House of the Day: 165 Fenimore Street

This one-family house at 165 Fenimore Street in Prospect Lefferts Gardens hit the market in July when it was an Open House Pick. It was listed for $849,000 back then and is still listed at $849,000. No price cuts here! It's a very attractive house and manages to have five bedrooms despite its size of 2,364 square feet. By comparison, 128 Rutland Road, which is a block away and almost 1,000 square feet larger, just sold last month for $930,000. Where do you think this one will end up?

cute house -- no idea about price, but I certainly wouldn't need an extra 1000 sq ft. I would like a garage tho.

The bathroom situation seems to be lacking based on the floor plans. Not even a half bath on the main level? and is there really no full bath tub in the whole house?

Weird thing - I only take showers and haven't had a bath in a decade but I wouldn't contemplate buying a house without a bathtub.

I love this little house. I don't care that there's no bath on the parlor floor. There's one right above and below. No biggie. I'm sure it wouldn't be a problem to add a bathtub into one of the other baths either. I'd make that whole top floor a master suite with a larger bath.

I had a whirlpool/jacuzzi installed in my (YES, ensuite) bathrooom and have used it once in 2 years.

my only concern is the lack of a kitchen photo means it's probably outdated, so if that's the case then I this will sell for about $750

LOL. I'm being genuine though. How lazy are we that we can't walk up or down one flight to go tinkle? If it's that big a problem perhaps a condo should be looked into rather than a 4 story house.

There doesn't seem to be a sink in the basement WC. I hope they have one of those toilets with the attached sink on top.

I think it's an issue because there's no bathroom on the level where I would spend 90% of my awake hours. I don't think you could find too many 4 story houses without at least a toilet on the parlor level.

On a per square foot basis the Rutland house sold for $276/sqft. That puts this house at 653k. Assuming Rutland is a comp.

Pre-DIBS renovation? Perhaps not. But the vast majority of 4 story brownstones do not have a parlour floor potty. But, while eveyone knows my hatred of ensuites, I do think the lack of a single tub is a serious issue.

Rutland Road is considered pretty prime Lefferts Manor, while Fenimore is far fringier. So I would expect the Rutland house to go for a lot more per squae foot (not that I put much faith it ppsf).

All the house on my block - 3 & 4 stories - had to add parlor floor potties.

I thought for sure we'd get your two cents in yesterday's forum post about soapstone.

I agree with a few of the others...make that third floor an entire master bedroom. Or even the whole back of the second floor for that matter. This place never had those annoying broken up small Victorian rooms that are so precious to SOME people.

I'm loving this house. Great pictures. Yeah, it could use another bathroom, but the layout is really sweet. I would like to see the kitchen!

Why would anyone want a full bath on the PARLOR floor? I could see TWO on the bedroom floor, but not on the main entertaining floor in a Victorian house. The old queen would NOT be amused:-)

What about just a urinal in the main room? (Oh and a little bowl of wetnaps) That would seem sufficient... no? It could even have a funnel attachment for the ladies.

Yes, Bob, even DIBS doesn't want a full bath on the parlour floor. Just a wall-papered powder room for the guests (those who aren't invited up to a bubble bath in the ensuite, that is).

I went to an open house and have to say that, even for Corcoran, the photos are EXTREMELY flattering. The house is very dark and has a strange smell about it. The garden is small and creepy, and yes, the kitchen and all the bathrooms would have to be gutted.

Particularly when compared to other properties on the market in the area, this house is absurdly overpriced. I'd say low $7s at best.

Fenimore street is about to get the most posh store in all of PLG -- an upscale wine shop! I live in the neighborhood and I'm dying to move to that street just to have the wine store on my block -- woot woot
