Co-op of the Day: 242 Baltic Street, #17

This one-bedroom co-op at 242 Baltic Street in Cobble Hill has a very nice feel to it. Open, a little modern but still characterful. Maybe the photography is making the place look better than it is, but it feels spacious and light in a way that railroad-style layouts often don't. The kitchen is also tastefully done. The asking price is $549,000 (down from $585,000 last summer) and the maintenance is a quite manageable $500.

Half a Mill. is a lot for a 1 bed railroad. That said, it's a nice looking place for a confirmed single/couple.

What? Tasteful kitchen? How can you tell from the timy photo -- looks like nothing special. For over a half million a walk-up railroad flat with no services?? $350K -- that's what it is worth.

I'm confused about the price being "down from $585,000 last summer." Setting aside my pet peeve about the difference between "this past" and "last," aren't we still in the Summer? At least for one more day? But we ARE talking about Summer 2009, yes? So, the price is down from earlier this Summer, correct? Not Summer of 2008 .. . .
This apartment looks nice. I'd worry, however, about light. Even with a southern exposure on one end (which I'm guessing is the kitchen end), the middle sections may get pretty dark. Though being on a higher floor helps.

Most over-used phrases in NY Real estate and their translation:
"Loft like" - non-traditional or bizarre configuration. Many walls without windows.
"Dripping with detail" - really needs a major renovation.
"Cute" - small
"Cozy" - small
"Jr. 1 Bed" - small; studio
"Oversized" - not small, but not big either.
"Blocks from Trader Joe's" - is located in Brooklyn Heights, Cobble Hill, Carrol Gardens or Boreum Hill

Well, this apt. close to 70 feet long. So, it is longer than the typical brownstone floorthru by 25 to 35 feet.

It's 12 feet wide in the living room and bedroom, 7 or 8 feet wide elsewhere. I suspect those pictures are very artfully staged because that's reaaaaally skinny.

Piece of cr@p. Needs a new kitchen. Living room has one window exposure(other taken by the bath room). Broker site blatantly lies claiming it's "new to the market" (how do they get away with that? Re-priced and new to the market are 2 completley different things). Nice block but one of nicest blocks in BK is a huge stretch.

Did this seller check any comps in Brooklyn at all before setting the price? You can get a 2 BR coop with laundry in Park Slope on a decent block for this price these days.

petebklyn- I walk this block everyday twice a day and it's a nice block but no nicer than similar Carroll Gardens / Cobble Hill side streets. You're acting like this is the Champs Elysees or something. Just from my own experience- I've lived on President Street and now on Cheever Place and both are far superioir to this block of Baltic.

An identical unit in the same building was pulled from the market this summer with a last asking price of $499,000. The pricing on this unit is delusional. Asking price should be around $450,000 and if someone offers $400,000, they should take it. It's a railroad, for god's sake. I live in a similarly sized apartment with a better layout (not a railroad) on a nicer block (Bergen between Hoyt and Bond) and I pay $2000 a month in rent. Why would I buy this place? For the pleasure of paying $1200 a month more than I am currently?

kvnbkly - agree
there is no point in buying an apt or building with a monthly expense higher than rent. Be careful to include closing costs (buying and selling), utilities, monthly maintenance etc. I would argue that the monthly expenses should be LOWER than rent as one risks the down payment and equity in a falling market.

Oh my god. My friend lived in this building, on a diffrent floor. She bought her place about 1995 or 1996 for about $45,000. She sold it in early 2000s for something like $300K. Very long and narrow. Cute block and good location. Brings back memories.

They've made the most of a railroad flat, but having lived in one as a rent stabilized tenant, it's crappy layout for long term living. No way is this a 550k apt, even if this was the top of the market. I'm usually willing to give sellers the benefit of the doubt, but here I'm on Team Delusional.

Anyone that would spend that amount of money for a RR is out of thier minds. Where is the counter space to prepare food?
Lay out is crappy. These tenements should just be left as rentals because they are truly not worth anything, especially for a walk up....
