This one-bedroom co-op is one of the nicer ones we've seen at 75 Henry Street. The views from the 19th floor don't hurt, but the recent renovation itself looks quite nice. For a full-service building, the monthly maintenance of $794 is pretty reasonable for the 750-square-foot pad. There's also a balcony thrown into the mix. The price was just reduced from $595,000 to $565,000. There's an open house on Sunday from 12 to 1:30. You likey?

If you can handle the railroad layout and the fact that there's only one small bathroom, this two-bedroom co-op at 108 Pierrepont Street in Brooklyn Heights if you're a buyer who puts a premium on old-world charm. The master bedroom and hallways have lots of original detail and the kitchen and living area appear to have been recently renovated. Not usually fans of exposed brick, we think it works nicely in this case. The 900-square-foot apartment has a monthly maintenance of $870 and is asking $710,000. You buying?

Co-op of the Day: 126 Greene Avenue, #2W

We've walked by 126 Greene Avenue (at Clinton) a zillion times but never seen the interior of an apartment there. Until now. Corcoran has a new listing up for a two-bedroom apartment at the 19-unit prewar building and it looks to be a beauty. The second-floor pad has high ceilings and lots of original detail. The location and finish choices of the kitchen are the only things that don't get us jazzed. The maintenance on the 1,000-square-foot apartment is a low $662 per month. Given all that, what do you make of the asking price of $599,000?

Co-op of the Day: 125 Hawthorne Street Studio

We had to hit the reset button on this post because the widget was set wrong...Across the street from yesterday's House of the Day, there's a nice-looking prewar studio for sale at 125 Hawthorne Street. If you're a sucker for those pointed archways and built-in bookcases like we are, this place might be for you. Even if the listing verbiage didn't say it explicitly, we would have guessed it was a sponsor unit from the cheap, out-of-place closet doors. Bad move. Anyway, the maintenance is low at $338 and the asking price of $189,000 is one of the more affordable we've seen recently. Anyone game?

Co-op of the Day: 200 Congress Street, #1A

This FSBO at 200 Congress Street in Cobble Hill has a nice feel to it. The corner one-bedroom is decently-sized but the first-floor location may not be for everyone. Likewise, the built-ins give it a bit of a retro feel but the kitchen and bathroom are new. What do you make of the $499,000 asking price?

This place at 100 Underhill Avenue in Prospect Heights looks like an unusually nice floor-through co-op conversion. Most of these things end up being charmless or dreary but this one is neither. The two-bedroom apartment has lots of original charm and an attractive new kitchen. Personally we'd open up the wall between the living room and the den to create a better sense of space, but overall it looks like a great job.

This one-bedroom co-op at 214 Carlton Avenue in Fort Greene ain't huge (looks like it's half a brownstone floor) but it's cute and has some nice old-school charm to it. And at $451, the monthly maintenance won't break the bank. We'll be surprised if the asking price of $455,000 is achieved but it never hurts to try. (Well, actually it can hurt to try but in this case the ask isn't high enough to stop someone from looking at it.)

Co-op of the Day: 2 Grace Court, #4T

We love the building and location, but some of the usual charm of 2 Grace Court in Brooklyn Heights seems to have been lost in the recent renovation. Of course, it could just be the kitchen tiles and generic interior decoration—both of which are easily fixable—that we're reacting to, plus we're a little weird in that we don't like prewar walls to look too smooth and finished. After all, the parquet floors are still intact and it's a nicely laid-out one-bedroom. And for a full-service doorman building, the monthly maintenance of $646 is a great deal. The asking price is now $499,000, down $26,000 from when it hit the market in May. What say ye?

We're loving the feel of this two-bedroom co-op at 310 Windsor Place in Windsor Terrace. Great prewar character, generous size, good layout and light. What else? The kitchen was recently renovated, the maintenance is low and the building is steps from the park. Asking price: $629,000. What's not to like?

Here's an attractive studio in a beautiful old building in Brooklyn Heights. The seventh-floor co-op at 70 Remsen Street, which is asking $319,000, has a nice clean feel as well as standard prewar touches. The monthly maintenance of $805 is less than ideal, but you are getting a full-time doorman and all your utilities thrown into the deal.

After seeing the photo of the exterior of 39 Plaza Street West and reading the word "maisonette" in the listing, we were all excited to fall in love with this new one-bedroom listing. Unfortunately, 'twas not to be. The living room feels like a gigantic foyer and the kitchen reno leaves us limp. Oh, and the monthly maintenance of $1,258 feels high for a 750-square-foot co-op. Looks like the asking price of $420,000 is gonna have to come down.

This top-floor garrett at 25 South Oxford Street in Fort Greene hit the market last month asking $599,000 but was just reduced to $550,000. The 900-square-foot two-bedroom has some cute elements, namely the skylights and windows, but doesn't appear to have much in the way of original details. The maintenance of $750 is neither here nor there. We bet this goes in the low $500,000s.

This studio at 55 Pineapple Street isn't exactly expansive, but it is an attractive apartment in an attractive building in Brooklyn Heights. And it's under $300,000. $279,000 to be exact. The maintenance of $648 seems a little steep for a 420-square-foot place in a non-doorman building. After tax, a new owner would end up with a monthly after-tax tab of around $1,600. Worth it?

You don't see a lot of real three-bedrooms in Brooklyn Heights for under a million bucks, so this place at 66 Orange Street asking $879,000 might appeal to a certain segment of the market. The 1,124-square-foot co-op is attractive if a little plain (there's not a lot of prewar detail despite its being in a prewar building); the maintenance of $1,347 is a tad high but not too out of whack. Think this will strike a sweet spot in the market?

Here's a neat one. This three bedroom pad in the art deco building at 30 Ocean Parkway is actually like its own little house. The 1,700-square-foot apartment has its own entrance. Given what good shape the prewar apartment is in and its proximity to Prospect Park, we'd say this is looking like a pretty attractive buy at the asking price of $549,000. Do you agree?

This listing at 96 Schermerhorn Street in Brooklyn Heights could use better photos and is only for the young and agile given the precarious ladder to the bedroom, but the views and high-ceilings might be enough to catch the interest of some young whippersnapper. Of course, he'll have to come up with 20 percent of the $315,000 asking price and be ready to pay the monthly maintenance of $868, which isn't so bad considering it's a doorman building.

Co-op of the Day: 35 Prospect Park West, #14A and 15A

Tough times at the top! This 11-room duplex at 35 Prospect Park West in Park Slope began its listing life in early 2008 with Stribling asking a cool $4,450,000. That didn't happen, and Corcoran gave it a whirl later in the year at $4,125,000. Nada. So Brown Harris took the reins in March of this year with the same asking price. In May, the ask was trimmed to $3,900,000 where it remains today. Still nothing. What's it gonna take to move this 4,400-square-foot blue chip?

That has a lot to do lofty-layout and multiple skylights; the private roof deck is an added bonus. The asking price is $525,000 and the monthly maintenance is $615. Sound reasonable?

This one-bedroom co-op at 242 Baltic Street in Cobble Hill has a very nice feel to it. Open, a little modern but still characterful. Maybe the photography is making the place look better than it is, but it feels spacious and light in a way that railroad-style layouts often don't. The kitchen is also tastefully done. The asking price is $549,000 (down from $585,000 last summer) and the maintenance is a quite manageable $500.

A Couple of Sales at 90 8th Avenue

On August 25th, Apartment 6B sold for $1,300,000; the 1,860-square-foot three-bedroom originally was listed for $1,395,000 in June and was in contract by the end of July. A week later, Apartment 2A, a two-bedroom that was Co-op of the Day back in February, closed for $725,000, 12 percent less than its original asking price. GMAP

The views alone make this two-bedroom co-op at 57 Montague Street in Brooklyn Heights worth looking at. We like the large living room, too, and the common roof deck. But the monthly maintenance of $1,573? Not so much. That makes the asking price of $849,000 a little tougher to swallow.

The buyer of this co-op at 96 Portland Avenue may have to enter through the rear (no jokes, DIBS) but he won't go hungry. The one-bedroom apartment is located right above Greene Grape at the corner of South Portland and Fulton in Fort Greene. It's pretty underwhelming aesthetically—low ceilings, no architectural details to speak of, small kitchen—but is certainly in a convenient location. All things considered, though, the asking price of $465,000 seems laughably high. Agree?

This two-bedroom brownstone co-op at 99 State Street has stuck to its guns since hitting the market in mid-June with an asking price of $799,000: No price reductions here! The fact that the apartment is in a 25-foot-wide building makes the layout a little more generous than in your typical townhouse subdivision. The bedrooms are snug but the living area is nice and big and the common roof deck is a nice kicker too. That said, the asking price comes close to $900 a foot, which in this market seems high for a non-full-service building, even in The Heights.

This one-bedroom at 125 Eastern Parkway in Prospect Heights has been at it awhile: It started out with Douglas Elliman back in February with a price tag of $419,000; it was pulled after a couple of months, though, and resurfaced in June under the care of Corcoran and with a new asking price of $389,000. Seems like a nice solid prewar one-bedroom, doesn't it?

Despite the location and the fact that the apartment was recently renovated, this price would seem like a stretch for the small two-bedroom (especially given the $901 monthly maintenance) were it not for the large deck it boasts. Think the outdoor space makes the asking price achievable?
