Co-op of the Day: 126 Greene Avenue, #2W

We've walked by 126 Greene Avenue (at Clinton) a zillion times but never seen the interior of an apartment there. Until now. Corcoran has a new listing up for a two-bedroom apartment at the 19-unit prewar building and it looks to be a beauty. The second-floor pad has high ceilings and lots of original detail. The location and finish choices of the kitchen are the only things that don't get us jazzed. The maintenance on the 1,000-square-foot apartment is a low $662 per month. Given all that, what do you make of the asking price of $599,000?

Great looking pad. I love the square layout that I would imagine makes the place feel larger than it actually is. a second bathroom would be nice but the renovations and details look really first rate. I love that part of the neighborhood too. I would think 575 would move this apt.

Love the high ceilings, the inlaid floors, and the stately feel of the doorways and windows. Whoever dreamed up the kitchen and bathroom layout should reimburse the owners. It's all wrong.

the inside of the apt looks habitable, a lil dark tho. but the facade of that building is SO grunchy. it looks straight outta the lower east side circa 1910! havent they ever heard of a powerwash?

It's grey brick.
You can tell it's not dirty because the white corner pieces are very clean looking.

the kitchen space is GREAT - you just need to change what you don;t like in terms of appliances/counter/cabinets

The living room is really lovely. But nothing else in the apartment stands out for me. Not worth 600K in my book.

Wasder--Brownstoner says in their description that the location doesn't get them "jazzed." Is it because it's apartment buildings rather than brownstones?

Huh--rintintin--didn't notice that in the original posting. Don't know what Mr B is referencing there. Perhaps the corner location? Overall its hard to argue with it in terms of being close to transport and close to DeKalb strip for amenities. Maybe he doesn't like the fact that it is across from the Co-ops, or just doesn't like being on a reasonably busy intersection.
Mr B, care to weigh in on what you don't like about location?

RE: location. He means the location of the kitchen... i'm assuming in regard to its distance from the dining and living rooms.

not feelin' only 1 bath, and especially the layout. I'd wanna blow out the master b/r, make it into the dining room, then you'd have to add closets. And by that time you've spent way too much. Looks nice o/w, altho I got the same 1970s dirty brick vibe that rob got.

I like that the kitchen is a away from dining room. Gives the cook some space and alone time when cooking for a dinner party.

Nice. I like the flexible layout of the living room and the 2 adjacent rooms, though I'm single and looking for a 2nd bedroom for guests only. I'd prefer a 2nd bathroom, but not a deal-breaker. I would re-do the kitchen counters and backsplash, but from the pictures the cabinets look fine. I think it's priced well, too.

Layout is amusing, a railroad adapted to a square layout. Sort of like the architect wore ill-fitting shoes for so long, his feet were misshapen when he finally got some that fit. But I always appreciate windows running along the long length of a living room and dining room joined by French doors to maximize light and space. And a separate kitchen. Parents can sleep in alcove off LR and kid can have real room -- why not?
Kitchen and bath were probably semi-adorable with their original cupboards and subway tile. Could be cute again if cupboards were made custom for the kitchen space. Imagine marble counters, white wood cupboards reaching to ceiling, subway tile, freestanding stove. Pricey though.
Also the look of the whole place would be vastly improved with better-quality paint.

I love this so much. Love the way the layout gives options, love the prewar, love the location (of both the kitchen and the apartment). I think it will go for asking and I wish we had it.

I have often admired the bricks on this building. They are very horizontal in appearance -- wide and short -- quite unusual, in addition to being a really pretty grey. The marble trim sets them off beautifully. The photo does not do them justice.

I think this is only the 2nd time in about 5 years has an apt come up for sale here. The last was an estate wreck but with vision and deep pockets I'm sure its beyond lovely now.

I think this will go for more than the asking price. One of the few well priced true 2 bedroom apartments I've seen in a while in the area. Nice looking building from the outside, and good location. Kitchen could be fixed relatively easily with new countertops, backsplash and a paint job. I'd use the small bedroom as the dining room and the other two as bedrooms.

Nice. But I have a question. Why do two of the chamber/not chambers also have pocket doors connecting them to the living room? This wasn't originally only a one bedroom apt., was it? Was it just for flexibility from the beginning? Normally it's clear when a dining room's been converted to a bedroom, but here there are two rooms like that.

We looked at another apartment in this building in early 2000. Absolutely stunning apartment, beautiful floors, very well-kept. The seller was moving to another apartment in the building. The common areas weren't great, but the apartment itself had wonderful details. Just not the right set-up for our family, unfortunately.

This place will certainly go for well above ask... it's magnificent. All those details, its location in an amazing neighborhood in the best city in the world. Worth every penny and more! Great investment potential, indeed!

Another question if anyone's still among the waking. The ad says northern and western exposures. But the two major window walls are parallel to each other -- therefore can't be north and west. Does anyone know what the exposures actually are?

aj: I used to own in a pre-1900 building and we were always being cited for things that had already been grandfathered in by DOB itself! The co-op still had to fight to get the violations dismissed though.
Anyway, you made me curious so I checked it out. Most of the violations are between 5 and 30 years old. What does a 30 year old "active" violation mean? I think it also has to do with building size. This building is big for that timeframe.
In general, is it naive not to check violations when you're buying? I sure didn't do it on my current building - until now, and we have more!! (but also going way back, phew :)

Nomi, if you check out the floorplan it looks like there are windows on every side of the apartment, depending on the room. I can tell from the view from the dining room that the dining room/chamber and living room have a northern expose onto Greene Avenue.

This place was really dreary and dark. Northern light from the living room windows. Windows in the kitchen/bedroom etc all face brick walls. The rooms are really small and in no way can be considered a true 2 bedroom.
Definitely not worth the asking. It should be going for $475 - 500K.
