House of the Day: 786 Putnam Avenue

This house at 786 Putnam Avenue is a real charmer. Tons of original detail, including some beautiful parquet floors and a killer staircase. The house is also located in just outside Stuyvesant Heights, the longtime-landmarked section of Bed Stuy with one of the most incredible and well-preserved stock of old houses anywhere. The house is only three stories, though, so it'll be interesting to see if it fetches its asking price of $799,000. We bet it'll get pretty close.

Great looking house. Not actually in the Stuyvesant Heights historic district but fairly close. Not too close to the subway either. But still, that is a lot of nice house for a decent price. I think that they can get 700,000 even for this.

Not up on Bed Stuy comps but that sure seems like a lot of house for the money. Don't see a floorplan (?)
I suppose if you need a renter to help carry the mortgage this isn't for you, but as a single family...

Floor Plan layout is not so great.
- Why would they label the back room on the parlor floor 'bedroom'?
- or need a bathroom with a double sinks on the parlor floor?
Odd choice for me.
- Would rather have the kitchen and a small powder room on the parlor floor, and the bedroom on the garden level.
- Or do a garden level rental.

Compared to that limestone house on Stuy Ave opposite the fulton park sold for low 500k's, this looks expensive. on it's own, this is a nice looking house and one would think it could get close to ask. really cant get a good handle on BS prices. The range is really all over the place.

It doesn't get much better than this in terms of quality for price, folks. No, I don't really like the kitchen but that's nitpicking.
It is not in Stuy heights historic district. It's a 6 minute walk to the A train and there's a smallish supermarket around the corner on malcolm X. It's a quiet street.
2,558 sq ft (same as mine) so at $799k that's $312 psf. Pretty good deal for the architectural detail and all new systems INCLUDING central A/C.
This won't last.

Well... two things.
(1) $800,000 is only "attainable for normal people" in this crazy world we call New York City... and, related to that, the definition of "normal people" is certainly a *very* small subset of the people that actually live in New York City -- very small.
(2) I think black people live in that neighborhood.

I finally found the floorplan. it's within the Virtual Tour link.
They did some weird stuff putting that big bath and bedroom on the parlour level. I don't like garden level kitchens.
It does have a CofO for a 2 family....basement & parlour is one unit and top floor the other. Switch them around, put a kitchen on the parlour level and you got a nice place with income.

I think I might have liked the renovation on paper, but not so much in reality. Can a bathroom be a little TOO en suite? I dont want to see the toilet from my bed. And that room/shower thing is not to my taste -- not with this tile choice anyway. And the floorplan is a little whack. For the money, I think you need to fall in love with it as is. I wouldn't be surprised if someone does.

Gorgeous and perfect house. This is not in the historic district. I believe it is overpriced, but it all depends -- maybe someone will fall in love and snap it up. This house has everything, including new mechanicals, and is in move-in condition.
I've seen a lot of once-similar places in not as nice condition with asking prices of about $600,000 that might take $500,000 in reality. There are quite a few abandoned places around, and it's also next to a row of big churches, which is nice. Friends of mine live just down the block.
I would also like to see a floorplan to find out if this is a one-family chopped into two or a true two-family. The true two families have original bedrooms and bathrooms on the parlor floor. The layouts are great.

More4Less, the place opposite the park sold for $500,000? Is this the one listed with Corcoran for a million or so? I seem to recall it was smaller, two floors and an unfinished cellar, but I'm not sure. This is three stories plus a cellar.

This house in not in the Stuyvesant Heights Landmark District but it is in Stuyvesant Heights. I think this house should go for in the high 600s there are other homes on that block that look the same and have an extra floor that is cheaper. This is a great block and it will be landmarked we hope soon. The Bedford Stuyvesant landmark committee has photographed this block and has submitted the package to Landmarks. This block will be part of the Stuyvesant North Historic District. This is truly one of the nicest blocks in brownstone Brooklyn you really feel the turn of the century as you walk down it....

Overall very nice house. Almost feel like the house was over-improved for the location (not that I love all of the choices, a little fussy in places for my taste), though. Maybe the sellers intended to be there longer.

Oh, I found the floorplan (hidden inside Virtual Tour). It is a one family. Curious choice to put a bathroom next to the formal dining room and call that a bedroom.
Anyway, awfully pretty house. Who knows, maybe they'll get their price -- which I assume is actually between $680,000 and $720,000. It is aggressive for the location but the house is impeccable.

I'm 5 blocks from the Fulton Park entance to the A train. I walk fast and it takes me 4 minutes. This house is one more block north and less than a half block east.
6 minutes, 8 if you're slow, 15 if your fussing with a kid that doesn't want to sit in the stroller.

It's 9 blocks to the A/C and 6 blocks to the J/Z. On the bright side the house is surrounded by buses that can get you to the train a hell of a lot faster then walking.

Except for the island in the kitchen and the stainless steel appliances, this house is beautiful. Agree that the floorplan is a little weird, but it can always be reconfigured (yes, I know, at a cost). I don't know Bed Stuy prices, but this seems well-priced, and I'd definitely consider it, especially if it means living close to DIBS.
But, the hard-to-find floorplan and the photos don't mesh --what they're calling the Master Bathroom is adjacent to what they're calling the 2nd Bedroom (and both appear to be on the Parlor Floor), and what they're calling the Second Bathroom has a window overlooking the garden that doesn't exist on the floorplan (and is apparently in what the floorplan labels a bedroom). Also note that the bizarre shower in the 2nd Bathroom with no tub or enclosure - there's a drain in the floor, a showerhead coming down from the ceiling, and another shower head and faucets on the wall.

Dave, I did. Take a look, and tell me you don't see a 3rd bedroom in the floorplan on the top floor, which actually appears to be the bathroom with the funky shower overlooking the garden, and there's no top floor bathroom configured as the 2 baths are shown on the floorplan.
I think the bath with the funky shower at the end is actually the third "bedroom" on the top floor, and the bath with the tub at the end, beneath the window, is actually the one on the Parlour (or Parlor) Floor. LOL.
In any case, I want to see this house in person.

This is not "just outside" the historic district it is five blocks away. And five blocks make all the difference. I doubt this will go for ask. People are hurting out there. Maybe not in Park Slope or in Cobble Hill, but in other places. I don't think a house on this block will fetch three quarters of a million dollars. Not until the economy improves.

DIBS, rather than being combative and ornery, why don't you count the blocks on Google Maps?
Start with Putnam. Then you have:
Jefferson, Hancock, Halsey, Macon, Macdonough, Decatur, Bainbridge, Chauncey, Marion, Fulton.
Marion->Fulton is pretty short though.
Some extra difference comes into play because you're one block west and the grid there is skewed relative to Fulton St.

The 1/2 bath you are referring to on the top level is only a sink. Many homes in brownstone BK have bedrooms with sinks in them or in a closet.
Some would think the bathroom on the ground level is a bit odd but it's fine. Maybe the new owner will put a tub or standup shower stall in there. Whatever the case, the work and hardware used are very nice.

Walking down Stuyvesant is a pretty nice walk to the A/C. Those are pretty short blocks. It is kinda the same as walking down 8th to the. really grand homes on both sides... I hope you all make it out to the Crown Heights and Bedford Stuyvesant house tours next month...

I think yesterday's or Tuesday's HOTD had sinks in the two bathrooms as well.
I like shower stalls like that one on the ground level....big, drain in floor, no need for a curtain really.
It has a shower, CHL, you can see the shower head coming down...one of those "rain" ones.

Very much agree, Amzi. The walk down Stuyvesant is very nice. People keep the sidewalks and gutters clean and the sidewalks are all new.
It's really a joy coming home from work and exiting in Fulton Park and walking up that street. very quiet too. There's not really that much traffic on Stuyvesant, and no buses.

DIBS, something like 40 extra posts came in as I was reading, so I didn't see them. Again, you're jumping to conclusions.
Any observation from a long time lurker: about 75% of the time you appear to give good advice here based on a your experience. About 25% of the time you wing it and make a WAG based loosely on experience that's usually not directly relevant to what's being discussed. The problem: you don't tell people when you're talking from experience and when you're guessing. And you seem to often have little memory glitches, like this one.
Plus you post constantly, resulting in large volume.
The result: A very large stream of data that's probably mostly good, but with an unknown amount of garbage mixed in. This means your overall reliability is constantly in question.
You would do yourself an immense favor if you slowed down on your posting in two ways: 1) if you're guessing, say so. Don't be authorative in areas you know little/nothing about. And 2) don't go by memory. You seem to have two or more posts a week saying "oops, there goes that bad memory again".

bklplebe, I don't understand your comments. Market is improving slightly, Fed already deeply in debt, they want to ease off but they don't want to cause collapse by pulling out suddenly, hence they're slowly pulling out.
Re house, hope they reinforced that chimney before digging out to fit in 36-wide stove!
Kitchen cupboards might actually not be so great, but hard to tell on small photos.

Dave, my bathroom and floorplan confusion aside, I agree with you on re-doing the wainscoting, and I'm not wild about the kitchen, but were I to buy this house, I'd move the kitchen up to the Parlour/Parlor Floor (just don't tell 'shillstoner).

CGar...mine is on the parlour floor. It is more than enough space where it is. Essentially, it is fit inside that side room where they have the bathroom on the parlour floor. So it's about 7' X 12'. The double doors are still there like they are in the parlour photo here.
I use the adjacent back part of the parlour as the TV/ family room and the front parlour is so long that there's more than enough space for the formal living room arounsd the fireplace and a formal dining table for 6. It's a round table so it tucks into the corner nicely and I pull it out and add the leaf when i need to.
It works quite well as long as you have a 20' wide house

Ghastly but should be fixable. I agree that the kitchen looks to be cobbled (no offense, ch) together from spare parts. Not digging the bathroom fixtures. The stairs, mantles and facade look nice though.

Yeah, those working fireplaces blow my mind.
Question: Where do you think the exhaust for the heat goes, if not up the chimneys?
Second question: Where do you think they're hiding all the ductwork for the HVAC they mention?
Also note all the cable and Internet in every room, blah blah. Very cool.
I'm in the process of hiring an electrician, and so far they say I'll wire telephone but don't know anything about cable for Internet. I'm like WHAT? Are you living in 1965?

But we don't have the wainscotting in the hall, nor the new HVAC, nor the new waste pipe, nor the working fireplaces, nor the fancy new tiled baths. Most of our woodwork has been painted over. The exterior, front door, and windows are sad stories. Other than that, though, it's perfect. :)
We do have all the original built-in cupboards and closets that were presumably taken out of this house to expand the kitchen and bathroom on the first floor. And everything else original to the house.
I'm not complaining!

Nicely renovated, but I don't get out they installed the Central hearing/air without using at least one line of chimeys. Maybe they had an old dumbwaiter line and popped through to the roof.
OTOH, I don't get having such a grand bathroom next to the kitchen with no BR's on that floor. Although I guess it makes sense to have the semi-shower there -- almost like a beach house shower to rinse off after coming in from the garden.
I too much prefer the rear parlor kitchen approach (especially with a deck off the rear).

I am happy to see that this "Stuyvesant Heights" house having so much buzz... The price is a bit more in reach for most people... This house should not stay on the market long. The price should go for something near the Average Reader Appraisal in the low 700s

If you have a one family and don't need to put the kitchen on the parlor floor, I really like the old-fashioned approach of keeping it near the garden. Keeps all that messy coal and firewood out of sight.

A lot of these homes where orginally designed for a forced air. Have you ever noticed a register grill in the parlor hall, or behind some old sheet rock near a mantle?

You'd wire for cable Internet, TV and telephone, so you can get it coming into your house. Then you add a wireless router to the mix, so you can have wireless in any room.

ringo, you are dead wrong. wired is far faster and more stable than wireless. And the point is, it's almost free to wire if you are doing other work, so why not do it. Like Mopar said, you can still add a wireless router to the mix if you choose. Or a slingbox or whatever. I wired my house for two phone lines, one cable line, and one ethernet port in every room.
BTW I put 810k in the widget.
Mopar, I'll email you about the wiring and another thing or two.

I would have put in $650,000 if I were allowed to vote. My theory is that it's worth $100K more than the other not as nice ones. Then again, someone may come along and pay $720,000. Who knows. I'm sure they spent more, but no matter what you spend, you're not going to change the price scale of a particular location.

So, mopar, you'll be using firewood in your new (old) kitchen on your cast iron wood burning stove? You have to chop up the pieces pretty small for some of those old stoves. You're gunna get muscles.

Block is decent but towards the corner of Malcolm X is sketchy, the usual characters hanging out. Apart from a small cafe, absolutely nothing, no decent groceries, sit down restaurants, nowhere near the A-train, and walking on Malcolm X after hours is never fun.
