Viridian Two-Thirds Rented

After a tough run as a condo development (it went bust at the beginning of the year), the Viridian has had a nice reversal of fortune recently in its new life (under new ownership) as a rental building. We passed by yesterday and saw plenty of evidence of people living there. Later in the day we heard from the leasing agent, Citi-Spaces, that 85 out of 130 units have been rented out since hitting the market mid-Summer. Not too shabby, especially considering the not-insubstantial asking prices: One-bedrooms start at $2,400 a month, two-bedrooms at $3,400 and three-bedrooms at $4,500.

Looks like we were all wrong about this one guys!!
I saw a one bedroom here for shits and giggles, not very special at all. I thought the broker (or mgmt person) was lying when they said they were having no problems renting them out.
It's also comical what passes off as a pool nowadays. yeah a 3 foot wading pool in a dungeon like room isn't good for anything except as a breeding ground for the coxsackie virus.

i meant $2400 for a freakin 1 bedroom. seriously, that is just obnoxious. that's more than a floorthru in a CG brownstone. although i guess preferences render neighborhoods self selecting. if that makes any sense.

I passed by here last Friday. If its two thirds rented out then about 85% of those renting must have some religious objection to using electric lights after nightfall based on what I saw.

What kind of concessions go along with that $2400? How many free months rent? Also, it's not unheard of for leasing agents to tell little white lies. That being said, I'm not surprised that this place is renting out okay. Greenpoint is a great neighborhood (lived there for 3 years) but the housing stock is abysmal - all really rundown railroads, so if you like the nabe but hate living in a vinyl siding tenement, this place would appeal to you. I also think that because it's easily rented remotely via website appeals to postgrads moving to the big city for the first time.

which is great if you plan on moving in a year.
i love greenpoint too - but green st isn't a 2400 dollar a month street.

I just saw an ad on curbed for a 2 bedroom at Viridian for $2995.
So the prices they are claiming are not necessarily the prices they are getting across the board, clearly. Even still 3000 for a 2 bedroom HERE? Uh, no.
I like Greenpoint well enough, but these prices make me laugh.

1.) this free months rent bullcrap HAS to stop. there should be a law against it.
2.) the prices.. 2400 for a ONE bedroom. okay.. it could work for a regular couple... but a single solo person, the average one in nyc, that would even POSSIBLY want to live here cannot afford 2400 a month, sorry, and if they could they wouldnt be living in f'ing greenpoint.
3.) jacked up prices because of "amenities". BARF. sorry, but if i want to go to a gym i'd join one, if i wanted to go swimming id go find a pool or the ocean, if i wanted a yoga room i'd go take a yoga class, if i wanna see a movie, um ill go to the movies, f*ck your stupid screening room and you just know all that will be playing is Finding Nemo anyway... cuz you know, those are the ways you meet people and interact with people... the crux of nyc living, no? if you want everything including in your own building where you dont have to leave to do anything, why not just move to a f'ing gated community somewhere?

This 2 month free rent is a way for the current owners to buy time and hope that the home values go up to the pre-crap period. Dream on. Alot of smart people sold before the bubble popped others are left holding the turds!
