Condo of the Day: 70 Washington Street, #12G

This 12th-floor corner loft at 70 Washington Street was originally purchased from the sponsor back in 2006 for $1,629,200 and has just come up for resale with a price tag of $2,100,000. We love the looks of this place (and the size—it's a very comfortable 1,737 square feet), but $1,200 a foot seems like a reach to us when there are 17 other listings in the building at an average price per square foot of about $900. To be they're not all on high floors with these views, but still...If this goes for more than $1,900,000 we'll be surprised.

I'm not a "view" person, but wow this is a stunner!!

Perhaps the price is high because maintenance seems REALLY low....less than $800 a month with taxes...?

Even if it goes for 1.9, isn't that a big deal since that's 300K more than it was purchased for in 2006...?

I thought housing prices have DROPPED in the past couple years?

In any case, love this pad.

There are 260 units total.

13 are listed for sale.

3 are in contract.

1 is for rent.

I saw a smaller apartment on a lower floor in this building. It had such an excellent layout. Loft type space with good transitions between rooms and spaces, thoughtful and well-place storage. Thee plan for this place looks excellent, too.

If I am not mistaken, that view is not protected and is threatened by the Walentas St. Ann's project. If so, getting anywhere near that $ is hopeless.

god, 1700 square feet. i can't imagine how wonderful that would be. the kitchen is really nice.

does the "home office" lack a window? is that why this is listed as a two bedroom?

(also, i'm wondering if anyone on this board can tell me precisely how long it takes to walk to the A train from here and how many cigarettes a day i should smoke if i can't make it in that amount of time?)

That could be. It doesn't negate the validity of the comment though. It would be a shame to lose the view - which to my own preferences - is the only reason to be in Dumbo.

Can't beat the views. I like the kitchen and the layout. For $2.1 million, heaven forbid the brokers exert themselves and post more than 2 interior pics.

Agree with DitmasSnark and Dumbone that this is the view i understand to be threatened. I am not a broker, much less a competing one, but have a friend in this building with this view on a lower floor. Seems like a lot of people are jumping ship in this building before the view goes... makes sense. Nice building but i would not pay more than 800-900 a Sq ft with all the Dumbo development projects lurking out there. Too bad they can't landmark Dumbo, I feel like some of the new building going up are making it look like the Upper East Side.

I do not think that 3 bathrooms for this apartment is really necessary. It seems today people need a bathroom for every person that lives in the house, plus one for guests.
Geez, we did a family of 4, plus guests and survived in 1 bathroom, it really isnt that hard.

Id rather have an extra closet that is in use 24/7
