House of the Day: 638 Saint Marks Avenue

A few months after transferring the deed among family members, the owners of 638 Saint Marks Avenue in Crown Heights have put the four-story, one-family house on the market for $749,000. The house has some very impressive detail intact, though we're not crazy about aspects (exposed brick, shiny new floors) of what looks to be a recent renovation. What do you think of that asking price?

everything is so shiny. kitchen is god awful!!!!!!!!! these ppl ruined this house like nothing i've ever seen. and like we don't already have enough concrete in the city, they add more in the backyard. this place is awful

being too dramatic. Flooring on parlor floor bad choice. So - sand, stain, and use matt finish. Throw a few area rugs down. Kitchen - so get new doors for cabinets.
Pull up some of the pavers (which many people like) and/or use big planter boxes if want more green outside.
It is clean move-in condition.
Some things are easy to modify to your taste.
As far as price goes, I dunno comps for block/area.

agree with Pete. 11217 - this is around the corner from the Brooklyn Children's Museum. The area is quite and has some very nice large homes. This is considered Crown Heights North. I'm sure MM can give further details.

I walked around this area maybe back in May and some blocks seemed good, and then some seemed quite bad. I thought St. Marks was one of the bad ones, but I must have it mixed up with another one.

St Marks between Rogers and Nostrand is an interesting block. There is some amazing and varied architecture here, and some very committed community folk on this block. Admittedly, this is not one of the most interesting houses on the block. It can get a bit loud on the Nostrand end of the block, but I think this house is closer to Rogers. Grant Square, and yes, the Armory/shelter, is around the corner and down 3 blocks, but so what? Houses on Dean Street, around the corner from the shelter go for much more, and people are still moving into this area. You would be closer to Franklin Ave, (2 blocks), which is turning into a nice street for restaurants, bakeries and small shops. The subway is doable, being about halfway between the A/C at Nostrand and Fulton, or the 3 at Nostrand and Eastern Parkway. The Franklin Ave Shuttle is even closer at Park Pl and Franklin.

They over renovated the house, but Petebklyn is basically right. One could re-do to suit. This block will eventually be landmarked, there is a lot of unique architecture on it, and so it is priced well, especially for a long term purchase.

Bkny, sorry, but the Children's Museum is further east by three and a half long blocks, on Brooklyn and St. Marks, not really near here. This is the block with the quirky Black Forest type black brick houses, some fine Renaissance Revival golden brick houses, and a couple of other eclectic styles mixed with classic Italianates and Neo-Grec's like this one. I like the block, it has great possiblities.

MM - I guess it seems around the corner to me - since I live in bed-stuy and walk to the museum quite often. so 3 and a half long blocks makes that close for me. ;)

Brooklyn Ave isn't that far from this place! I'd say the Museum is just as far east as the 3 train is south. Love the outdoor space! It's a good location in CH being close to Nostrand & Franklin. Too bad there's no floorplan. Assuming a decent layout? Someone will snatch it up for 700.

An area of architectural distinction (check out the old republican club on grand square, now senior housing i believe). Very short bike ride to Prospect Park and then on to Park Slope for your yuppie consumption needs, easy walk to Botanic Gardens, Brooklyn Museum. Not far from my favorite place for doubles. I would live here in a minute, were it not for concerns about the schools in this district. I'm afraid that's why it's affordable.

this is NOT around the corner of the Brooklyn Children's museum....do you people even live in brooklyn?

BCM is on....BROOKLYN AVE...about 5 blocks east, this area is more of the now trendy franklin ave corridor, kind of no-man's land as the housing stock is a mixture of stuff (row houses/ industrial/aprt buildings).

it does fall within the now phase 2 of the landmark district of North Crown Heights so that's a good thing.

house is move in condition- the changes will be cosmetic.

I suppose if I had $200K laying around that I just wanted to piss away into the wind I would buy it now. Why anyone would buy into this market is simply assinine. We have a long way to fall and will get there eventually. Has anyone had an appraisal done in the last month that was anywhere near an asking price such as this in this type of an area? I know in my hood appraisals are coming in WAY below ask and according to my friends in the appraisal and lending business this is just the tip of the rather large "new normal" lending iceburg.
