Condo Conversion at 219 Saint Johns Hits the Market

The four-story limestone rowhouse at 219 St. Johns Place in Park Slope has just been reborn as a three-unit condo building. Someone's clearly put a lot of money and effort into the project as the renovation looks a cut above your standard conversion. But, then again, it better be a cut above based on the prices they are asking: $975,000 for a 1,039-square-foot floor-through, $1,500,000 for a 1,412-square-foot top-floor three-bedroom, and $2,100,000 for the lower duplex. There's an open house on Sunday from 2 to 4 p.m.

These prices are so out of line that I actually feel sorry for the developers (who look to have done an otherwise above-average job).

Why would you want the roof deck to be off your bedroom? Really? If you are entertaining you do not want people tramping through your bedroom. Granted, they worked with what they had but this is not a great amenity given the layout.

uh, is that that the back of the building? i've noticed a lot of brownstones and limestones in brooklyn are SO mullet it's not even funny.. u know, business in the front, party in the back? gack. thankfully we don't have to look at the butts of these newly renovated brownstones. perhaps landmarking should also include the party section of houses?

I live accross the street. They did a good job with the bones of the house, but the prices are extravagant. 153 Lincoln and 133 Sterling, 2 similar offerings a block away are in the $850/sf range at ask, and sell for less.

The block is very nice but the house is on the worst part of it, and Flatbush in the back is not the best thing to look at. I agree with Brokedeveloper, the price chop will come fast.

dave, you know what a mullet is right? the type of haircut short and nice on front, a wild scraggy long mess in that back? well that is what a lot of brownstones look like. all prim and proper and nice in the front, but then in the back they have crazy extensions and ridiculous back facades. brooklyn is the urban architectural mullet capitol of the USA.

ok - well the first floor duplex is gorgeous and the pics are really nice - however the prices are WAY TOOO HIGH!!!!!
the second floor apartment is ok - but does the front door literally open into the kitchen
that's weird!

You know building standards have gone down when you feel it is necessary to tell people the apartments have solid wood doors, like that's something special and posh, not the norm.

Over 2 mil for the lower duplex? Sheesh. We've had Park Slope HOTD's for that amount, and you could get a great house in Prospect Hts for that, and have change. Not to mention 2 houses in Crown Heights, and money for renovations.

there are 3 new condo buildings on 7th (albeit bet. 3rd and 4th ave) that have better triplex apartments, lots more real space (2700 sq ft), and lowest level is not completely underground - had patio doors to the outside. pretty sure they went for around 1 mill or 1.15 mill maybe? and, that was a couple of years ago. so, are they saying that this location and a limestone front is worth another million?

does look like a nice reno, but find that tiny living room silly.

Reality check. Quick. Nearly $1 Million for that 2-bedroom floor through??!! With a master bedroom that is only 9 feet wide??? Oh, they have in-wall HDMI wiring for your HD cable TV, so it must be worth it. We are looking at a serious price chop in the six figures here (and I am talking about six figures starting with a 2). The plans were drawn and work started pre-Lehman, but still, you can lower your costs during the build, cant you?

I really like these, but, yeah, $1 million/floor ain't gonna fly. Great reno, though. I think they'll get within 15-20% of ask.

For the same price as that lower duplex (which does look nice, I admit), you can buy that entire, beautiful HOTD brownstone on Washington Ave. in Clinton Hill. Guess the developers will take a bath on this one.

Good luck getting financing on a three-unit building -- I think there's maybe like one bankout there even willign to look at that, and they'll only do 1 unit out of the 3.

babs, that's a good point. And there's a reason why banks are reluctant to get involved with tiny, expensive co-ops.
Many ordinary people are in arrears and are one paycheck away from defaulting, or worse, just nor paying their maintenance for months. Do you know what is involved with foreclosing on a deadbeat shareholder? It is a year-long legal process.
