Condo of the Day: 30 Main Street, #2C

Here's another eye-catching loft at 30 Main Street (aka The Sweeney Building) in Dumbo. The 1,679-square-foot space just hit the market with a not-so-crazy asking price of $1,250,000. Other than the fact that it's on the second floor, we can't find any fault with it. Pretty sweet! Think the sellers will get their price?

Good views are the only thing that make Dumbo even remotely palatable. This place lacks them.

What's not crazy about that price tag? For a DUMBO apartment? Not dissing DUMBO but you could get a whole brownstone for that.

No dice. If you actually need that second bedroom, you are looking at constantly having a child or who ever else uses that room traipsing through the master to bathe everyday. For me, that alone makes the price prozac-level crazy.

didn't bother to do math but flrplan does feel like it's 1679 sq ft. any guess on when that tax abatement might be over? comparing the window pic vs. that pic of bldg exterior, this doesn't appear to be on the 2nd flr but rather 1st flr

i like how it's decorated and the wall colors tho :) it's not often condos of the day show condos that were actually decorated with taste.

I actually agree with Rob today.

I think the place looks terrific. If I didn't live in PS, I'd live in Dumbo. Love that hood and don't care about views.

Based on the floorplan, there is no way this place is anywhere near 1679sf. It's maybe 1200. Thus the price moves even further into the crack-smokin' zone.

I love DoucheBO but all the windows have custom CityQuiet soundproofed windows--which means you'll never be able to open them or if you could, you wouldnt want to--Manhattan Bridge noise is relentless!

Really spacious. Bedrooms you can actually fit real furniture into. Price doesn't seem out of line for Dumbo.

I agree with *rob* and LilBitOfLuck. I'm not sold on buying in DUMBO, but it looks spacious to me and the finishes are nice. I would prefer a 2nd full bath, however. If it's really 1,679 square feet, I could see it going in the $1.1 range.

Agree with Rob and Ditmas -- this is a well staged (the only thing original is the wall color -- rest looks like all the others in the building)1400 sq ft apartment. It's nice but the $1.2 MM days for these is past.

if the floor plan measurements are accurate and it's really 1679sqft then there is a LOT of wasted space. also the staging feels very catalog-y to me. straight out of restoration hardware catalog or something. which is nice, just too yuppie for me personally.

Much like the other COTD in Dumbo the layout is deceiving. The bathroom and closet are huge and make the rest of the space seem small for the total SF. That said it is still hard to imagine this is 1600+ sf. all the other similar units are not that large in Sweeney, the other C line on Streeteasy is a totally different layout with 2.5 baths.

For those who obviously don't know you do not hear the trains on the Manhattan Bridge from this part of Dumbo, even with the windows open. and this building does not even get much BQE noise either.

I say $1.1 ish assuming it is ~1350 sf.

this is in the best part of dumbo for sure and a great building. however, i looked at a similar apartment 3 years ago selling for less than a million, and the reality is that the apartment feels way smaller than it appears in these pics.
we also were committed to outdoor space which this doesn't have.

we did look at it 2x though because the apartments are very well done.

Is this apartment really 1,600 sq. feet? No way.
It looks like 1,200 max, and still, even if it was 1,200 they couldn't put in two full baths? I also don't like steps at the door, that kind of deafeats the whole ease of access thing that apartments or lofts in elevator buildings have going for them. On the plus side the cc is low, the kitchen is beautiful, and the walk-in closet is a fantasy. I say 1.05 million.

This is a 1br that's been converted into a 2br. I was intrigued until I saw that there's only 1 full bath. Just not practical at all.

By regular people measurements, it's no more than 1200 sq ft.

Yes, the (larger) bathroom is proportioned for a place twice this size. So's the walk-in closet, or dressing room. It leaves you with JUST that not-really-so-big open room for common living space. Though, I suppose, if no children, the second bedroom becomes part of common living space with some separation which I would long for.

To me, it's a misguided approach toward these high end apartments. But I guess they are appealing for a lot of people.

Tight entries like this are murder for furniture deliveries. Alot of things don't fit, especially beds and sofas. Make sure everything you buy breaks down and that large chairs have removable feet. Seriously, people don't think about it but a dogleg entryway like this, with a flight of steps to boot, is really inconvenient.

Can someone give us an accurate square footage? This is a lesson as to why one must never never take square footage figures literally. They are always inflated sometimes by a little and sometimes, as here, by a lot.

Umm... why is it again that DUMBO is such a great place to live? I don't get it. I could see working there, but not living there.

There is that nice grocery store that only charges about $8.50 for a banana. So, I guess that's a draw, right?

The floorplan shows this space (total) to be about 37x33 -- that's abour 1220 sq ft. so even if you add a couple feet to both dimensions for walls it is still not 1600 sq ft. And those fish eye lens distort everything.

Maybe I'm just old school, but why do they insist on ruining their lofts? That's a loft that was converted into an condo apartment with delusions of grandeur. And if I wanted that I would simply buy a condo.

Brooklyn Indiana. Just caught that on the map. Funny. I work in DUMBO and love working there, but it's too remote to live there (long walk uphill to the trains and you have to leave DUMBO any time you need anything at all). Pickles and Peas? Foresters? Crazy cup shaking homeless people? Attack of the thug teenagers at dusk and all night long. No thanks.
