House of the Day: 471 Decatur Street

When 471 Decatur Street was an Open House Pick back in June of 2008, its asking price was $895,000. Now the three-story brownstone is listed for $695,000. Though it's located in one of the nicer parts of Bed Stuy and is in decent shape, we suspect the lower price still isn't a lay-up. If we had to guess, we'd say this goes at closer to $650,000. What do you think?

"extra special professionally landscaped garden" along with that picture has to be a nominee for exaggeration of the week. Not familiar w/the area, but overall seems nice. Is the $1,300 rental income "potential" current reality for the area?

I haven't been over to that block but looks nice from Streetview. I'd say $1,300 is a bit of an exaggeration but $1,200 is probably doable, certainly $1,100.

I know this block well and it is truly beautiful. This house was most likely designed by Henry Hill, Amzi Hill son. The Hill and Sons architect believed in heavily in mill-work built-ins which I am sure this house has much of... I think 600K will move this house.

They are charging up to $1400 for 1 bedrooms in brownstones for Decatur in brownstones not nearly as nice as that one.

It's a nice house on a great block. I'd say around $650K, too. I wish they hadn't slathered white paint on every stick of woodwork, especially that pier mirror.

From what I understand this home is in contract and has been for at least 2-3 months.

$600,000 seems like a fair price for this nice middle-class house. But since this is Brooklyn, I can only assume that it is due to a very poor location.

This is a very pretty house, and looks nicely renovated too. I really like the realtor's website too, it looks like a house you have to see in person.

i think this is price right for this block. this house is completely in move in condition with a ground floor rental, which is also ideal. i hope they get their price.

This house would be over a million dollars in Ft Greene or Clinton Hill. Do you really think the further three miles west and the additional 4 minutes on the A train warrants the price difference????

Minard, Decatur is one of the most beautiful stretches of Bed Stuy from end to end. This may be "far out there" for those used to the Bedford end, but these blocks are quiet and beautiful. Most of the homes here have belonged to the same family for generations, and need some updating, but have been well cared for.

That's Bedford end of Bed Stuy. I know Decatur does not connect with Bedford Ave.

That's what I am asking those of you familiar with the area why is this nice house so reasonably priced when we know that just a few minutes away by A train the prices are so much higher, especially as I am readng that this is a really nice block etc.?

Technically all of Decatur is in Stuyvesant Heights. The original planners of Stuyvesant Heights have the boundaries between Tompkins and Howard east-west Fulton to Gates south-north. Decatur starts at Tompkins the only landmarked part of Decatur is between Stuyvesant and Lewis but west of that area is calendared. This beautiful block will be landmarked I am sure in the future. the request for evaluation has been sent for this area called the Stuyvesant East Historic District.

Montrosse, I will make sure to explore the area a bit, I admit it is terra incognita to me, though I have lived in Brooklyn forever. I think Decatur is beautiful near the historic district but I do not know its eastern stretches.
I assume that such a tightly knit community is not so welcoming to outsiders of differing backgrounds and perhaps that explains the disparity in pricing.

to me it is probably more the opposite...the outsiders are not so welcoming to that community.

That million dollar Ft Greene house would be double that and more if it were 3 more miles over in Brooklyn Heights or Cobble Hill.

I saw this house in person. It is in move-in condition. Floors on upper level slant, and stair might be pulling away from wall. I'd be sure to bring structural engineer to see what is up with that. Rental is like a two-room studio, with added bonus of large and lovely laundry room. Block is extremely beautiful, friendly neighbors. It is one block from projects on Bainbridge. It's quite large, so I'll say around $600,000,

This looks like one of Bed-Stuys gems and though not magazine perfect, it still looks very nice. Would I have painted white all over the woodwork? Probably not. I think closer to asking @ 685k.

i have a place around this area, infact a few blocks further east. i have found that being in 'east' bed-stuy is not that big an issue as is always harped on in the bed-stuy location debates.

I moved to the area a couple of years ago and have felt very welcomed from the beginning. This is the most friendly neighborhood I've ever lived in.

Naaah, BHO, my mortgage is already cheaper than renting. Any lower and the investment vultures fly in. You're out of touch. Bed Stuy is very popular right now because it's so affordable, lots of folks buying houses there now.

Naaah, mopar. Divide loss after half off by typical months of ownership (say 60 to 84) and add it to your monthly nut. That amount, your real monthly cost, is more expensive than renting. Having you compare only monthly mortgage to rent is the oldest broker trick in the book.

Historic Decatur starts on Throop. I know this as fact because I own on that block.
