House of the Day: 790 Rugby Road

This one-family Tudor at 790 Rugby Road just hit the market with an asking price of $875,000. While the exterior doesn't look all that, the interior (except for the kitchen!) is pretty spiffy in an old-school kinda way. Plus, the house comes with a two-car garage. Doesn't seem like a bad deal to us.

I was all ready to jump on you for hating on yet another kitchen, but yeah, this one fell outta the ugly tree and hit every branch on the way down. What's the cost to gut and redo a kitchen these days?

What's wrong with the exterior? Beautiful house with original woodwork. Floors too shiny, but whatever. And, yeah, kitchen needs to be done. But price seems to reflect that.

I live up the street, and I think this is a pretty good deal, agree that the pricing is taking into account the work required.

I live up the street too... and I would kill for this house. In fact, I think I am going to work on a plan to kill for this house.
Hmmm... how and who would I have to kill? Are there preliminary steps that I have to take to make sure the killing isn't in vain?

The exterior seems in decent shape. Could use a new coat of paing in nicer colors, but these houses like to be painted every 5 to 10 years anyway. Can't tell about the roof, though.
I think the price is not far off the mark.

I like this house. We saw a similar house yesterday or the day before but that one had lost its front porch and was a higher asking. The 2-car garage is heaven. This is a good home for a large family. I wonder if the public schools are any good in the area? And I wonder how much it costs to paint one of these ladies.

remember some folks quoting 5-6k to paint their smaller houses in suburbs so would guess it would cost 10k to paint this baby

This is PS217, which isn't bad. When we moved out here our kids were already established and comfortable in their elementary school in the old neighborhood, so they finished up there.
Cost of painting really depends on how much prep work is needed. If you have rotted siding underneath, it can get pricey. This house has asbestos shingle siding which appears to be in pretty good shape, so just the cost of the paint job should be I think in the $3,000 range if you use three colors, which seems pretty common - one for the siding, and another two for the porch, windows, and trim. We did ours many years ago and since then we've only had to do a little touch up on spots that were peeling. It's kinda fun to pick new colors and totally change the look of your house.
Fresh paint with new colors, and a little pruning and landscaping, will really improve this house's curb appeal for not a lot of money.

I think it is more like $15-30K to paint (depending on the number of colors).

You just paint it yourself... it would cost about $1500. Though the 3rd floor bits would be really scary to me.
Does anyone know about the boarded up place on Argyle? (btw Coretelyou and Beverley) Place looks fairly well renovated except for the plywood over all of the windows... been like that for at least a year, I think. probably longer?

Painting three colors on the siding on this house will run about 3-5K. Priming and painting clapboard shingles that have minimal damage is about 5K-10K. You will need to re-paint at about ten year intervals with small touch ups here and there every couple of years. I have neighbors who have spent as much as 40K to remove siding and replace with all new shingles and clapboards. That included insulation and paint.
As far as the schools are concerned, P.S. 217 and 139 are both good. Lots of community involvement at both but I'd give 217 the edge over 139. If you live in 139's zone it is not hard to get your kid into 217 if that's what you prefer.
The house on Argyle is a foreclosure.

The cost of painting such a house is down according to the painters who did mine a few years ago. It seems that there are more painters than there used to be a far fewer customers. There's plenty of room to negotiate.
The Argyle house is in forclosure. It seems that there was a huge mortgage on the house and after a pipe burst causing many thousands in damage the owner walked away. I know it looks good outside, but I'm told it needs gutting due to the severe water damage.

Word is the guy who overpaid and started the the questionable renovation was in the sub-prime mortgage biz. He used to come by in a giant black SUV. Had a girlfriend that looked like a playboy bunny. I'm guessing his story is like a bad country song, and his job, house, & girlfriend are all gone.

By what stretch of the imagination is this house a Tudor?
A house in this condition would fetch around $650k six years ago, so we're not quite at 2003 levels in DP yet.
