House of the Day: 212 8th Avenue

Another classic Park Slope beauty, 212 8th Avenue just hit the market this week. It's everything you would expect, from the parquet to the mahogany to the pier mirrors. It will be very interesting to see how the price tag of $2,995,000 flies in this market. It wouldn't have cut the mustard a few months ago, we suspect, but psychology is definitely a little better right now so we shall see. We bet it'll go for more like $2,750,000 but we shall see.

To correct myself, it's actually been on the market since June and has undergone price chops. Listing history per Streeteasy:
06/14/2009--Listed in StreetEasy by Betancourt & Associates Realty LLC at $3,495,000.
09/09/2009--Price decreased by 14% to $2,995,000.
10/06/2009--Also Listed in StreetEasy by Prudential Elliman at $2,995,000.

When it goes across the top it's a spandrel. I think when it is vertical it's a grill or panel. Generally it is called fretwork.

$3M and almost no useful pictures and an illegible floorplan???
2 points:
1. Based on how long it has been on the market I suspect the reason for the lack of pics maybe because alot of this place aint so great.
2. Either way, it simply amazes me that a broker can get away with such crap. Say what you want about Corcoran but they have always had a much better website w/ generally good pics and plans. It amazes me that 10yrs into the internet age and the rest of these moronic brokers havent figured out how to do a decent web listing yet...disgraceful

What a beauty. Indeed, it makes sense that Betancourt had this listing by the fact that Betancourt is a Brooklyn based brokerage located in Park Slope. What does not make sense, again and again, is why Elliman brokers from the Manhattan offices beat out Elliman brokers from the Park Slope office (in the very same neighborhood this property is located). Somebody was sleepoing at the wheel. Doesn't the managing broker of the Brooklyn Elliman office track Park Slope brownstones that are on the market and provide some lead assistance to its agents? At least, one would believe this is what a director of sales is supposed to do in order to support the brokers and income flowing to the office; this is tacit basic business knowledge one should never have to explain any further. What is wrong with this scenario? The local Elliman sales director should be embarrassed by this loss of listing and revenue as well as other past listings in the locale again and again. What is the Brooklyn director of sales in Park Slope really doing to procure leads and business? This is where one must pause and consider. Perhaps chasing weak listings and leaving the good Brooklyn brownstones for Corcoran and Brown, Harris (and Elliman in Manhattan) to feast on.

I went inside this house a couple of weeks ago and it is a bit disappointing. The pictures certainly don't tell the whole story. There are plenty of nice intact details but some have been removed and replaced with some odd store bought paneling. Pocket doors were removed and in general the house was not in good condition. Especially not for the asking price. The walls were in serious need of paint and spackle but the realtor told me that the owner wanted to let the buyer make those design choices for themeselves. Fixing a decomposing wall is not really a design choice. Also, if you go to see this house, be prepared to remove your shoes, the owners do not want you walking in their house with shoes.

One of my favorite lines- the sellers think the new homeowner should be allowed to make that design choice. I love it- when they are actually saying- I don't want to pay to have it fixed, I just want you to pay me top dollar. Does it ever work?

dandel, lots of TARP money has been repaid. GS is less than $11 from what I said it'd go to ....$200.00. Everybody here thought I was nuts. GS bonuses will be huge. So will others.

Don't get me wrong, this could be a stunning house, however, be prepared to spend hundreds of thousands of dollars on it. And I am not just talking about design choices and updated bathrooms, I'm talking basic maintenance type issues. At this price range I don't expect to do basic maintenance that has been neglected for twenty years and pay top price.

DIBS, GS got bailed out when the government took over AIG and assumed all their liabilities; without it, GS would have gone bankrupt because of their counter-party risk to AIG. And no, not lots of TARP money have been repaid. And yes, there will be big bonuses paid at banks that still hold TARP money; tax payers' money.

Maybe this would be a $3.5 million house if all "design choices" were completed? Um, I don't know. Can't even read the floor plan to venture a guess.

Why don't you take a look at the percentage of total income taxes paid by the top 33% of earners (i.e. including all your "wall street crooks" and presumably excluding all your "ordinary working families") and then get back to us.

Presumably this is because the top 5% percent makes more than the lower 90%. When you earn as much as the non tax paying people perhaps you will understand.

a spandrel refers to the space between a curved element and a corner, in this case that would be the stick-and-ball fretwork around the entry archway, which has a pretty cool and unusual shape. But I think generally speaking you'd call this a fretwork archway (as opposed to a screen, which is built to define a border while letting light and air pass through.)But I'm sure Montrose Morris knows better than I do. Great piece of detail, regardless. Amazing a couch or a refrigerator being delivered never knocked it out.

Yes, thats the math, and the point is who actually paid the taxes now being doled out.
Of course, you know me bklpebe, you know that I was born with a silver spoon in my mouth, never had to claim welfare and didn't grow up in a housing project so I "can understand".
Wait, thats not me. I was born to two parents who didn't finish school, I grew up until the age of 10 in a house that didn't have an inside toilet, let alone a bathroom, we then moved to hi-rise government housing (called projects in this country) were we remained for the rest of my years living with my parents, I had a period of unemployment for nearly a year right out of school and lived hand to mouth, I then worked and worked and worked like everyone else and didn't break the 25K barrier until I switched careers in 2001. Nevertheless, I still understand math.

Amazing that this listing has vanished into thin air. I hope the listing agent owns this building; otherwise, all faith in Elliman might have vanished. If this is a arm's length transaction, the owner deserves so much more. What does it all mean if Elliman in Park Slope did not have the basic ability to locate and market this property and the Elliman office in Manhattan no longer has the listing?
