Price Chops at South Slope Specimen

Some price cuts have come through the StreetEasy wire for the small condo at 368 12th Street, between 6th and 7th avenues. Like the 16th Street Condominiums, which we checked in on about a month ago, this masterwork comes from BK Developers. Prices were cut last week on the three active listings at 368 12th. The biggest cut was on the smallest and cheapest unit, with a 685-sf one-bedroom going from $550,000 to $449,000. The bigger units got smaller reductions: A 1,045-sf two-bedroom, for example, went down only 2 percent, from $685,000 to $670,000. Three units in the building have closed since sales began in June '08, and StreetEasy says another is in contract.

Please explain to me why anyone would choose one of these over that stunning COTD yesterday on Sidney Place for about the same square footage and money.

These should be 299K. Even then, I wouldn't buy one.

That building is so hideous I'd have to wear a blindfold on the way in. Not cheap enuf for blindfold territory yet.

Forget the outside, the inside is bizarre - because of the angle, the LR/DR area is incredibly cramped. How someone paid nearly $700K to live in a living space that cramped is beyond me.

I dont like it (but havent seen it in person)

but it is unique and I GUARANTEE that in 50+ years when someone tries to rip it down or change it, there will be a push to landmark it...

DitmasSnark - I doubt I'll be here in 50yrs, but if they vocally tried to preserve the Huntington library on Columbus Circle (and other building that were equally horrible but "unique") - this is a no brainer.....

Print out this post and go stick it in a crack in the facade - I'd like my ancestors to know how accurate my predictions were.

As I have said before
12th street between 6th and 7th avenue is the "Bad news Bear Block" - all kids of varying races and ages converge there to play games, pop "ish" to passerbys, whistle at women, throw balls all willy-nilly, open the hydrants and just act like NYC kids from yore....

Ah, The Atrocity called The Juliette... A few doors down, from same developer, is equally ugly (but in a different way) is The Camelot.

Yeah, this block sucks ass - there is a crazy old lady (in addition to all the kids playing ball, which is totally fine by me), who smokes outside all day long and yells at people who walk their dogs, "How would you like it if I came over to your house and took a shit at your place!?! Your dog is supposed to go on the curb".

I ask her (sometimes politely, sometimes not) to move some cars so there is room for my dog to go on the curb.

Back to the point, at least one unit at the Juliette has been sold and is now occupied.

I've seen these units in person many times. While I agree that they are not architectural masterpieces, I find them them to be OK. Not offensive at all.

Oh well, guess I just have bad taste.

Ugliest building ever -- and it does have some tough competition on the same block, as noted above. It's even more horrifying seen in person -- imagine walking peacefully down 12th St, when suddenly you come upon THAT -- it's like being slapped in the face for no reason.

No worries about landmarking -- construction is so shoddy it probably won't last even 50 years. Those balconies, for example, will have to either come off or be completely re-done -- I've actually been on them, and you can see that they will soon be separating from the building.
