476 Sterling Condos Now For Sale

This would fall under the category of "Things we missed while we were in Hawaii." 476 Sterling Place, which we covered a year ago when it was a work-in-progress, hit the market in August, with one-, two- and three-bedroom pads priced from $384,020 to $642,005. The interiors look about like what you'd expect from a mid-level new construction project. Most of the asking prices come out in the mid-$400s per square foot. Anyone checked it out yet?

I just don't understand why the building is set back from the rest of the street by such distance.
The floorplans show tiny little combo living/dining rooms. If they'd brought the building out to be inline with the one next door, there would be so much more space for a proper living/dining arrangement.

This is in the "Williamsburg" of Crownspect Heights. Conglut. Proportionally overpriced along with everything else. Buyer beware. (building looks like a bottle of cologne, no?)

I wouldn't exactly call it hideous. However 380k for a one bedroom...not sure about that in this location.

380K for a 1 bedroom in a building that's built to last 50 years? I don't see how you can justify the investment.

Compared to other condo developments in the neighborhood, this one is well priced, although it doesn't have parking available, it does have a nice back garden. While the maintenance charges seem high, if you've seen any of the listings for coops lately, they're pretty low. I've seen one bedroom coops around $300k but with $1200 a month in maintenance. This is an eight unit building, so all the expenses (part-time super, heat, hot water, condo taxes, repairs & maintenance, insurance, etc) have to be split eight ways. Given the climate in NYC, if you were paying for heat separately, rather than through the condo maintenance, you would probably be averaging a couple hundred a month anyway. It's not Trump Place, but it is a nice start for a young middle income Brooklyn family.
