A 723-sf, 1-bedroom co-op, says StreetEasy. Maintenance=$737/month. Closed on 10/13/09; deed recorded on 10/22/09.
$500-$750K Range: BEDFORD-STUYVESANT
652 Jefferson Avenue; Price=$600,000 GMAP
This 2-family brownstone was listed for $599,000 in March. Entered into contract on 8/18/09; closed on 10/15/09; deed recorded on 10/21/09.
$750K-$1 Million Range: GREENPOINT
196 North Henry Street; Price=$887,500 GMAP
This 2,334-sf, 3-family was listed for $939,000. Entered into contract on 7/31/09; closed on 9/7/09; deed recorded on 10/22/09.

I like the exterior of that house in Greenpoint. I like it quite a lot actually.

It's interesting to me to see small Park Slope studios still trading for 2006 prices. They really haven't come down very much. That place could have MAYBE gotten 289K in 2007, but 250K for that is still a good price in this day and market.

So cornerbodega...do you not think 250K is a large price for a 400 sf studio? I don't really understand your comment.
Yes, Delepp...I do believe that building on 8th is doorman. I agree...the maintenance seems a tad high...

The blocks around McGolrick are pretty nice - but it's a hike to the G. Best transport option is prolly B48 -> L @ Lorimer.

greenpoint has lots of old buildings like those and has 2 killer schools - ps31 and ps34, plus ps110 right on mcgolrick park is decent and getting to be quite good as well.
will see more townhouse purchases like this to families with little kids. a work friend with 3 kids recently bought a townhouse just to be in the PS34 zone.
