House of the Day: 295 Pacific Street Revisited

295 Pacific Street was on the market for a month last January, during which time it was featured as a House of the Day. Despite the Boerum Hill location, the 14-foot-wide house did not find a receptive audience for its $1,899,000 asking price and the listing was pulled. It just re-emerged this week with a new, more market-friendly price tag of $1,595,000. Think it'll fly?

Worst Floor Plan I've seen.

- In the rental, you enter into the bedroom.
- Parlor floor has a toilet tucked behind the stair but no sink
- No Bathroom on the third floor.
- Bathroom on fourth floor is bigger than the bedroom.

14' wide and the price is too high STILL!!

I'd like a busier kitchen.

Seriously, it has the right layout with rental on the garden level. I'm digging the sunroom off the back of the kitchen.

Not so much that third floor but it has great potential. With the bathroom above on the 4th floor it's be an easy job to install an ensuite master bath converting that living room into a master bedroom. There's already a "reception room" that I'm sure can be the formal living room and then make the back room on the third floor the TV room.

So all this place needds is a partially renovated kitchen (the left side looks fine) and an additional bathroom.

I'd like to see it but I think the narrow width is Ok because it's a center stair.

$1.2 MM is about right, I'd say.

Holy Cow, that kitchen does not read well in the photo. Might feel cozily cluttered in life (?), but no good in the photo. Also, cannot get a sense of the parlor floor from the photos.

antidope, I usually agree with you, but not on this one. I totally agree with BJ's comments on the layout, and I'm also not wild about the finishes, especially the kitchen and bathrooms (which, yes, I know can be redone). I really wanted to like this one.

So it is legally a 1 (accoring to NYC DOB) family, but configured as a 2 family against zoning and being sold in a 2 family price range? Hmmmm, something about that seems not quite right to me.

Also agree with Dave's and Nomi's comments. I "bid" $1.3 million on the widget, but if I could get it for $1.2 million, I'd be willing to fix the layout problems. Except for the dog, the photos don't help the cause, so this may well be a house that must be seen in person, and I think I'll do just that.

I also think charming and homey but looks to me no shower just a clawfoot tub. I don't see no shower curtain for it.
Other than changing that looks pretty move-in condition.
Assuming there is no snow on stoop today.

I love the kitchen! Stainless steel minus cute tchotchkes = "city morgue." Also love the staircase, like a dainty little pale-green cake with icing curls. But the dog clinches the deal. It seems like such a happy place. (I always think it's dumb to strip every shred of individuality from a house staging; are people so devoid of imagination that they can only project their lives onto a sterile hotel interior?)

Saw this house a few months ago...couple of things:
- its right across the street from a school playground
- commercial kitchen (owner runs a catering biz out of house)
- house is narrow and center stair eats up a lot of room
- house next door is a boarded up disaster
- no great entertaining space

It is a charming house, with interesting details and some nice character. I think 1.595 is still way high. I would say in the 1.3 ballpark.

it's cute. overpriced by a bit though, i think 1.3 would definitely do it. funny at the end of the listing, pets allowed. like really, you are allowed to have pets in a home that you own? chuh.

Seems like the kind of house where all who have entered, friends and guests alike, have left happy, having spent tome with a super dog, well-fed with great food, and have absolutely loved it.

That said, does anyone else find it odd that the little 'bathroom' on the parlor floor has a toilet but no sink, while there are two little sinks sans toilets on upper floors?

i suspect that because of the stairs being higher at that point that it overlaps with the sink on the floorplan. sloped ceiling side or something.

I liked this place the first time, and I still do. It is one of the more homey and charming places we've had for HOTD. Most tend to look like they have been watching too many episodes of Design to Sell. I agree with Brenda wholeheartedly.

Whether that helps or hinders sales is a whole 'nother animal. If you like it as is, you'd probably think it would appeal to other like minded people. If you hate it, you probably think everyone else will too. The only sure test is if/when it sells.

I love small and narrow houses and I get the lived-in charm thing but for when somebody's selling I'm gonna disagree about the decor being okay. In an extra narrow house you don't want to show it with lots of clutter. I can't even tell what the kitchen is like there's so much stuff on the shelves and extra freestanding pieces. And are those Longaberger baskets in front of the fireplace? What if I were curious about the fireplace and actually wanted to be able to see it? The place doesn't need to look sterile but it can't look like a flea market either.
