Development Watch: 174 Clermont Avenue

Work at 174 Clermont Avenue, a 15,000-square-foot new residential building in Fort Greene, appears to be just about wrapped up. And you know what? We think the design of the six-story, six-unit building looks pretty good, though we're not thrilled with how it blends (or, in this case, doesn't) fit in with the scale of the neighboring buildings. To be honest, it looks a bit like the Department of Health building a friend worked in...I think it was 1968--1970. I guess I don't get around the neighborhood that much. I didn't even know about this building.
I'm wondering how hard it will end up being for the person who has to wash the outside of the windows by reaching from the inside. Do only the little horizontal rectangles open?

Interesting and appealing use of contrast on the street wall plane-from the image... imaginative and somewhat subtle way of breaking up the blockiness of the form. I'll have to walk on this block to get a better sense. My first impression is favorable- you can see immediately that some thought and effort was applied... not just the usual "ders gold in dem der luxury condo's" of yore! Who is the architect?

Couple thoughts…I live right across the street from this building and have been watching it go up for what feels like years now…watching as they stopped and started the construction over and over again…the endless mornings of drills, jackhammers, trucks beeping as they backed up…In many ways, I despise this building for the constant sleep interruptions it has visited upon my life and I wish that god would curse this building and salt the land so that nothing will ever grow there again. But that’s not neighborly.
From an esthetic point of view the wood panels in front are strange, when they first put them on, I thought they were temporary plywood covers…I still can’t get over that initial impression when I see it. Although, I will say that this…it’s is one of the most heavily engineered buildings I have seen go up in Fort Greene…it’s internal skeleton is pure subway I-beams, not cheaply poured concrete and strange lines like the building next to mine. They took a lot of time to build it correctly. Furthermore, its modern look really stands in sharp contrast to the crack house next door too (as seen on the left of your photo). All in all, I can’t wait for it to be finished so I can sit on my couch and stare and someone else sitting on their couch across the street and then I can subject the new tenants to some weird nude dancing while wearing my Mexican wrestling mask…woohoo.

I think it's pretty. My husband thinks it looks like a station wagon. I'm also just happy the scaffolding is finally gone.

cajunchrist, we must be neighbors. i also felt an early annoyance and hostility towards this project...and i also thought, initially, the wood was temporary. but a couple of months ago i walked out of the armory and thought...surprise, i like it. enough so i tried to find info on the architect, construction or something. i remember reading and looking up a name like "chin architects" or something similar. iirc, i found a site where the building was listed as a project, but all the others were not impressive. now, however, when i search for the address, i find http://www.levelarchitecture.com/levelprojectlist.html.
if anyone has intel, would be very interested to hear!

FYI...
The building is not 6 units but 9 Units.
It has 1 Triplex, 5 duplexes and 3 simplexes.

Hi Leeco. When will the building be ready? I'm looking for a place to rent/ buy maybe and would be interested to check it out. What sizes are the ones on top with the terraces?
