House of the Day: 443 11th Street

This house at 443 11th Street in Park Slope may or may not be worth $1,375,000, but the lack of interior photos sure doesn't work in its favor. The three-story, three-family place clearly doesn't have interiors to brag about (it "needs renovation") but it would be nice to know whether there's any molding left or whether the bathrooms are tolerable. Without any of that info and therefore assuming the worst, we're left feeling pretty skeptical about that asking price. How about you?

With Miss Muffet here...saw this thing over a year ago, was with a different indie broker and I believe in the $1.4M range or something insane.
It is a complete wreck. My wife and I never even went up a floor it was so horrendous inside. Not even worth 500K IMHO, but I'm sure someone will go for anything under a mil in Bklyn these days.
Closing on Monday in Hoboken, and while it may not be park slope, man do I not miss going to places like this.

I believe I, too, saw this place, although I'm not 100% sure it's the same place I saw. But I think it is.
The place I saw was badly cut up, poorly maintained, and needed a complete gut reno.
There were no details remaining in the apt.
There's no garden level. (There's just a basement).
The location is not so great.
The block is not so pretty.
The price will need to be lowered significantly.
I can't imagine who would buy this for even close to this price.

Perhaps I didn't make myself clear.
I didn't say there's no garden.
I said there's no garden level.
What I mean is: the bottom level is just an inhabitable basement with a very low ceiling. The parlor floor is above that. So, when you enter the home, you go up the small stoop into the parlor level. The level below the parlor level has the mechanicals in it and is inhabitable unless you are very very short!

Such a house points me to the question how much a shell should actually cost on a per sqft basis. Assume all four walls are intact and no exterior work is necessary. Assume roof is fine as well and the beams don't need to be touched as well, but everything else needs to be replaced like windows, all systems, floor, stairs, walls, kitchen bathroom and so on. What would be the current market price?

If what all are saying above is true that it being a wreck. Price it under a million. Heck, 850-900K! After all, someone's going to probably spend close to 600K+ on the gut reno. and a year of their life going thru the trouble.

antidope, no vision problem here, just a price problem! It's a min 400k to renovate that. So I wouldn't want to pay more than 800k, a year later I'll have spent 1.2 mil and lived thru it.

my comment was a joke. just like the listing price.
pos like this coming up for hotd tend to confirm the lack of inventory thesis, no? or maybe i am missing something. it doesn't even seem ripe for reno to a single family, to be honest. so reno to 3 family investment. run the numbers...we're talking price south of southernmost limit of widget. i put in 600k earlier but am now thinking 500k.
bold prediction, this will continue to sit and rot.

Block looks pretty rough but I think this goes for close to or slightly above $1 million even as a gut reno. 18’ x 45’ on a 100 foot lot. $500k makes this an amazing custom ~3,000s/f house for less than $1.6MM all-in. Not a bad price point.

I know this block of 11th Street well -- it is not rough at all, Mr. Joist. The building next door is atrocious with that commercial gargage door, yes, but the area is prime, close to 7th Ave, and the block itself has very fine, 3-story nicely maintained row houses and trees. I'm sure this place for sale is a dump, but not the street.

i happen to own this house. first it has been on the market with betancourt and only betancourt since december. this property has been in my family for over 30 years and has always been well maintained. it has new windows front and back, new roof still under warranty, a new water main coming in from the street that i paid $7000 for that is under warranty, a new sidewalk put in last november. the building still has all the original tin ceilings in the kitchens dating to 1901, the original crown moulding and woodwork around every doorway and window, the original hardwood floors, the building even has the original shutters for all the windows on the front of the building built inside the walls. i can't believe people would go on line and lie about a property that someone is trying to sell. if your life is that boring and pathetic i suggest you get a hobby.

i am the owner of this property and the price listed is wrong it is listed for 1,295,000 which for a brick three family with a huge yard in the heart of park slope is more then reasonable.

We saw this place - total junk inside. Needs complete gut reno. I'm quite certain it started with a different broker at a higher price, which was even more ridiculous than the current one.
