Brooklyn Sales: Under a Million

Some of the sales recorded last week that went for $1 million or less:
$250K or under: FLATBUSH (?)
759 East 10th Street, #7J; Price=$175,000 GMAP
It seems like this co-op probably falls within Flatbush's boundaries, but its listing called it Midwood. The 2-bedroom was first asking $219,000. Closed on 10/23/09; deed recorded on 11/5/09.
$250-$500K Range: EAST NEW YORK
585 Sheffield Avenue; Price=$390,000 GMAP
This 3,300-sf house was listed for $455,000 in April, according to StreetEasy. Entered into contract on 8/28/09; closed on 10/27/09; deed recorded on 11/6/09.
$500-$750K Range: BEDFORD-STUYVESANT
747 Hancock Street; Price=$609,000 GMAP
When this property was an Open House Pick in June, it was listed for $699,000. Its listing described the 2,940-sf 2-family as in "mint condition." Entered into contract on 9/24/09; closed on 10/28/09; deed recorded on 11/5/09.
$750K-$1 Million Range: FORT GREENE
One Hanson Place, #12H; Price=$945,000 GMAP
According to StreetEasy, this 1475-sf, 2-bedroom was first listed for $1,222,431 in May '08. The price was reduced to what it sold for this August. Entered into contract on 9/17/09; closed on 10/30/09; deed recorded on 11/5/09.

I am comfortable with calling that Midwood... it's only a half block north of the choo choo train tracks. It's a lot better than Park and New York Avenue being called "Prospect Heights" or 3rd Ave and 28th Street called "Park Slope."
But that price is very palatable. What were the monthlies?

There is anther one for sale in the same building. No mention of the maintenance cost though.

That's a very solid price on the Bed Stuy house, given the somewhat Easterly location. I guess it was really "mint" as they said. Prices are holding up there, I mean.

I have to agree, mopar.
But it is kind of funny. Just as I didn't understand paying double the price of my Stuyvesant Ave house for a place in Ft greene, I'm hoping it remains the case that mine is still worth $200,000 + more being just two blocks west of this one. :)

Those are two long blocks west DIBS. I think that's a very solid price for the Hancock house.

Dave if yours is $200,000 + more, than i guess mine would be $400,000 + more from the Hancock House, considering my location is more prime than yours (closer to the subway & in landmarked stuyvesant heights). LOL

I think it's between McDonough & Decateur. My Sycamore just dropped all its leaves and I'm so happy it's been windy the past 2 days!!!
What's going on with the big Victorian house next to AKwaba B&B? I see the permits up but no activity. That house is truly spectacular.
Looks like the Bates mansion from Psycho.

DIBS - that house is owned by Crystal of Brownstone Books. As far as I know they have been living/working through the construction. the house needed alot of work, no plumbing or electrical system to speak of. There family was featured in a NYT sunday real estate write up a few years back. You can probably find the article in the archives. The house is actually kind of small on the inside.

I did see the article and thought they were still living there.
Did you know that Cicho fromSaraghina is opening another restaurant...in the space barabara used to have her clothing jewelry store..on Halsy across from Solomon's Porch..some sort of bistro and I think mostly fish/seafood.

mopar...the lease on that bodega on my corner is up in about 2 years...we're gonna make something nice out of it...same building as this new Cicho restaurant will be in.

Well, actually, it's a few other things too. Like, say, beautiful hardwood floors and finishes on your side of the neighborhood! Cheap pine on mine.
