Rental Picks: Prospect Heights

Today we scanned rentals in Prospect Heights and decided to administer awards for some of the rentals that caught our eye.

The "expensive but possibly worth it" award:
One-bedroom 1860 brownstone, fireplace, deck, gardens, Saint Marks at Carlton, $2,300

The "what does luxury condo mean, exactly?" award:
Three-bedroom, exposed brick, washer/dryer in unit, Rogers at Sterling, $2,045

The "isn't that Crown Heights?" award:
Two-bedroom, rent-stabilized, elevator in building, near Nostrand and Pacific, $1,500

The "great deal" award:
Four-bedroom duplex, new construction, backyard, Bergen at Franklin, $2,400

The "is that really your marketing strategy?" award:
Two-bedroom brownstone, Dean at 6th Ave., $2,000

StreetEasy stats for Prospect Heights rentals:
- 49 listings
- 10 studios; $1,445 average
- 14 one-bedrooms; $1,588 average
- 15 two-bedrooms; $2,475 average
- 8 three-bedrooms; $3,288 average
- One 3.5-bedroom and one four-bedroom, $2,200 and $4,500 respectively

I have a really naughty habit of flagging any Craigslist apartment ads that use the terms "underpriced" or "below market rate"

i think rogers at sterling also gets a crown heights award. are the street easy stats for prospect heights proper or do they include stuff like nostrand and pacific?

the only problem i see with this thread is that all the listings are pulled from craigslist, so like 75 percent of them are not what you are looking at and might not exist at all.

Umm,

ALL of he rentals seem to lie in the boundaries of Crown Heights to me.

Face it, Eat of Washington Ave, begins Crown Heights.

Realtors can try to push the bounders for their financial gain if they wish, but Washington Ave is East border of Prospect Heights.

Yes...this is a great new feature on brownstoner!!! Love it!

Regarding the rentals:

Only the first and last listings are in Prospect Heights. All the others are clearly Crown Heights.

I love this idea. However I really think these are a turnoff as they are all craigs list. from my experience CL has a bunch of sketchy unreliable listings. Personally Id prefer listings from NYTimes or the known real estate agencies.

I think the first two are legit ads. The other three, I can't say. Please note that one of them has already been pulled.

I've used Craig's list as a landlord and as a renter and have found that even though you have to wade through a lot of stuff, it's pretty easy to pick out the actual owner's listings.

I don't know if this is best place to do this, but my Girlfriend and I responded to this CL posting last Friday:

We did not get a email response. Then Saturday night a rapid realty broker called both my GF and myself. We had only responded to this one posting all week. So he tried to tell my girlfriend what APT's he had and she politely let him go.

He called me about a hour later (this sat night at 8pm) and I started pressing him on how he got my number, he said I had called him and left him a message. I told him he was incorrect, I told him I had responded to one CL posting last week, he asked if he had the right number, changing the last digit on my number and saying he must have the wrong number. Then I brought up that he called my girlfriend a hour early and I told he was posting fake listing on CL under "listing by owner". He hung up on me, I tried to call him back twice and he would not answer.

How do you report that Rapid Realty is doing things like this? I have his number but I don't know how to proceed with reporting him.

THe one that I posted? First off I have no association with it, I just saw that it was posted recently. And secondly, judging from the pictures, it looks like it's facing the Pacific Street side of the building, which is towards AY. Not really sure how much work they'll be doing there or how loud it'll be and of course whether AY will even get a construction loan and start any construction any time soon.

I LOVE this new section because it's proof positive of the direction we can expect the prices of sales listings to go.

Combine this w/ the NYT real estate section featuring renters more and more this year (before it was "look at this ingenious renovation of a 3 million dollar apartment in the west village!") and I think you have a good indicator of the audience for buy vs rent right now.

as someone who is preparing to rent out a 3 bdrm apt in crown heights north (plus did some realistic comps on rent in the hood), these prices are pretty high for the sq ft, location, and amenities. These prices are ok is they manage to sucker someone into believing they're indeed in Prospect Heights proper.

snowboardqueen-- excellent point.

Rogers at Sterling is a major stretch already, no need for Mr. B to go as far as Nostrand & Pacific.

As for Bergen & Franklin--

Anytime you have to ask yourself, "which is closer, the Franklin or the Park shuttle stop?" Well my friend, you are in Crown Heights.

Prospect Heights has relatively simple boundaries, Flatbush, Atlantic, Eastern Pkwy, Washington
