Co-op of the Day: 414 Albemarle Road, #6D

414-Albemarle-Road-6D-0809.jpg
This co-op at 414 Albemarle Road in Kensington looks like a nice basic prewar apartment. Nuthin' fancy, but it's got some prewar charm, decent size (800 square feet) and a reasonable monthly maintenance ($516). On top of that, the bathroom and kitchen look pretty inoffensive compared to a lot of things you see for under $300,000. That's not to say this apartment will fly off the shelf at its current asking price of $295,000. We suspect there's a little wiggle room built into that ask.

And just what are they hiding behind those closed living room blinds? A brick wall view, perhaps? Nevertheless, it's nice to see a COTD at a lower price (whether or not it's the right price).

decent starter apartment....nice neighborhood, pre-war, and right near commercial. price i think is a tad high however....i would price it at $220K and it would get snatched up

Sorry, but if I could only afford an apartment worth $300K, a $500 maintenance fee would be high for me
just sayin......

This is way more appealing than that tiny studio in Fort Greene from a couple weeks ago. At least you don't have to cook and eat in your bedroom.

Posted by: Sparafucile at August 19, 2009 12:55 PM

Spara:

But Ft. Greene has a location where you step out your door and have bars/restaurants and 10 trains to Manhattan to choose from. Some people (especially young ones) moved to NYC for those things and not to eat and cook alone in their apartment. I have friends who have lived in NYC for 10 years and never once used their stove.

Having said that, this place looks fine, but overpriced. I think 250k would do it.

Totally agree with gemini. $516 is almost a full THIRD of the monthly check writing! It's all about ratios, no?

Posted by: tybur6 at August 19, 2009 1:14 PM

The location is good, indeed. IMHO, about as good in Kensington as it gets. Otherwise it depends on how much people value the pre-war thing. The asking is on a high side for Kensington.

Is this stumbling distance from Sycamore?

Posted by: dirty_hipster at August 19, 2009 1:23 PM

The F train does suck, no argument there. But if you have a reasonably-sized apartment you can invite your friends over for dinner and don't have to eat alone. And Church Avenue near McDonald has several very good restaurants, even though they're not yuppie-approved like the ones in Fort Greene.

To each his own.

It's a 10-12 block stagger. Look both ways before crossing CIA and OP. Objects in beer goggles are closer than they appear.

Posted by: DitmasSnark at August 19, 2009 1:27 PM

This will go for about $230k. $250k tops.

11217, same reason why nobody wants to buy a room

Posted by: aj at August 19, 2009 1:34 PM

I am with Snark and aj on this one. I say about 220-230K. 15-20 minute shlep to Sycamore but nice and quite street with a 3 minute walk to F train (oh no I said the F word).

Posted by: Kensingtonian at August 19, 2009 1:34 PM

Not more than 15 min to Sycamore. If you are crawling back, that's another story.

This is a very quiet and pretty block. You are within 5 min. walk of library, post office, F and G trains, express buses, great food shopping and a variety of takeout or unpretentious dining options. You are also within walking distance from B and Q (or you can get a short bus ride, B35 runs very often) and about 10 min. from Prospect Park.

Pretty much the only thing missing is yuppie-style dining/bars. For that, Cortelyou is not too far away.

Posted by: kensingtonka at August 19, 2009 1:49 PM

Inoffensive? What is that counter doing there?

Posted by: mopar at August 19, 2009 2:22 PM

There's a couple coop buildings closer to Cortelyou around e7th and e8th that I'd consider before this one for no other reason than to be almost the same distance from the F and the Q, just for the choice. The Q has been the better of the 2 trains, in my experience, and the walk home from the Q train along Cortelyou. And you would be stumbling distance from Sycamore...

Posted by: kensington gal at August 19, 2009 3:02 PM

Mopar, I was wondering the same thing.

I've stumbled home at all hours from Sycamore and always been safe. Another friend stumbled home and fell flat on his face at Cortelyou and C I Ave - and woke up at sunrise with his wallet, phone, and keys still in his pockets. It's a pretty safe neighborhood.

oh my god - the entire appraisal process for the apartment revolves around 1 stinking BAR!
