Condo of the Day: 445 3rd Avenue, #201

While this one-bedroom at 445 3rd Avenue in Gowanus may not look that different from most recent condo projects, for some reason it feels nicer to us. It could be the large wall of windows or the clean, modern kitchen. Because of the prewar shell, the ceiling height's also a little more generous than you're likely to find in a new construction project. None of that means the seller will necessarily be able to achieve the asking price of $399,000, but the 639-square-foot apartment's only been on the market one day, so give it some time.

Funny, I saw this yesterday and almost wrote you guys to see if you'd want to highlight it. I really like it a lot.
This place intrigues me, and I actually do like that location a lot.

Hmm... $2,300 a month with $60,000 down. Seems a little pricey, but it's a decent enough location and they seem to have made the apartment look pretty nice. I dunno -- This is actually suggesting to me something to do with reality.
I'm scared.
The price needs to come down, though (a lot, like 20%)

This is IDEAL for 11217 and perhaps it's bigger than your studio
you would right in the heart of all the Fun :)

I like the Iowa location.
Not so sure about the New York one, although the walk to Enterprise would be much shorter than I have now.

The reason it intrigues me, is because I don't see too many apartments for sale down in this area. When I was looking Gowanus was near the top of my list, because I think it holds a lot of potential, but it seemed to be mostly homes for sale.
Yes, I think this is overpriced. But I still like it.
I'm not moving Gem! I love my place too much, even though this place is bigger! I've got everything I need right where I am.

Looks nice, although is it just me or is there something fishy going on with those photos? The windows on the exterior shot are very tall and narrow, but on the interior shot are much wider. Are these different window or did the broker stretch the photo to make it look more spacious (a common tactic in my experience)?

kvnbklyn... The photo perspective or even stretching might have something to do with it, but the apartment is also the "rear" unit -- so the windows may very well be wider in the back.
I wish I had and made more money -- this is the sort of place I'd really like. (Though, not for $400,000!!)

What's behind the curtain in the bedroom?
I'm guessing it is the toilet.
Very convenient for those 3:00am full bladder wake ups.
And those photos are absolutely stretched -- esp. the kitchen shot -- unless, of course, the cabinets really do meet the windows at a 75 degree angle.

Is the photo of the exterior accurate? The listing says central air but the exterior shot shows window ac units on each floor. Also, the living room and kitchen shots show 3 windows each. Even if they are overlapped by one, there would be 5 windows which doesn't seem to jive with the exterior shot (unless those side by side building are joined from the inside). I can see why folks like this place, it does feel nicer and more spacious than most new builds but I have a feeling "liberties" are being taken with the photos.

Yes, quite a wide angle lens. But place feels pleasantly airy. I like it. (Tho don't like that office nook being right by the door. You'd have to avoid bumping into the chair every time you walk in. And, yeah, what's curtain in bedroom?)
But where's the floor plan? Corcoran normally has one.

Ooo, LilBitOfLuck, good point. Hm .. . . . need TWO windows to overlap for it to make sense with exterior. They could have moved the art over for each pic (and performed some table shifting), but then the place would be quite a bit less spacious that it appears even subtracting the wide angle-ness.
Weird . .. trying to figure out some legitimate explanation. Could it be the side wall of the building?
And yes, central air not jibing with those air conditioners. Maybe exterior picture IS a mistake.

We use a window unit even though we have central ac. What is the point of cooling the entire apartment if you are going to only be in the bedroom for most of the night?

I just got back from jogging past that place...
That's an old picture. The building now has windows in the front (and actually some window boxes). Also, this is supposed to be a rear unit right? If the "R" in "2R" means rear, then it appears to actually have 5 windows running along the back. Looks like a decent place to me.

I think I've actually been in this building, at a similar apartment on the top floor. Too bad there's no floor plan, but I think the bathroom is on the right as you go down the short hall to the bedroom. It's a nice layout, and a surprisingly decent renovation of an older building. The location is a bit remote, but if the price comes down a bit it could be a good buy for a single or couple.

The nice thing about the reno is that they turned an 8-family of narrow railroads into an 8-family with (relatively) expansive living/kitchen rooms, stretching the full width of the apartment. They aren't gigantic, but they feel bigger than a typical 12-foot wide apt. in these kinds of buildings. Good light from the 4-windows-across, too. (I have been in this building.)

It is a tenement and it is way overpriced for that location.
Funny my Grandmother lived in a tenement like that in Sunset park, 5 railroad rooms, 2 windows in front, 2 windows in back and paid like 90 bucks back in the day.....
Hard to even comprehend that a tenement could be worth anything in the 100's of thousands. I like them, but we all know that deep down they were built as tenements and will crumble (if ever) as tenements, no matter what any realtor says.
