36 Joralemon Street

36 Joralemon Street was an Open House Pick last September while it was listed with Brown Harris Stevens for $3,800,000. Now the listing's moved to Corcoran and the asking price's been reduced to $3,450,000. This is going to be a tricky one: The owners have clearly spent a lot of time and money renovating the brick house since they bought it for $2,325,000 in 2005. Some of the rooms look nice, but there are enough strange design decisions (in our humble opinion) that a large percentage of potential buyers will be turned off. At the end of the day, we suspect this will be another example of a house that suffers on the market from being neither traditional nor truly modern.

House of the Day: 152 Carroll Street

This monster of a townhouse at 152 Carroll Street in Carroll Gardens has been on the market for almost a year at this point without any takers. The five-story brick mansion is 25-by-85-feet and is divided into four units. The current pitch is for a buyer to take over the 4,000-square-foot lower duplex while raking in $9,300 a month from the three upper apartments. Not surprisingly for a house in this neighborhood that's been chopped up into apartments for years, much of the original charm appears to have been stripped away. That's probably a big part of the reason that the house has yet to sell, though a recent price reduction to $2,695,000 might get folks to take another look.

20 Grace Court Alley Sells for $2,995,000

The 2,550-square-foot brick house at 20 Grace Court Alley closed on Friday for $2,995,000, about 9 percent less than the original asking price but about 9 percent more than the average widget appraisal of $2,758,887. It doesn't get much more charming than this.

House of the Day: 143 St. Felix Street

This four-story Federal townhouse at 143 St. Felix Street in Fort Greene just hit the market. The three-family house is asking $1,595,000, which, if seems a tad high to us given the that it's not pristinely preserved and it's mighty close to the Atlantic Terminal Mall. Still, it's nothing to sniff at, and the fact that there are two rentals in addition to the owner's duplex means extra help paying the mortgage for an owner than only needs two floors to himself.

This gorgeous brownstone at 207 Lincoln Road just hit the market this week. The three-story house has been recently restored and, judging from the frustratingly few photos in the listing, was done so very nicely. The current owners bought the place for $800,000 in 2004 so, post-reno, they probably don't stand to make a lot of dough on the deal, even if they get close to achieving their $999,000 asking price.

It's hard to form too strong an opinion about this limestone house at 273 Brooklyn Avenue given the lack of interior photos (or at least of ones that show much). Clearly the exterior is very attractive (except for those little awnings!) and there appears to be quite a lot of interior detail. Given that the same family has lived there for 40 years, it would not be surprising if much original detail were in place. And at 4,640 square feet, this is not a small house. Still, the asking price of $899,000 is optimistic in this market environment.

We'll be really interested to see what this new brownstone listing at 282 Park Place ends up selling for. We really like these brownstone blocks of Prospect Heights—they're not quite as established (read: fancified) as the blocks on the other side of Flatbush but as a result they're also a little cooler in our opinion. (We're not the only ones who think so—right, Maggie and Peter?) This particular house has lots of details and is configured nicely into am upper triplex with garden rental, as most potential buyers will want it. It's also got lots of original details. Eighteen months ago we suspect this would have been asking $2,250,000. It just came to market, however, with a price tag of $1,799,000. Interesting indeed.

This massive brownstone at 87 First Place in Carroll Gardens hit the market last June with an asking price of $3,500,000 and after three months was reduced to $3,299,999. After failing to sell, the house again had its price tag chopped to $2,975,000. We've got no idea where the market-clearing price is, but given that this place has 8,950 friggin' square feet, we can't see it getting too much cheaper, can you?

This free-standing woodframe house at 115 Fenimore Street in Prospect Lefferts Gardens was scheduled to auctioned out of foreclosure today based on an outstanding lien of just $26,051. We've got no idea what kind of shape the interior is in but it's clearly a charmer on the outside and sits on a large 60-by-100-foot lot. What do you think this place is worth? Update: We got an email from the owner saying that the auction is over. No word on price yet.Scratch that...turns out that the motion was vacated. No sale.

This unusual-looking house at 485 4th Street in Park Slope hit the market in the last week of the year with an asking price of $2,495,000. The location and exterior are great and there are some preserved details on the interior, but the house has certainly suffered from being cut up into three apartments. Given the fact that this will require some dough to turn back into a one- or two-family, the price seems high to us. What about you?

We might as well start the year out with a bang...This four-story brownstone at 14 Garden Place in Brooklyn Heights is pretty spectacular. In fact, it looks about perfect. Beaucoup fireplaces and moldings, tasteful built-ins, high ceilings, updated kitchen, attractive backyard. Of course, the owners know what they've got and, at $4,700,000 (or $1,175 per square foot) have priced it accordingly high. It's been on the market for more than two months now with no takers. Think that'll change once the bonus money starts clearing?

Here's the first new house listing to hit the market this year: It's a two-family clapboard at 226 11th Street in the South Slope. While not as grand as some of the houses to the north, the four-story property has plenty of detail and charm. The only hairy thing about it is that the first two floors are currently being used as a yoga studio and acupuncture office. The asking price is $1,279,000. Reactions?

As the listing verbiage admits, this three-family house at 691 Monroe Street in Bed Stuy is going to require a new owner's "personal touch" (translation: cash infusion) but at least it does have some original detail left that can be brought back to life. We don't have a good grip on comps in this immediate area, but the asking price of $560,000 is probably still a little too high, we'd guess, given that this is only a three-story house and needs considerable work.

This five-story brownstone at 72 2nd Place in Carroll Gardens was on the market last year with Corcoran with a price tag of $2,350,000; it didn't sell back then and is now listed with another broker at the inexplicably higher price of $2,499,000. The location and scale of this place are great, but most new owners are going to end up sinking quite a bit of cash bringing the interiors back from the dead.

This house on 12th Street in the South Slope has been on the market for more than three months but we didn't hit it until now because the listing doesn't reveal the address. But through the magic of Property Shark we were able to deduce that the address is 275 12th Street. Aspects of the house are attractive, but we're not so keen on the kitchen, the yard or that weird awning thingy out front. The asking price was—and still is—$1,385,000. Does that sound reasonable to you?
