House of the Day: 694 East 17th Street

This five-bedroom house at 694 East 17th Street in Ditmas Park just hit the market with an asking price of $1,249,000. It's got plenty of old-school charm (parquet floors, stained glass, beamed ceilings) but we're not loving the recently renovated kitchen. How 'bout you?

Seems like the broker is trying to downplay the "orignal detail"...
Stove is in odd place, not ideal for a left or righty.

This block of E 17th is probaly my favorite in Flatbush. The houses aren't as grand as on Albermarle Road, but the proportions of the street width, landscaping on the median, tree canopy, house sizes, and depth of front yards seem just right.
Too bad this house lost its front porch and doesn't have much interior details left. It's not nearly as handsome as some of its neighbors.

Can't picture this house cracking a million in this market.

Have you ever, even once, actually liked somebody's kitchen reno? Ever? Once?

the kitchen cabinets are too blond, but livable.

Never mind the kitchen, it's Aquaman's bathroom that frightens me.

Asking $1.25 Million to live in Ditmas Park.
ONE POINT TWO FIVE MILLION DOLLARS!!
Proof of how long we have to go before this market reaches equilibrium.

The kitchen looks great to me. Huge. Double ovens in the wall, this is a real cooking kitchen as opposed to an "art wall" kitchen. The house is roomy and nice. A million dollar house for sure. Maybe a million one.

The kitchen is fine -- totally functional space. But where is a floor plan? How coudl one deide whether it was even worth a look? Two photos of the living room? What about the other bathroom (is it even worse?), bedrooms, garden?

"Aquaman's bathroom"
I think it's actually GREEN LANTERN'S bathroom. Yeech!

A floorplan is on the listing now.
The bad news is... there is no second bathroom.

Wow that bathroom is amazing. I think I would enjoy it as is, in all of it's old fashioned, aqua-crazed glory but obviously lots of people won't like it.

Lisitng says 2 baths -- hmm.
Posted by: BH76 at September 1, 2009 4:15 PM
Wait, my bad. There's a second bathroom on the third floor.
Posted by: DitmasSnark at September 1, 2009 4:31 PM
I like the layout a lot. All that the house needs is another bathroom on the second floor.
Posted by: Minard Lafever at September 1, 2009 4:34 PM
...and I like the turquoise overload bathroom!
Posted by: GHB at September 1, 2009 5:08 PM
And you have to pronounce it "turkwas" as in:
my art deco turkwas twalet.

Indubitably.

Great block, but loss of the front porch renders it something of a poor relation. However, porch restoration is not always as expensive or difficult as you might think... Still, this house is way over-priced for this market. I'm a big Ditmas booster, but still - today's market, no porch, little detail, new but not seriously high end kitchen - 1,05,000.

Hm, potentially a nice house from the turn of the last century, which unfortunately was completely modernized and stripped of original detail around 1930. I do not like the 1930s arches between the downstairs rooms. I do like the 1930s aqua bathroom, however.

Yes, 1930s arches are unfortunate. i wouldn't say stripped of ALL original detail, tho. Still a nice house, I think.
