House of the Day: 20 Grace Court Alley

The carriage house at 20 Grace Court Alley was an Open House Pick back in June when it hit the market for $3,300,000. Two months later, the owners have yet to flinch on the asking price. It's clearly a beautiful place in perfect condition so price is the only hurdle. The sellers paid $2,675,000 for the 2,550-square-foot house in 2005 and we assume they are the ones who did the most recent renovation. So what do you think they can get for it now?

One of the most underrated cars of all-time bowl of dicks, especially the Mk I. Get a properly set-up and it will give you a better driving experience than almost anything.

There is no backyard at all. To me, this feels a bit hemmed in, more like apartment living, except you get your 2,500 square feet on 3 levels and no doorman or parking garage. It's lovely, but it's not at all what I would want (well, imagine a millionaire would want) for this kind of money. More privacy or more services.

I suppose it is objectively nice, but not really my personal taste. I guess I just don't understand why this would cost almost as much (or maybe as much?) as a real townhouse in the area.

yeah, but you don't live in (most) condos or co-ops for THREE MILLION DOLLARS... At least a little outdoor space would be nice for that sort of change, no? Especially since that area is a park-free zone.

I love it when a place where the horses used to stay can sell as high end real estate. I also think that oriental carpets in the kitchen are a bit over-the-top.

A little birdie told me that a quite famous entertainer/musician bought the penthouse at 160 Henry.

And nothing old school like Liza or Bette.
But not the new crap either. This is a major score for BH and to be honest, I was shocked. The coolness factor went up a few notches for sure. :)

This was my favorite house on the 2008 BH house tour. Not completely over the top luxe or overly historically preserved like some of them, yet lovely in every detail, including the decor. Kitchen to die for, as is every bedroom, and the location. I recall two terraces but I don't think any garden space. I wanted it then, I want it now, but I did not win the mega millions, so...

Dont see the yard issue. Surely anyone who buys this house has a couple of acres in Quoque, etc. I know someone who was very interested but unable to sell their area brownstone.
I'm more interested in the musician rumor. Elvis Costello looked at a Columbia Heights brownstone a decade ago. I feel like that's as close as we've come to cool in a while.

Worth the money or not? I guess we'll see if someone goes for it. In the meantime, a really, really beautiful place. The exposed brick on the top floor really works, and I love the space the rooflines make. One of the nicest places we've had on HOTD, in my humble opinion. I even like the kitchen a lot.

ugh and what about the matching shag toilet lid cover? i had to endure those growing up and then one day my grandmother discovered vinyl toilet seats made of foam inside!!! SO gross. they would always wind up getting cracks in the vinyl trapping all the poo mist in the foam!!!

Before I've even been there, I think it might be too small for all you guys. I've heard it's really loud as it is.
I can HIGHLY recommend Franklin Park though. Really would be an amazing spot for a Brownstoner gathering and it would be nice to give a little Crown Heights luvin'
