Condo of the Day: 689 Myrtle Avenue, #1G

This two-bedroom condo at 689 Myrtle Avenue is slightly unorthodox but, at 1,644 square feet, it's also pretty darn big for the asking price of $575,000. Still, it's kinda in the middle of nowhere and the finishes are pretty blah so it's hard to say. When the building went condo in 2003 this unit went for $396,000, so the seller has a little breathing room to work with. What do you think it's worth?

That is one of the ugliest places I have ever seen. To complete the cranky thought, why or why do people use that cheap Red oak B, where you get the dark brown boards mixed in with the white ones? You start out with a shabby looking patchwork on the floor when the place is brand new just to save a couple of bucks -- it is not much more expensive to get select. I see that and I just assume other hidden things are shabby and poorly constructed. And it is in the middle of nowhere.

I saw this place back in 2002 when it was under construction. It was a big box with a mezzanine that was open to the living room, so lots of space but no separation. At the time, I thought the $387,000 or so they were asking was nuts. I would have been interested then for under 300g. To advertise it as a 2 bedroom is dishonest. And I still think $300,000 should be the right price.

Donatella just reminded me that the nail in the coffin for the entire development was driven in when we went back to the sales office/model apartment. The banister of the staircase was set about half an inch away from the first 2 steps leaving a triangle gap at the bottom of the stairs. Then I looked at the floor, and there were gaps everywhere near the baseboards. I just pointed the bits to my husband, and we left.

From what I've learned from the fine folks on this blog... I thought it was all about LOCATION and "detail" -- not size!?
So, I'm not sure how the comment "it's also pretty darn big for the asking price of $575,000" can be a legitimate comment.
I'm not being snarky. I honestly thought this is what I've gathered from the collective wisdom (bears and bulls, alike). So, given the *location* -- I would find it hard to justify $575,000 for ANY size... or am I off-base?

Any guesses on the ceiling height in that mezzanine/faux bedroom? If it's of legal height, why would the builder not extend the floor to the window and wall off the other side to make it a real bedroom? Or am I expecting too much?

i live on this block and i take offense to the 'middle of nowhere' - but alas, i suppose it is a bit off the beaten path and mainstream radar, which i welcome and why i suppose i live in this neighborhood. i've walked by this property a couple hundred times and i've wondered what the units went for. now i know and 575K is way, way too much.

sorry....my defination of the middle of nowhere is determined by proximity to public transportation. It is in Bed Sty border Williamburg, and you would have a hike over to the G Train on DeKalb (think winter, think ice rain, dark) or a real hike to the A/C. It is the middle of nowhere in a building uglier than original sin for over a half a million dollars.

If you're a hike from any train and the train on your hike doesn't leave the counties regal, you need to be getting a deal. $575K is not that deal.

I won't argue with the negative comments about aesthetics or the asking price, but if you're going to insult the location based on the distance to the train, at least check a map. The G doesn't even stop at DeKalb. This condo is in between the Bedford-Nostrand and Myrtle-Willoughby G stops, and each is about five blocks away. If that's a hike to you, I'm concerned for your health.

gingerly, agreed - also to a previous post, it would be somewhat insane to walk to the A/C once you're down there. that would take you nearly 30 minutes or more just to walk to the train. it would be wiser to walk 7 mins to the G and transfer to the A/C at Hoyt-Sch.
i'm smack in the middle of flushing ave and myrtle-willoughby G train stops. the walk from my apartment to these stations is usually pleasant. though i will admit that it's not as kush as having a train right around the corner. though i bike just about everywhere [to + from work, when i go out, to the grocery store, etc], so again - i dont mind the location [in terms of the proximity to the subway]. and the value of my apartment is 10x higher than other places i looked at in prospect heights at my price range.

Why does this count as the middle of nowhere? It's close to the train which admittedly is the G but that's a quicker commute to Manhattan than living in Park Slope. And it's a short walk to the business district of Myrtle Ave which is full of restaurants. And a short bike ride to the East Village. So how is this nowhere?

2 bedrooms? Um, I don't see any bedrooms. I see a room with no windows (can that legally be considered a bedroom?) and an open loft space with a bed in it.
