Co-op of the Day: 11 Schermerhorn Street, #4FE

This fourth floor two-bedroom at 11 Schermerhorn Street in Brooklyn Heights may be in a prewar building but the recent renovation didn't manage to preserve much of that vibe. The rooms are generously-proportioned benefit from nice windows and light. The galley kitchen isn't doing it for us. Then again, the asking price of $675,000 isn't crazy for the neighborhood. Thoughts?

Anyhooo...that kitchen looks super duper narrow and flat out unworkable. Shame.

Price is quite high for the sq. feet. And the square feet are low for a 2-bedroom.

I actually like the place BUT I'm no thrilled about having to walk through my kitchen to access the sleeping quarters and restroom. But at that price HELL I guess it doesn't matter much.

That kitchen set up would make it so easy to grab a beer and a paper bag on the way out AND a beer (no paper bag needed) on the way in.

He may have gone to the third-douchiest school in America according to GQ, but he's not stupid! Har har.
And I like this place very much...every apartment in Manhattan looks like this, but being in Brooklyn saves it. Perfect place to come home and crash out to some zombie TV after a hard day PLUSAing or just thinking great thoughts.

That is a great kitchen! What is possibly wrong with it?? I have a galley kitchen, it is so convenient and easy to do things. Way, way better than an "island" which only looks good, is not good.

IJ, if they renovated the kitchen, and are bragging about the appliances, they could have done better with the stove.
Second, there's not even a cheap microwave/vent combo over the stove.

You can't have a vent over the stove if there is no vent in the wall.
Why would you have what looks like French doors to the bedroom in the living room? There is another door. Weird. Not terrible but this building has limited services and you could do better at the price.

BH76, of course you can. Those microwave oven/filters have a fan that pulls the air thru grease filters and puts it back out. Hell, every rental in the city has one!

Horrible location, high maintenance. Looks cookie cutter, no moldings etc... Nasty paint job in bedroom and a kitchen that you need to walk through sideways to fit. Over priced too, only good if you need to be close to the unemployment office on Schemerhorn on a regualr basis.

Denton -- That's not a vent -- at least by any building code. A hood like that is mainly decorative.

Sorry, BH76, if you clean the filter regularly (in the diswasher) it will trap a not insignificant amount of grease. If you saute or pan fry a lot (or even reduce sauces) the steam is laden with grease/oil. It does keep your cabinets a lot cleaner and less sticky.
This is a nicely renovated, well-staged apartment. But I still don't think it's over 850 sf., which is small for a 2br. I'd look at as a generous 1 br, using the small room for office/study/guest br. I'd say it goes for about 10 pct. off ask.

Are you kidding Minard? Have you ever been on this block?The apartment is in downtown Bklyn- not Bklyn Heights. Yes it's conveinient for Popeyes and McDonalds and not far from the Fulton mall. I guarantee it won't even go in the 6's.

In theory, I like the layout because the windows stretch along the long part of the rooms and the kitchen has two entrances.
In reality, I'm wondering if this was a one bedroom converted to a two, wishing the rooms either had prewar details or the kitchen was more modern, and agree the aisle looks too narrow.
Three feet is standard to avoid claustrophobia and not being able to open the oven or dishwasher.
It sounds cheap for a two bedroom in Brooklyn Heights. Don't know about downtown.

Look at the googlemap, don't you see the little orange arrow right under the words "Brooklyn Heights"?
And yes, it is as reasonable price for a 4 room apt. in Brooklyn Heights.

infinite: you should write a letter to the NYC Landmarks Preservation Commission and tell them to cut this block out of the Brooklyn Heighs Historic District because it is actually in Downtown due its proximity to Popeyes.

Whether this place started life as a 1br or 2br, it's a screwed up layout. At this price point, your kitchen shouldn't do double duty as the main hallway.

I like galley kitchens. I predict they will come back. If I owned our apartment now, I'd move the kitchen into what was supposed to be the bathroom that is now a pantry. Some people don't like to have the kitchen featured as part of their decor.

A galley kitchen like this is far preferable to the "wall of appliances" with an island in the living room that all of the new condos have.

I agree. the wall of appliances is a fashion that will probably be considered very dated and silly in a few short years. Especially when the appliances themselves start to look old. If you have a pre-war layout with a separate kitchen, treasure it. Don't let your contractor talk you into knocking down the walls.
