Closings at Green on Dean

357-dean-street-100209.jpgThings have gone remarkably well for Green on Dean, the 6-unit condo project at 357 Dean Street on the edge of Boerum Hill. The first four closings that happened in September just hit public records, and as far as we can tell from the confusing data on StreetEasy, one other unit is in contract. Given the market over the past year, an .833 batting average ain't bad.

Wow. Quite surprising. The layouts are great: on-suite bath, his/her closets, large dinning area, balcony, dark/modern finishes. That said, the block is absolute shit. If it was between 4th and 5th, I would have bought it instantly. But it's next to a high school, down the block from Halal food grease wafting down the block, 2 competing sock/sunglasses dealers on each corner, people sleeping on the sidewalk, and the neighboring houses are falling apart.

Inside that high school building is the best middle school in District 15, I heard, but the elementary school down the block doesn't seem that hot.
