This one bedroom co-op at 385 Argyle Road in Ditmas Park is nothing fancy but, at 820 square feet and with some prewar character, it's also a pretty solid starter apartment. The maintenance is quite reasonable at $513 per month. We'd be surprised, however, if it fetched the asking price of $309,000. More like 10 percent south of that, we'd guess.

I love this place. If I could magically sell my current PS apartment now, I'd buy this with cash and be rid of my coop board hassles.

This place is good 20% overpriced. You can definitely do much better for 300K in Ditmas Park.

I'd prefer to pay around $250,000. But I figure this place will go for around 275,000.

Of course, a lot depends on the building's financial and infrastructural condition, too. There seems to be an ongoing assessment there now, according to the listing.

Agree with Kensingtonian. I expect this to go for $250k, maybe $260k. They should lower the price now before the listing stagnates and catches that whiffy odor of "what's wrong with this place?"...

C'mon, those mermaid shower doors are ultraclassy, and worth the extra $60,000 over what the price should be.

Well, I bet they are worth something if they're originals from the 50s. Not $60,000, tho. But I don't think this is $60,000 too high.
