Sorry if this has been discussed before, but I've got a question. RE: the city buying failed/stalled condo developments and converting them into affordable housing - How is this supposed to be worked out? Is it being proposed that the city pay these developers their current asking price for the condos that are finished and not selling and then the city sells them to folks at a discounted rate? If so, is there any concern about the city essentially losing money here? (I know, I know, affordable housing is important and money isn't always the primary focus, but everything is a business.) Or, is the city to buy these finished units at a (relatively) deep discount and then sell them off as affordable units? If the latter is the case, what about that 'price floor' I've heard some of you talking about (what the banks will allow the developer to sell for)? With regard to the stalled developments that remain unfinished, is the proposal for the city to step in and make a loan for the $$$ necessary to complete the projects and then as a condition of the loan make the developers sell all or some of the units as affordable? If so, where is the city to get this $$$? Selling bonds?
(To anyone who is kind enough to answer my questions, I beg of you to do so in *plain* English and not technical terms...I am so not a finance/numbers person. If I were a man I'd have to get naked to count to 21!)

im reading a book called the notebook girls (bought it at a stoop sale this weekend) about 5 prileged girls from stuyvesant high school who all write to each in in letters and stuff in a notebook for a year. reading their stories and about their lives makes me want to rub my eyes with jalapeno peppers, yet im oddly intrigued by their stories of getting drunk, stoned, and laid. the book is a bit large format and i do my reading on the train and i must say it's a little embarrassing reading this book because it's all in their original handwriting (typical white girl bubble letters and stuff..) why do most girls automatically have that ridiculous hand-writing btw?! the funniest thing ive noticed is almost all of them complain about being over weight but there's all these pictures of them shoving their pieholes with potato chips and sodas, and they all write to each other, and say omg blah blah you SO ARENT fat!!! but there's one chick in the group who actually IS fat and no one tells her she isnt or consoles her about it hahahahh.

i dont want to cause permanent corneal damage snappy. just enough to lull me back into reality. i've had my eyes rubbed with a specific kind of small jalapeno pepper once and i fell to the floor screaming and crying and literally i was HOWLING i thought i was going to be blind for ever. one of the most traumatic events of my my 30s.

Snappy, I'll take a stab at answering your affordable housing question: it depends. I think each project will be individually negotiated with the respective lenders and developers, i.e., if a building was supposed to be condo but the bank is getting a decent enough return as rentals, no incentive to negotiate with city, but if the bank thinks they will need to foreclose, then they'll talk. Seems possible that a bond issue could help finance any acquisitions.

snappy are there really that many luxury condos going to be turned into public or low incomce housing? i cant imagine. but it would be a weird social phenomeonon that if it does happen stainless steel and granite will become associated with low income living, much like parket floors has had low income stigma attached to it for years now. life is weird. personally i prefer plain white laminate (what are those things you keep dishes in? my brain isnt work right this morning and im blanking on what those are called... they above the sink and stove andstuff)

An average size bathroom with average finishes will run between $8,000-15,000 (5K is on the low end), depending on the fixtures and tiles selected.
After removing the old wall tiles, make sure the contractor takes down ALL the walls and installs Cement Board NOT Green Board (not waterproof). If you live in an older home and want to go the extra distance, you should inspect the plumbing branches to make sure they're not rusted or need replacing. Cause now would be a good time to do that; while your walls are open.
Also, if this is a heavily used bathroom, while your floor is open, you might consider radiant heating.

DIBS, I prefer an operating skylight, but regardless, no way I'm skimping on the quality of it. That's the only part of the reno I really care about. I love skylights! Mrs C can pick everything else.

Well, you didn't say you have a skylight. Is it a new opening or does it exist and and you're replacing. New openings ain't cheap!

What does this mean? I'd ask for an 'add alternate' to replace all wall framing and sub-floor if needed, so you're not surprised after they open up the walls.
Actually, I think it should be replaced. If you're saying the bathroom is old, then so are they. It shouldn't be up for negotiation.

What does this mean? If you're using this heat pipe to heat the room, make sure they install a grille cover. And what kind.
If the quote is not broken down by trade, I'd ask them to break it down. It's kinda hard to see what you're paying for each trade, ie. plumbing, electric, drywall, etc.

As long as they don't sleep/slump against me on the train I'm cool with it.
I tend to get a little overly feisty when they do the sleepy slump on me. One time after forcibly shoving a guy off me twice prior just as he entered into the full drop I stood up suddenly and he tipped all the way over, hit his head on the metal bar (arm rest) on the side (I was on the very outside seat). I laughed so hard.

Years ago I was on a relatively empty train and sat across from a chick I could tell was high on heroin. She had the signs - slightly puffy face, slightly swollen hands. She was also very good-looking. She was nodding out, and rocked back and forth for about 30 seconds before falling straight off the seat and onto the floor face first. I helped her get up and put her back, and she started nodding again. I got off a couple of stops later and as I was leaving she fell onto the floor again.

Every group in the world has their criminal element, their lag abouts, their less than stellar representatives. They are always a small, small percentage of the whole. It is foolish, and xenophobic to take that small percentage and base one's opinion of the whole group from that. Unfortunately, it's done all the time, usually accompanied by horrific stories about what some people have done.
No group has a monopoly on either goodness or evil. We should all be judged by our individual actions. Someone is not a thief, a thug, or a lazy bum because they belong to one ethnic group or another. You'd think by now, we would have gotten past all that.

Joe- you know maybe one aspect of it. For 2 summers the organization I worked with did programs with Chinese teens. We spent time working with them, politicians, parents, community leaders. They told us the problems and part of the program was helping them come up with ways of addressing it. Some of those parents worked in sweatshops- horror stories are real, but overall the Chinatown community is like any other ethnic community. It has problems, great people, hard workers, activists, fascinating culture and pride,criminals- in that, it is no different than any other. And from what I saw of the 150+ kids we worked with- everyone should grow up with that sense of respect for family and education.

i went white trash supermarket shopping last night and bought a bunch of frozen food on sale. like hot pockets and stuff to bring in for lunch. ive never had a hot pocket before. they seem really small for how many grams of fat are in those things. but they were on sale and easy to stick in the microwave. one thing i will never eat again. i bought a family size (whatever that means!) box of frozen mac and cheese, it was pretty big and a good hearty meal, i thought, but it had no flavor. the cheese was runny and tasted like h20 and i swear most of it was not macaroni noodles, it was half filled with what i HOPE was just breadcrumbs? it laid in my stomach all night and i totally barfed half of it up this morning :-/ sometimes you really do get what you pay for. do supermarkets usually put stuff on sale when it's really bad?

MM, you know i was thinking about the other day, which got me to thinking about something that i think would be a lot of fun. if anyone here has a big fridge box can i have it? i was thinking about shellacking it to make it sturdy then painting it on the outside, making a flap in the front, putting in the floor in my bedroom and fill it with soft pillows and sleep in that at night instead of on a leather sofa. i could put the flap down and sleep away. i think my dog would come in to nap with more if i had something like that in my bedroom to sleep IN instead of sleeping ON. i think it would be fun and a change of pace without having to resort to a bed. there is something about proper beds that annoy me or something, so a big fridge box would be a great alternative, to say a futon, something i also dont like mostly cuz they arent really that comfortable.

I think you may be taking man cave to a new direction, or creating homeless chic, which may make you rich in a whole new career, as twisted as that may be.
If you want to create a bed like that, you could get a twin mattress, or a small futon, both better for your back than pillows, put it in the corner of your room on the floor.You could hang a heavy curtain, or fabric above the mattress, on the wall, and swag that over to a rod about 4 feet out, and then down to the floor. That will give you a Beduin, lean-to tent kind of thing, which would give you that cave. That way, when you need the room for guests, or whatever, you can break it down and move everything out of the way. It could look really cool, with gypsy like colors, lots of big pillows, etc. Wouldn't cost that much either.
Or you could get a box......

Let me jump in here to try to resolve this, as I might be able to speak to Joe on multiple levels.
I think I know what is irking Joe,as I come from the same areas that he does. It is a fact that there is a bad element of Chinese in some parts of Southern Brooklyn. Want an example? The guy who lives next to my father illegally converted a 2 family house to a 5 family, which turned out to be a literal fire-trap. He used all illegal labor, and some of these apartments housed illegal immigrants who were being held as virtual slaves. It caught on fire, and that fire burned out my parent's home. My folks, 85 years old and with my never-did-well brother still living with them, were forced out on the street. Of course, the owner who did this escaped any liability, and is now onto other "ventures".
Having said that,I want to now talk to Joe, who I believe is Italian-American like me, and from southern Brooklyn.

This element of Chinese you are talking about is a very small minority. I know that it can seem large if one is talking about Ave U - I know that scene too. However, please remember that we Italians were long smeared in the same way (and it still happens on certain days on this very site). I grew up in Bensonhurst/Gravesend, and LONG bristled at the yuppie idiots who would casually assume that anyone from that environment was some type of gangster or racist. I'm sure you know what I'm talking about. Don't make the same mistake here.
I work in engineering, and I can tell you that if it were not for Asians, the US's engineering know-how would long be decimated. You seem like a good guy - don't let the scene on Ave U spoil your view of an entire group of people.

ENY and Snappy, I know and I'm ambivalent about this. This is the hardest thing for me to get over. It's so difficult to reconcile voting for someone who overturned term limits that were voted in by the people. At the end of the day I just have to do what I think is best for the city given the extenuating circumstances we're dealing with. The game is much different now and I think many people who voted for term limits would rethink it now had they realized the situation we would be in. I have to think about what I believe is most needed right now. IMO, it's Bloomie more than Thompson.

It did, in fact. I used leeks, extra onions just because, carrots, a little celery, a little garlic, bay leaves and thyme - also extra because I love that! Oh, and I added a little cognac, too when I deglazed the pan.

Sorry Joe- as a member of one of those groups, I really do have to say its only a few bad eggs who post that stuff and they get pretty much dumped on. I don't think anyone could accuse me of not being overly sensitive to bias comments and I can still say some people find it where it doesn't exist and take mighty offense. Now you're coming right out and making it a white vs everyone else issue. It doesn't get plainer than that- and whether or not some of us do or don't speak out- it doesn't make you right. Prejudice is ugly and painful-it doesn't come with a priority list of right and wrong. It's all wrong. G10, I think it's an american thing.
In the UK, the second generation chinese all have pretty normal non-controversial names. Maybe the parents wanted the kids to fit in as best they could.
This is in stark contrast to Hong Kong where people seem to compete to choose the most outlandish names for themselves (I think DIBS has discussed this before).
My parents did give me an english name but it's not on my birth certificate and it never stuck - I go by an anglicised version of my chinese name. Same for my brother but my sisters do use their english names so I'm scratching my head about that.

Yesterday I placed the rose between sheets of waxed paper and placed it in a heavy book with a bunch more heavy books on top. How will I know when the flower is fully dried out? Will the petals change color/fade? Will they just be hardened? I just peeked at it and it is already flat, but I'm wondering how to tell when the drying process is complete.

I would try to leave it alone for a solid week, it kinda depends on how big the flower is. A bigger flower could take a couple weeks! Wax paper is good, did you put a layer of paper towel in there too? It will help absorb the moisture and wick it away from the flower.

so Benson, did you see (and maybe already commented) on the article last week in NYTimes (I think) regarding NY state and wind power more specifically in western NY ..something about NYState requiring certain amt of renewable energy but heavy resistance to building power lines thru upstate to bring the electric from windmills down here to NYC (where is needed).
Does not sound like special few upper crust owners off coast of CapeCod or Hamptons ..but general community opposition to power lines.

Kens, it varies. I started using the english name during my internships in college. my supervisor told me my chinese name was too gender neutral sounding hence suggested I use my english name. Friends I grew up with calls me by my chinese name (a few has pivoted recently to the english name as they hear my wife use it during gatherings), friends since college use my english name, wife uses english name, work english name.

My Chinese name is Lin Da Wei in Mandarin and Lam Dai Wai in Cantonese.
I went to a catholic high school and had Brothers of St Joseph. One of them had a nickname for me based on my hair (you've al seen the HS pic) and it started with "n." That's all can say.

O.k., I have a funny story. It's about a cat kinda but, it's sorta topical to today's discussion...
I worked with this blonde haired blue eyed girl who's boyfriend gifted her with a little black kitten on Halloween one year after she'd been complaining she wanted a cat. She named it Spooky, you know, after Halloween and all. This was back when she lived in Indiana.
Well, She lives in Harlem now. Her cat climbed out on the fire escape through the open window. So picture the whitest of all the white chicks on a fire escape in Harlem yelling "SPOOK, SPOOK, GET BACK HERE SPOOK !!"
She said at the time it never even dawned on her that this could be problematic. She was just so panicked about getting her cat back!

In common with many chinese families, my brother and I have the same first name (different middle names). So growing up, to avoid confusion, people would call me "Big " and my brother "Little ". Some people that knew us growing up still call us that except that my brother is now 6 foot tall.

I had told THL that we call one of my brothers "Cracker". Apparently there was a toy in the '70s called a Cracker Box that made tons of noise. When my brother was a baby, all he did was howl and cry, so my gramma started calling him Cracker Box. With regard to Chinese/Anglo names. My friend once told me that she picked a name she liked out of a book she used to read growing up in Hong Kong. She said that most people that came over and changed names usually just picked one that they liked.

Seeing as most names have interesting menaings and derivations, how do you equate a Chinese name with an English one? I mean- yes, when they refer to characteristics, but what about names like Maude, which is a derivation of Magdalen? I can see how the names in my family were Americanized- except for my mother's. Her childhood Russian name bears no resemblance to the name she had here.

Ohh, missed some good stuff. In relation to past stories, one of my roommates from college was born in Hong Kong. When her family came here she picked her English name, as did everyone else in the family. She was around 11 or 12, and picked "Emily" because it was a pretty and delicate name. I wonder what some of us would be called if we got to choose our names. Unfortunately, what we may choose at 12 may not be something we're too happy with at 40. BTW, Emily was a perfect choice for her.

I used to have a wonderful black cat named Ladybug when I lived in Bed Stuy. She would take any opening of the front door as an opportunity to escape. One day, I was laid up in bed with the flu, and my aunt, who lived across the street, who hates cats, let herself in to bring me some orange juice, and check up on me. Bug ran out of the house, and ran straight up the tree that was in the front yard. My aunt, who's language can make a sailor blush, was yelling at the cat, "You black bitch, you better get back here". One of our neighbors, who was a really pitiful crackhead, was walking by and said, "Miz J, why are you yelling at me?" I think Bug took that opportunity to run back inside, and my aunt was speechless for one of the few times in her life.

I've never done the flu shots. Did have flu 3 and 1/2 years ago and is miserable but you get over it.
Most people use the term too loosely...cold with fever and say flu. Real influenza is seriously debilitating. High fever, can't move, no appetite and last for days. Weak afterwards. I had no sinus congestion but some people do.

ha - I went to a progressive private pre-k/Kindergarten in Jackon Hts, Queens called the "Garden School" in the late 70's-80
and I recall making a Turkey using a hanger and pantyhose - probably not the safest of materials now that I think about it - but whatevs!

This bstoner website is a microcosm of the class struggle that is on going in the rest of the country. I am not attacking you, I just think it is highly irresponsible to be dispensing investment portfolio advice over the internet, particularly when you are telling people to move in and out of the market. That is risky stuff that not even the pros get right most of the time. The issue of people's retirement savings is very serious sh$t, and to flippantly advise them to engage in market timing makes me question your motives and/or maturity. If you had any experience, you would know that portfolio management depends a WHOLE LOT on a particular person's risk tolerance.
If you timed it right, good for you. Enjoy your success. If you think that entitles you to dispense portfolio allocation advice over the internet, you are sadly mistaken.

I am not giving advice.. I charge for that.. I am adding my two cents.. I do it because I feel people should know.. Most people work day jobs and have no time for the market.. They place their 401k s and let the so called pros do the work for them... But what you and others don't realize is that these pros don't care about your performance.. They care about their commision.. They need people to stay in the market to keep earning their commision... I have no motives because I do not look to make any money from my comments about the market... As for experience, I have no experience in taking a big hit in my portfolio... My comments about the market usually are made to help people.. I don't like to see people get used by the Machine..

Well, I appreciate what you guys are saying, but for the average gal like me, it's not helpful. I just don't have the understanding of the markets or how to move stuff around or when. It's greek to me. Call me a moron, but really, popping money into the 401k and putting money in a mutual fund and cash account is about the MAX that I can absorb. I'm just not going to sit here each day looking at what this fund or that fund or whatever is doing. And I don't think I'm that different than most people. Or maybe I'm worse off than I think.
Mostly, I ignore what you guys say because it just the 5 or 6 of you talking to each other. It does me/average person no good.

Again I'll tell you that you are not talking to some kid. I've been in the market for over 25 years, and done quite alright for myself, thank you. I've got enough victories and defeats to have some perspective on the matter. I don't need you to tell me what I don't realize about the Street.
Secondly, you did more then "give your two cents". I'm in sales, and when I hear a guy say "If you would follow my advice", I know a pitch: a guy trying to build a following.
Thirdly, your whole premise is full of it. You're trying to make me believe that moving in and out of the market doesn't involve substantial transaction costs? Who keeps Wall St. busier: you, who constantly buy and sell stocks, or me, who buys and holds? What do you think I was born yesterday?
Finally, you still missed the most important point: to advise anyone about portfolio allocation without knowing their risk tolerance and age shows me that you have a lack of experience in investing.
Post all you damn please, and I'll call a snake oil salesman when I see one.
