Co-op of the Day: 28 Old Fulton Street, #3-M

We find that the interiors of the Eagle Warehouse rarely live up to the exterior. Case in point: This third-floor studio that just hit the market asking $450,000. We like the high, beamed ceilings and the rustic painted floors, but the kitchen's a bit of a downer and who wants to climb up into that sleeping loft every night? We also wish that for $450,000 you'd get more than one window in the living room. Still, good location, especially with the impending opening of Pier 1. At least the maintenance is a reasonable $613 per month.

Yes, the lack of windows in this building are a real problem I think. Brings down the positives greatly. For me, anyway. I guess some people don't need/want much light.

It looks like it's around $700 a foot too. I guess not out of line with the area, but a lot to pay for a place with these negatives.

Umm... it's not one window "in the livingroom" -- it's one window in the WHOLE PLACE!
So, you're buying 285 sq ft living room, a big closet, and a bed pressed against the hot ceiling.
Yeah, that's definitely worth half a million dollars plus another $7,300 a year. Definitely.

I used to own in this building. Comments about the light are accurate - to a degree. If you look closely at the building you can see that the rear part was originally a separate structure built later. This part of the building tends to have many more windows and the walls are not as thick. My old 3 BR corner apartment had 7 windows, some of which looked out onto the bridge.
Also - this building came on line in the '80's. Jon's comment about the interiors not matching the exterior is certainly valid when you are talking about units that have not been renovated since the conversion. However, the majority of apts in the building have undergone renovation - to a varying degree. Therefore it's hard to make a blanket statement about the interiors of the apts in this building given that so many of them have changed.

Yes, it's a shame the interiors in this building are so odd given the attractive exterior and location.
It's hard to get much sense of the apartment here because it is so full of crap. Also, not a fan of sleep lofts personally (not practical for drunks or people that sleep fitfully).
It'll be OK for someone though. Prob goes in the mid to high $300's.

is this the building across from Grimaldi's? i'm sincerely having trouble appreciating the location. it looks like a 10 minute walk to the nearest subway (and it's the F-train at that), and that area is saturated with tourists. huge buses full of them! plus limos full of wedding parties. you're also wedged between the brooklyn bridge and the bqe, including all the traffic going from one to the other. oh well, at least you can watch the out-of-towners queueing up around the block for pizza...from your ONE window.

Etson, it's not really all that full of crap. It's just a VERY small space (with a hot platform for your bed). If you own anything, it would probably look this cluttered. Though, i guess you could just not have things... that might work for this space.

Or a 5 minute walk up the hill to the 2/3 at Clark Street or a 3 minute walk to the A/C at High Street.
One stop to Manhattan on all of them.

I have walked it more times than I can remember. I walk fast.
It's certainly no more than 4-5 minutes for a slow walker.
Think about how long 3 minutes really is...if a healthy adult can't get up to High Street in 3 minutes, they need to cut back to a pack a day.

It's still a beautiful location with incredible views. That's why the tour buses (yes, many many!) stop there.

I would say maybe 60 seconds to the A?
Or you can just walk over the bridge. imo the location is great and will be even better with the new park. But that doesn't address the other negs of this pad.

We looked at an apt in there years ago. Dark........ not enuf windows and as you can see they are small and set deep into the brick.
