Condo of the Day: 84 Front Street, #8C

This two-bedroom condo at 84 Front Street in Dumbo just hit the market asking $895,000. If new(ish) construction is your thing, this 1,047-square-foot place will probably do it for you: Everything looks spic-and-span and the developer clearly didn't cut corners on fixtures. This apartment originally sold for $748,413 back in 2006. By comparison, the 1,220-square-foot unit directly upstairs, which was a condo of the day last year, sold for $1,025,000, or about $840 per square foot. The asking price on this smaller one comes out to about $854 per square foot.

I know this building and although it has a doorman and a gym it's very close to the Manhattan Bridge and when that subway goes by...rumble rumble...get out yer earplugs! I think 700/sq foot is appropriate

These apartment feel tiny. They are nicely done, but if you want to have a real dining area and any furniture in your bedroom, you are SOOL. They feel like 800 sq ft apartments for some reason.

That because they have 2 baths-which takes away space from the common areas

I've looked at a few units in the building and they did do a good job on the fixtures. I found the 2 bedrooms just too small with the second bedroom feeling especially cramped. No chance of ever opening your windows being that close to the bridge either.

No luck on the floor plan for me either but I live in a similarly sized 2 bedroom in Dumbo (different building) and my unit looks way bigger. Not sure if it is the unnecessarily large bathrooms or the photos but everything looks cramped.

I do think the two bathroom thing can be a . .. kind of bungled attempt at luxury. Two relatively grand full bathrooms in a two-bedroom of this size, can result in the opposite of what was intended -- here an apartment that feels smaller than it should.

Yes, exactly. Sometimes luxury should really just be the square footage to be able to afford to buy some stuff.
