For the price I would expect the 17th street house to have a snazzier kitchen.

I had the same thought about the Windsor Terrace house, which I liked otherwise, though it seems priced too high for the amount of space and the location. For my money, I think the Prospect Heights house has potential - and I love the 130' deep lot.

CGar, you go buy it and I'll be your quiet reliable tenant

the bedford house is in south midwood - not ditmas park, which is quite a different 'hood. someone could not have possibly thought those white appliances blended well - it must have been a close out sale.

368 Park Place has been on the market for well over a year....I would bet that there is some room for price negotiations

Kitchen, smitchen. The bedroom floor of the WT house has just one bathroom--and it's ensuite, as DIBS would call it. The non-masters have to go to the parlor floor to poop. For 1.4M, I say No Thanks.

Just serious inventory.

Is every house in the desirable school zone in Park Slope priced at $2.6 million? Or just the fancy ones? Seems like that's all we've seen for at least a month.

Note to Realtors:
Stop dicking around and price your inventory right!!!
These are all ridiculously high. 17th Street being the worst offender (approx. $900 sq. ft.)

Mopar, they pricing it in anticipation of wall st massive bonuses. hey, doesn't hurt to try
Posted by: more4less at October 23, 2009 2:04 PM
shillstoner does have a point. ensuite master baths ONLY work when there is another full bath for the other bedrooms. Goes without saying.

i have different issues with the 17th street house. sharing your bathroom on a floor with your own kid isn't a big deal. someone can always go to another bathroom, and our kid bathes at night and not in the morning anyway.
also, I think that although the basement is not "liveable" space it is useable space. how ever much storage it provides is worth something for sure. also, if the laundry is down there, then that's good too.
my main beef is the flooring. is that the old sub floor? i had an old apartment with that once, and it was loud. the people below me were constantly complaining even though i had rugs.
also, overall, doesn't look like much has really been done? no working fireplaces, radiator heat, no central air, and old appliances.

Can you, um, post some open houses for, um, not rich people? Can't afford any of these.
Posted by: noodlemanias at October 23, 2009 3:44 PM
I don't mind sharing a hall bath--but I don't want my kids going through my bedroom to pee in the middle of the night.

I'd also like to see more Open House Picks in the Under 800K category.
How about doing a Poor (Wo)Man's Edition alongside this one.
Posted by: Tara in the Slope at October 23, 2009 4:05 PM
Yes indeed...there should be po'man's version!
Posted by: Yllebdael at October 23, 2009 4:09 PM
I agree.
Brownstoner has a sales-under-a-million thread.
How about adding an open-house-under-a-million thread?

"I'd also like to see more Open House Picks in the Under 800K category."
Give it time.

Oh, these are all very reasonable prices. The market has really taken a turn for the better, huh?! Oh man, I have to talk to my broker and see if I can make some of my assets liquid -- I think I might have to make an offer on one of these beauties! I'll offer 5% below ask for fun.
Me and my cats would be so happy. Great places to come home to after a long day at Deutsche Bank.
I'm going to tell my friends about these places too -- that Windsor Terrace place looks perfect for a creative professional!
(Oh, god it hurts... do you folks actually have these thoughts?)

"Great places to come home to after a long day at Deutsche Bank." You are funny, tybur6.

Just want to add my voice to the growing chorus of the frustrated who want to see house picks under $1M.
Posted by: househunt at October 23, 2009 5:39 PM
ridiculous nonsense. ridiculous prices. how long can this charade go on?
Posted by: Minard Lafever at October 23, 2009 9:08 PM
Would most realtors even bother with open houses for properties under a million?! They can't even be bothered to check the grammar and spelling of their websites... never mind sit around for a half-day wasting their "precious time."
They have a commission to "earn" and they are going to do it with as little effort as humanly possible!! Economy be damned!
Posted by: tybur6 at October 24, 2009 4:49 PM
I've gone to plenty of open house for properties under a million, well under a million. I've also met many brokers who work hard and "earn" their commission.
Posted by: Nomi at October 25, 2009 1:24 AM
Nomi... of course I exaggerate. But the schlock that many brokers throw out there as acceptable is a terrible thing. But it's very reflective of the Brooklyn (and NYC) real estate market as a whole.
The "market" is still willing to pay absurd prices for mediocrity... and the sellers are willing to work with completely mediocre brokers. The latter is far easier to remedy and it's shocking to me how many crappy realtors are still allowed to operate.

Midwood seems fairly priced, from what I saw of that market. Prospect Heights and Park Slope, a stretch but at least not without precedent. But Windsor Terrace folks must be smoking mad trees. It's a cute house, very pretty, but small. I guess they are hoping someone falls in love.
Posted by: gidgetgoesbrooklyn at October 25, 2009 3:59 PM
Just thought I'd mention some recent Flatbush insanity - PPS 50s split level on the market for 1.2 million? Fugly as sin, at least the exterior photo. Who would pay 1.2 million to live in PPS for anything other than a Victorian home dripping in character? I would have thought a house like this would be $650k....
