Co-op of the Day: 75 Prospect Park West, #2B

This co-op that just hit the market at 75 Prospect Park West shouldn't have any problem attracting interested buyers: It's got lots of classic charm and three bedrooms to boot. It's also located right across the street from the 3rd Street entrance to the park. (We're also digging the oh-so-subtle 321 reference: "Stroll down 3rd Street to an ever popular elementary school on 7th Ave.") The price tag is $1,095,000. Think it'll fly?

Co-op of the Day: 175 Amity Street, #C3

This new listing at 175 Amity Street is a little hard to evaluate without a floorplan, but the main room of the one-bedroom co-op looks nice enough and it has access to a common roofdeck. The kitchen is lacking in character and, in the absence of photos or dimensions, we're a little worried about what the bedroom might be like. The asking price is $410,000 with a $791 monthly maintenance. Realistic?

Co-op of the Day: 47 Plaza Street West, #11C

How sweet it is! This four-bedroom apartment at 47 Plaza Street West in Park Slope has to be one of the finer pads within walking distance of the Park Slope Co-op. After spending the summer on the market, the 11th floor co-op sat out the fall selling season before getting back in the game again this week with a price tag of $1,995,000. In addition to the size (2,270 square feet) and all the prewar detail, we are mighty impressed with all the windows and views this place brings to the table. Maintenance is a tough-to-swallow $3,008 per month though.

Co-op of the Day: 728 41st Street, 3A

This prewar co-op at 728 41st Street in Sunset Park recently hit the market with a price tag of $299,00. It's either a one-bedroom with a dining room or a two-bedroom, depending on how you slice it. Overall it's got a very nice vibe to it, though we're not loving the cabinetry in the kitchen. Still, with a low monthly maintenance of just $328, it strikes us as quite a reasonable starter apartment.

Co-op of the Day: 1 Grace Court, #2B

Someone must think the market has rebounded! This riverfront co-op at 1 Grace Court in Brooklyn Heights was on the market with Douglas Elliman last year. It was taken off the market in July, after having had its price reduced from $1,675,000 to $1,500,000. Now it's back on again with Corcoran asking $1,795,000. The 2,200-square-foot three-bedroom pad clearly has killer views and we like those wood built-ins in the living room, but the monthly maintenance of $2,483 is not for the faint-of-wallet. Then again, it's a prime Heights location.

Co-op of the Day: Turner Towers Three Bedroom

Based on the photos in this listing from last year and the latest one at the vaunted prewar building at 135 Eastern Parkway, this broker would do well to invest in a new photographer. No reason not to put your best foot forward. (For the record, this exterior photo is one we took!) Now, enough with the ranting...This place is massive—over 2,000 square feet—and has got all the standard prewar trappings one would expect. And, at $1,800, the maintenance comes out to less than a buck a foot per month. Given all this, the asking price of $1,100,000 seems perfectly reasonable to us. Agree?

Co-op of the Day: 145 Hicks Street, #A38

You gotta love the front courtyard of the Mansion House, the 107-unit co-op at 145 Hicks Street in Brooklyn Heights. The interior of this one-bedroom in the building is not as impressive, but it has some understated prewar charm. (Just don't look at the kitchen.) The layout is nice, too, with a good-sized bedroom and ample closet space. The monthly maintenance of $770 is quite reasonable for 800 square feet in a doorman building. Not so sure about the asking price of $545,000. Waddya think?

We're hot-to-trot for this one-bedroom co-op at 495 1st Street in Park Slope. Sure, we wish it were a tad bigger but for one person this would be a great pad. Admittedly, we're seduced by the gorgeous woodwork—but the private deck doesn't hurt either. The monthly maintenance is a low $375. And what about that asking price of $575,000? Too much?

Co-op of the Day: 28 Old Fulton Street, #3-M

We find that the interiors of the Eagle Warehouse rarely live up to the exterior. Case in point: This third-floor studio that just hit the market asking $450,000. We like the high, beamed ceilings and the rustic painted floors, but the kitchen's a bit of a downer and who wants to climb up into that sleeping loft every night? We also wish that for $450,000 you'd get more than one window in the living room. Still, good location, especially with the impending opening of Pier 1. At least the maintenance is a reasonable $613 per month.

This two-bedroom at 345 Clinton Avenue is one of the slicker looking apartments we've seen at the Clinton Hill Co-ops. The views from the 15th floor are killer and the unit's been recently renovated. (What do you make of that kitchen?) The monthly maintenance is $1,001 and the asking price is $515,000. Fair?

Co-op of the Day: 22 8th Avenue, #1 Revisited

It's been almost a year since we took a look at this eye-popping lower duplex at 22 8th Avenue in Park Slope. As far as we can tell, it's literally flawless, so price must be the only thing standing in the way of a sale. When it hit the market last February it was asking $2,200,000. Now, after a brief stop at $1,950,000, it's listed for $1,800,000. The monthly maintenance of $2,263 probably isn't helping when potential buyers weigh this place against an entire house a little south of here. All we know is that whoever ends up living here will be one happy camper.

This one-bedroom co-op at 449 9th Street is very cute. Great brownstone-y moldings and parquet floors plus good natural light. The major negative is the size of the bedroom, which appears to be just a standard single-windowed side room. Still, for one person, this could end up working quite nicely. Do you think they'll end up getting close to the asking price of $389,000?

This co-op at 55 Pineapple Street in Brooklyn Heights just hit the market asking $499,000. It seems like a nice, solid one-bedroom: Good-sized living room and bedroom, attractive if not spectacular prewar vibe; there's an elevator but no doorman. The monthly maintenance is $973, maybe a tad high but not crazy. What do you think it'll end up selling for?

We're liking the feel of this two-bedroom at 149 Prospect Park SW in Windsor Terrace. It's got a nice bright, open feel and plenty of prewar details as well. It's also right across the street from the park. The monthly maintenance is $795, quite reasonable for a 954-square-foot apartment. The asking price of $499,000 also strikes us as realistic. We missing something?

This loft-like two-bedroom at 113 Sterling Place in Park Slope just hit the market this week. The recently renovated (in what we'll call a modern traditional style) duplex is located in a former carriage house and comes with a very attractive private deck. The monthly maintenance is $1,126, which we're guessing comes out to about a dollar a foot and the asking price is $799,000. Sound reasonable?

Co-op of the Day: 156 Prospect Park West, #4R

This three-bedroom co-op at 156 Prospect Park West should be an interesting measure of the Park Slope market. The 1,100-square-foot pad traded for $785,000 in early 2007. It's now back on for $829,000. We like everything about it except the kitchen. The floors and windows are particularly charming—and the exclusive roof rights are a nice kicker. We also like the fact that the monthly maintenance is only $533. How do you think it'll fare?

Co-op of the Day: 811 Cortelyou Road, #2L

The first co-op to hit the market in this young year is a one-bedroom at 811 Cortelyou Road. It's well-proportioned and has nice sunlight and has a nice feel overall; the cabinets in the kitchen and bath, though, scream Home Depot though. As for the numbers, the monthly maintenance is $577 and the asking price is $229,000. The apartment changed hands in the summer of 2007 for $208,425. Sound fair?

Co-op of the Day: 90 8th Avenue, #4C Revisited

It's been a tough run for Apartment 4C at 90 8th Avenue in Park Slope. Back when the two-bedroom pad was Co-op of the Day in June 2008, it was listed with Warren Lewis asking $785,000. Brown Harris Stevens came on board over a year ago and made the seller put away some of the more dowdy furnishings before reshooting the listing photos, but that didn't do the trick either. Last week, the price was cut to $649,000, a level that we think should be low enough to get the job done, even with the monthly maintenance of $1,223.

This two-bedroom pad at Park Slope's Ansonia is all about the ceilings. The layout and finishes are perfectly nice, of course, but it's that ceiling that really steals the show; the seven large windows don't hurt either. The 1,050-square-feet co-op has a reasonable monthly maintenance of $829 and an asking price of $769,000. Think they'll get it?

This co-op at the Caton Towers at 135 Ocean Parkway in Kensington isn't particularly sexy, but it is a nice basic one-bedroom on a high floor with a newly renovated kitchen all for $280,000. At 800 square feet, the apartment's asking price as well as its monthly maintenance of $635 seem pretty reasonable. Any general thoughts on this building?

This one-bedroom at 374 South 2nd Street in Williamsburg isn't going to end up on the pages of Architectural Digest anytime soon but, at $227,000, might be a good starter apartment for some young whippersnapper. The 525-square-foot apartment has a little old-school charm in the form of the living room wall and the bathroom and kitchen look perfectly functional. Waddya think?

Co-op of the Day: 7 South Portland Avenue, #3A

Last year, Apartment 5A at 7 South Portland Avenue in Fort Greene hit the market asking $425,000 and ultimately sold for $415,000. That unit however wasn't nearly as nice as this new listing for Apartment 3A. The half-floor, one-bedroom co-op has a light, airy feel and has recently undergone a tasteful renovation that maintained historic detail while lightening the space up. This one's asking $550,000. What do you think it'll go for?

Co-op of the Day: 251 Pacific Street, #2

In the pantheon on price cuts, this recent one at 251 Pacific Street ain't going to rank very high: The one-bedroom (though this floor plan is crying out to be converted into a studio) co-op kicked things off in August with an asking price of $328,888. After failing to find any takers, the self-described "starter apartment" had its price tag whittled down to $325,000. The finishes are middling, we'd say, but the $514 maintenance seems a touch high for a modest non-doorman building.

The maintenance is always the catch at 150 Joralemon Street. The trade-off is that the co-ops in the beautiful prewar building in Brooklyn Heights are priced accordingly low. This ninth-floor two-bedroom, for example, just hit the market asking just $429,000. Granted the place is barely 800 square feet, but still, for the area, that's a low asking price. Still, if you put down $100,000 on this place, your after-tax mortgage expenses wouldn't be much more than $1,000 a month, so we think this'll sell quickly and near ask. You?

This two-bedroom co-op at 45 Plaza Street West strikes us as quite a sensible apartment. There's nothing flashy about it, but it's well laid out, has three exposures, a foyer, windowed kitchen, etc. The maintenance is also only $780 a month. And the asking price also seems reasonable at $650,000. It'll probably go for a little less because that's what listings do these days, but it probably won't miss the market by much.
