Seven Windows To Go at 184 Kent Avenue

Two bits of news about 184 Kent, the Cass Gilbert-designed former warehouse on the Williamsburg waterfront currently in the process of being converted into rentals. The good news: All but seven windows are now in on the southern facade, suggesting that the targeted opening date of January 2010 may be realistic. The bad news: The spoofy hipster dating site sponsored by the building is inexplicably still live.

Cass Gilbert certainly had a wide range of styles. This spare place couldn't be more different from the neo-gothic super-embellished Woolworth building.

I like it too, very clean. I think the developer has done a nice job of maintaining the facade and putting in appropriate windows.

Looks like a jail to me. Very institutional. Then again I haven't seen it in person yet.

I like the dating site. I think it's an appropriately irreverent and funny send-up of "hipster culture."

The building is amazing. I passed by there the other day...January may be possible, but while the facade is taking shape, it doesn't look like to much is going on inside (from the street, you can see from the front lobby alllllll the through the building to the river....it looked like a complete war zone).

The rent is going to be outrageous at these place - and they'll get it. The rental market is incredibly strong in North Williamsburg right now.

there used to be the best parties in this building. also, there were a few nicely done up loft apartments that were kept by some of the agencies for visiting models.

oh, and the rent was pretty outrageous in this building when the apts. were pretty raw and chopped into narrow hallway like spaces with windows at one end. so yeah, this is going to be the premier rental property in the area.

Proof that anything old gets the Brownstoner nod of approval...this is the one of most non-descriptive uninteresting buildings around, and if it was being built today everyone here would be moaning how ugly it is.

it is industrial architecture (both in purpose and in construction, as it was a poured concrete structure). while it is not ornate, it has certain details, like the window placement and the curve at the top of the roof, as well as its sheer scale, that indeed make it stand out. it also has incredible unobstructed views as it juts out into the river.

Molehill - what were the rents back in the day in this building?

Based on what I've seen around the nabe lately as far as new construction rentals go - I bet they will ask at least 2,600 for a 1 bedroom.

I looked at a place there in 2000. it was about 1200 sq ft (about 14'), just a big open loft, and they wanted $2500/month. and it was pretty much a raw space with a very simple kitchen with shelves (no cabinets) and a bathroom. the only comparable rental property I can think of is the one on driggs between n9th and n10th (500 Driggs). the location isn't as cool, though some places have views, and I rented a 900 sq ft. 1BR in that building a few years ago. the guy who took it after me paid $2600/month.

stuff rents fast in WB - too lazy to get stats on this, just anecdotal from watching move ins and what investor buddies tell me about renting out their apts.

the building on N.8th & Roebling that was condo but went rental, appears full or close to full.

the size of the apt will come in to play for pricing, but dirty is probably close. know people paying more than that for one beds, but those apartments are fairly big.

a friend just looked at a place last weekend that's about 600 sq feet, and it was listed at $2600, and that place wasn't new, but was on bedford.
