Co-op of the Day: 61 Pierrepont Street, #43

Three bedrooms in a prewar building in The Heights for $800,000? Sounds like a good dealat least on the surface. Unfortunately, the surface is as far as this listing at 61 Pierrepont Street lets you go. There's not a single interior photo of this sponsor unit. The lack of disclosure combined with the fact that the unit just received a $65,000 price cut after three weeks on the market doesn't inspire confidence in the state of the apartment. (Plus, sponsors aren't known for the quality of the renovations in general.) Anyone seen it who can shed a little light?

Foreclosures of the Week: Co-op Edition

A couple nice co-ops are on the foreclosure block this week. First up, Apartment 12E in one of the Clinton Hill Co-ops at 200 Waverly Avenue. Apartment 12E (which we assume is a one-bedroom) sold for $345,000 last April and the current lien is just $161,312. Over in Kensington, Apartment 7J, which has a lien of $131,456 against it, will also be going up for auction. Both properties will be auctioned at 360 Adams Street, 2nd floor, at 3 p.m. tomorrow. Purchasers must put down a 10% deposit with their winning bid.

Co-op of the Day: 806 Carroll Street

Here's a place we can probably all agree to drool over. The parlor-level floor-through co-op at 806 Carroll Street in Park Slope has twelve windows on three sides and some of the sweetest wood moldings and built-ins we've seen in a long time. (The location ain't too shabby either.) The maintenance is only $850, quite low for what we estimate is about a 1,200-square-foot apartment. The asking price isn't quite as low however: $1,195,000. Think they'll get their price?

Co-op of the Day: 135 Eastern Parkway, #10C

None of the apartments that have turned over in Turner Towers in the past three years have topped the million-dollar mark. (a couple have gone in the mid-$900's). Then again, we doubt any of them have been 2,800 square feet either. This three-bedroom, 10th-floor apartment, which is asking $1,700,000, was also recently renovated, so while the price tag looks high on an absolute basis it doesn't seem crazy when you consider that it's about $600 a foot for a pre-war apartment in move-in condition with killer views. Anyone in the building care to weigh in? Update: A reader just wrote in to let us know that Apartment 15I sold for $1,047,000 back in 2005. Are there other million-dollar sales that aren't showing up on PropertyShark as well?

Co-op of the Day: 110 Hicks Street, Reduced Again

It's been a tough slog for the lower duplex at 110 Hicks Street. Since getting listed back in October for $2,400,000, the price of the brownstone two-bedroom has been reduced twice, most recently from $1,990,000 to $1,850,000. (It was listed as part of a larger combination last summer.) We suspect this is getting pretty close to a market clearing price, given what a stand-alone townhouse in this part of Brooklyn Heights would run you. Think this most recent cut will get the deal done?

Co-op of the Day: 101 Lafayette Avenue, #1K

101 Lafayette Avenue aka The Griffin is Fort Greene's grandest prewar apartment building. Built in 1931, the 17-story has 202 co-op apartments in it. Or, make that 203. A former ground-level office space has just been converted into a 1,475-square-foot two-bedroom apartment with a private terrace. The conversion looks straight-forward: Nothing fancy but nothing offensive either. If this were on a higher floor, the asking price of $825,000 would be looking pretty tasty. For a ground-floor space, though, not so sure. What do you think?

Co-op of the Day: 39 Plaza Street West

Granted ground-floor apartments have their drawbacks, but this one at 39 Plaza Street West looks interesting to us. The kitchen ain't so hot, but the apartment has nice prewar charm and the maisonette entrance is kinda special too. On top of all that, the price of $339,000 for a 750-square-foot one-bedroom seems pretty compelling. Plus, maybe you can get the broker to throw in a free neighborhood tour.

Co-op of the Day: 24 Montgomery Place

We're liking the looks of this one. The 900-square-foot two-bedroom at 24 Montgomery Place has the old world charm where it counts (floors, beams, windows, mantels) and some modern enhancements to the bathroom (not exactly our taste) and kitchen. The major gripe people will probably have with this place is the small, single-window second bedroom. Otherwise, seems like a very nice place priced about right at $699,000. Agree?

Co-op of the Day: 35 Prospect Park West

Considering that another apartment at 35 Prospect Park West in Park Slope was on sale last year for $6,500,000 (did it sell?), the fact that this duplex on the 14th and 15th floors is now asking $4,450,000 shouldn't raise any eyebrows, right? (There's also a lower-floor unit on the market right now for $3,500,000.) The 11-room apartment was originally built as a duplex, so there shouldn't be any awkward post-combination issues to swallow. In addition to the five bedrooms, there are also two staircases. We're not sure the wood-paneling is totally working for us but, whatevs, sweet pad. Think the price will fly?
