I really love this house on Dean st. I had a little pang when I received the update from Streeteasy, but it's just too expensive.
This list feels like a repeat, all these houses have been shown before.

I'm hoping the Bed-Stuy floorplan is wrong--otherwise it's really bizarre. Bedrooms on the parlor floor and only one kitchen--on the top floor? Could be a great house, though.

compared to that Sunset house from Wed (ie asking 720k, 2 family), I say this looks like. This doesn't seem to have much of the juicy details. Dont know about others but I think there should be a discount on 2+ family ppties vs 2 families. 2+ families have higher interest rate, potentially high down payment, and dealing with 2+ tenants vs just 1.

bedstuy flr plan not consistent w/ pic's or text description. ad says 2 family (ie 2 kitchens) but flr plan shows 1 kitchen. kitchen is big in pic vs. skinny small one on flr plan.

bedstuy prices are all over the place. really hard to gauge what's what. compared to some listings, this expensive by 150k vs others it might look too low by 150k.

BIH...I can't. Once you get past the area encompassed by Stuyvesant, Marcus garvey on the east & west and Fulton up to Halsey it becomes a very block-by-block issue. That house ias about a 8 minute walk to the Utica Ave A stop.

At least there's a small grocery store (not a bodega) maybe one or two blocks north on Malcolm X. You really have to go and see the overall quality of the stock on the block.

It looks like a good deal for what looks like some really nice detail. I agree, the floorplan is a bit weird. And there's my pet peeve that the rental unit is on the top floor instead of the garden level.

When I bought my used chevy I paid a used chevy price.
Prices are ridiculous now, it has not always been like that, especially in Brooklyn. Are these wacko prices sustainable in Brooklyn? Who knows?

I would like a brownstone/limestone one day and I actually like the idea of the rental on the top floor because then you can have the yard. But to each his own.

Hancock traded for $0.385M in 08. Why should I pay more? What value was added? Granted, it's detail encrusted, but how is historic detail in the 'hood valued at $314K?

Tdeezy...think of the layout though....the hallway becomes total public space. you have to keep your doors closed between the garden level and the parlour floor because the tenant is entering on the parlour level and going up. You really can't incorporate the beautiful staircase into your own unit. And you get the s end of the stick with the lower garden level ceilings.

You can remedy by having a deck on parlour level.

It's just my opinion but I don't want to be a prisoner in my own house having to keep the doors shut all the time. With the tenant on the garden level it's pretty much isolated and you'd only be down there to go to the basement, or out the yard if you don't install a deck in the back.

One of the few things DIBS and I agree on (tenant on garden level...oh and ensuite bath). When NY Case-Shiller craters into the earth, I'm shopping for 1 and 2 fams or brownstones easily converted to such (or three quarters off!). It's bad enough to live with a tenant in the first place.

BHO...the great thing about a lot of these places is that there is no C of O and you can redo the floorplans whatever way you wish. You just have to make the electrical services matchup.

Most work that goes on in Bed Stuy occurs without any permits. You just have to be nice and have nice neighbors.

I first started looking at four story buildings but decided on just buying a three story because of the tenant issue and which portions of the house would be "mine."

Once again priced at 2006/07 levels. None of these will appraise even close to those prices, so a buyer will need LOTS of cash to flush down the crapper just to buy one of these.
