This 800-sf, 2-bedroom condo in a conversion was asking $533,000 when it was first listed in March, and last asking $475,000 in June, says StreetEasy. Entered into contract on 7/15/09; closed on 8/26/09; deed recorded on 9/3/09.
$500-$750K Range: SUNSET PARK
757 58th Street; Price=$750,000 GMAP
This is a 3,072-sf, 2-family, according to Property Shark. Entered into contract on 6/1/09; closed on 8/26/09; deed recorded on 9/3/09.
$750K-$1 Million Range: CARROLL GARDENS
95 Summit Street; Price=$900,000 GMAP
This is a 2,970-sf 3-family with a ground-floor commercial space, according to Prop Shark. Entered into contract on 3/13/08; closed on 8/18/09; deed recorded on 8/31/09.

Wow, I didn't think entire townhouses went for that low of a price, until I looked at the map. It's on the "wrong" side of the BQE.

Might I suggest using/linking onnyturf.com subway/gmap mash-up instead of the regular gmap? People get a much better sense of where the subways are in relation to a particular location.

Cookie: I don't consider myself an authority on these sorts of things, but the price on that Carroll Gardens place looks surprisingly low even considering the location. It also took a year and 1/2 from contract to close, so maybe something else is going on?

$200,000 for 170 sq ft of living space!!
I guess it works out to be about $1300 or 1400 a month, so I guess that's not too bad... AARGH!

BTW, the dimensions for the BH place only add up to 271 sq ft, including the "foyer" and the crapper...

200K is cheap for that place.
People pay way more than $1300 or 1400 a month to share a room in a 2 bedroom apartment.
And it actually works out to $1270 a month, which includes the maintenance.
Great deal for someone who wants to live alone in a good neighborhood and end up with something to show for it down the line.
When you get back the few grand at tax time from the mortgage interest deduction, you've got a sweet little pad AND a trip to Greece.

From the refunds I've received from the past couple years from owning my place, I saved enough money to buy a vacation property.
People who rent seem to have no idea about how the mortgage interest deduction works. It's significant money.
