Co-op of the Day: 224 Henry Street, #2AB

This new listing at 224 Henry Street in Brooklyn Heights looks very nice. The two-bedroom co-op takes up the entire floor of a 25-foot-wide brick townhouse. There are lots of original details and the recently-renovated kitchen is also attractively done. The monthly maintenance of $1,170 seems a tad high given the lack of a doorman or amenities, but not painfully so. The asking price of $995,000. What do you make of that? There was an open house on Sunday—did anyone attend?

Like the apt. I don't think I would have given up bedroom space for a half bath though.

Curious to hear people's comments. I live in essentially the same apt. in a comparable building not too far away. Comparing their layout to mine, I feel like squeezing in that second bath, washer-dryer, and walk-in closet would make the rooms feel a bit tight--although they are great features to have. And the renovation is certainly beautiful (if not so much my taste). For that asking price, though, I'd expect to have at least a big deck. And yes, maintenance seems high for the building/unit, although I suspect that's Brooklyn Heights' high property taxes.

I love it. I would've gone to the Open House had I only known about it, but I'm guessing this isn't on StreetEasy yet (or wasn't last weekend), and I tend not to check the brokers' individual websites as often these days.

Great Brooklyn Heights location, beautiful finishes (except for those 2 tile patterns on the kitchen walls which apparently are meant to evoke the floors), beautiful fireplaces and floors, under the magic million dollar mark, so I think it goes very close to ask.

This place is lovely. I love the layout, the inlaid floors are beautiful, built-ins. I guess Brownstoner norm is nitpick but I'm having a hard time finding something I don't like here.

OK, the price 2X our current budget...but I think this one will go close to ask. **sigh**

am actually surprised that a 2+ BR with all that space is going for under a million in BK hts...

I really like this place - very pretty, the kitchen is cute need a new stove - although it's a bit narrow

Nice looking place. I had drinks last night with a friend who is a VP at Corcoran in Brooklyn Heights and he said he's noticing that BH isn't as sought after as it was before the housing bust. He said that it used to be the 1st or 2nd neighborhood people from Manhattan asked about and now he said it's more like 3 or 4.

I think this VERY anecdotal info might have something to do with what I'm seeing as properties in BH going for quite a bit less than a couple years ago...moreso than other Brownstone neighborhoods. Clearly Wall Street has had an affect on the townhouse prices, but I guess that's all trickling down.

Sold for $948K in July 2006. 1,250 sq ft (25 x 50 bldg) per floor, so that puts the ask around $796 psf. Def not a future candidate for price chopping IMO.

Very pretty, though, as others have pointed out, the kitchen is verrrrry narrow. And there isn't even a deck, which, for a million bucks, I'd be pretty insistent upon. I'd also like to see a bathroom and am wondering if more than a baby or little one could call that second bedroom home. I'd put a murphy bed into the study for guests.

Given that entire houses are going for just over twice that in nice parts of Park Slope, I'm a bit surprised by the price tag. Anyone else? Is the market 'coming back' this aggressively this quickly?

Absolutely beautiful apartment in a primo location. Looks wonderful for a couple / a couple with a child.

I've been veering much more towards Team Bear over the last couple of years but definitely wouldn't be surprised to see this place go for ask or close to it.

Precisely what I'm thinking.

Noki, I've been looking at 2 bedrooms in Brooklyn Heights, Cobble Hill and Carroll Gardens, and this seems to be priced right. In my observation, smaller 2BRs are going for somewhat less, while the larger ones are going for $1.1 million and up. And these prices have been holding steady for quite a while.

WOW....Great place! And, I too would put a murphy bed in the study...And the kitchen is nicely done....what a perfect use of space.

I visited this one at the open house. The apartment is a beautiful jewelbox full of high-design features, and it was staged extremely well.

1) No way is this 25x50. That's the _EXTERIOR_ floor plan. Subtract 100+ for external walls and another 150+ for the staircase -- your real interior square footage is probably less than 900.


2) If you could actually finance the whole thing at 6.5%, your all-in cost would be around $80k/year, or around 6.6k per month. That is at least 50% higher than rent on nearly equivalent properties.

3) The kitchen is marginally usable by two people -- hope you are both thin.

4) The baby's room is smaller than most brownstone small rooms -- I'm not sure it is even legal bedroom size.

5) The en-suite bathroom doesn't have a shower or bath, which is annoying if you are trying to take a shower.

6) There's not much storage in the apartment -- no access to the basement or yard. No package pickup, etc.

So the only realistic use of this is either couple with 0-1 kids for a limited period of time, or an older single/couple.


The price chopper cometh.

Ha! Thwacka. That made me laugh out loud. And I was reasonably certain looking at the floor plan in conjunction with the pictures that this was nowhere near 12 to 1300 sq.feet.

Understood, useable is always less than stated gross because of common areas. But subtracting for the walls? mmmKay, that's a new one. FYI - 1250 less 100 less 150 is 1000.

I've yet to encounter a situation where renting is more expensive than buying on a per month basis, so not even sure where that thought was headed.

WTF is taking out jumbo mortgages @ 6.5% in our area?

"Current fixed 30-year jumbo loan rates are averaging 5.65% this week, down from the previous week’s average jumbo interest rate of 5.74%.

The average fixed 15 year jumbo loan is averaging 5.11% this week, down from last week’s average jumbo home loan interest rate of 5.21%."

If you could put down more than $265K, you could get a conforming loan @ 5.0% or less.

Granted, when you include the mnt/cc you're still at nearly $7K per month.

Width of stove is def pretty narrow (30 inches) but it would work for me (we are both skinny)

4)

Think you're right - IIRC from Forum discussions, 10 x 8 (size of the den) is the minimum, that one is 9 x 8. Legal or not, either room would work for our toddler.

5) & 6)

Maybe you and DeLepp can find a share in Nevada.

This is my work. Purchased a studio and 1-bedroom in '98 and combined them via gut rehab. Sold it, FSBO, in 2004. Kitchen and hallway floor is actually hand painted in a basket weave pattern - really cool looking in person. Every square inch of apt was designed to maximize functionality for our particular needs, married couple with one child. Moved out when we needed more space - ie to accomomdate more children. Decorated it ourselves.

I can verify that the basket weave pattern is quite cool, and still in very good condition. Veterans of many condo visits will note that this still has white appliances and a white kitchen, and that the granite is black/dark green and not custom edged. Likewise, the floor-to-ceiling cabinets maximize use of the space.

In my mind, the issue is how much to pay for something like this -- 6600/month for a medium size walkup apartment in a pretty but non-descript building requires a buyer who values snazz over space. But at that price (and maintenance), you could get a condo in a doorman building with even newer, snazzier features and on a less-busy street.

Or put another way: the renovation was very expensive because the guts of a 19th century brownstone had to be replaced. But the same quality can and has been built much less expensively in new construction condos. So the question is how much to pay the current owners in a market where there's plenty of similar supply.


Maybe someone is dumb enough or rich enough to buy it at ask, but long-term, I don't think it will appreciate at the rate that cheaper PPSF apartments will.

thwack, I've been looking for a year and haven't seen all that many similar apartments in the neighborhoods I mentioned. Also, I love the kitchen cabinets and the granite, and white appliances don't bother me at all, especially now that everything is stainless.

I saw this apartment last time it was on the market. Very pretty, but I was a little surprised it sold for nearly a million then. Can they do it again? I don't know. It has everything you'd want, but it's all a little squeezed in. There is such a wide gap btw the smaller 2-bedrooms in the neighborhood -- in the 600s -- and the ones like this -- 900s. I wonder

Not sure what I said to be bannished to god forsaken nevada. For an apt made for two adults and a child or dog, I would rather have more bedroom space than a half bath.

CGer: Try looking for rentals. Basically, if you think that granite and fancier appliances are worth an extra $100/day, go for it. You could live in a hotel room for less.

If someone is willing to pay cash I am sure the neighbors will put the welcome wagon outside. Otherwise don't try to go to the banks for 100% financing because they will beat you with a stick and then throw you out. DIBS this is a bargain for you. You can finally move out of BedSty!
