$250-$500K Range: BOERUM HILL
94 Wyckoff Street, Unit 2R; Price=$433,000 GMAP
This 600-sf, 1-bedroom condo was listed for $450,000 in May, according to StreetEasy. Entered into contract on 5/28/09; closed on 7/9/09; deed recorded on 7/28/09.

$500-$750K Range: BEDFORD-STUYVESANT
417A Halsey Street; Price=$535,000 GMAP
This is a 2,058-sf, 2-family, according to Property Shark. It last sold for $200,000 in 2004. Entered into contract on 5/4/09; closed on 6/29/09; deed recorded on 7/27/09.

$750K-$1 Million Range: WINDSOR TERRACE
247 Windsor Place; Price=$900,000 GMAP
This single-family was an Open House Pick three times; it was listed for $1,250,000, then $1,150,000, and finally $995,000. Entered into contract on 4/20/09; closed on 7/17/09; deed recorded on 7/28/09.

Bed Stuy house is pretty

seems like good deal for buyer on the Concord Vill studio. I believe studios were more in the $250k range before. And I think this is the top floor -with 1 flight up to great roof area.

$721 sq ft for Wyckoff st condo walkup...strong price.
BedStuy and WT - I don't know prices that well.

The Bed-Stuy house looks very similar to the foreclosure that was posted earlier in the week. So now we have an idea of where the market is for that neck of the woods. Not the crazy $900K the (former) mortgage holders had on the house.

I second that Bed Stuy house is pretty. Actually find the details on those kind of facade more appealling than the generic brownstone ones. Plus they're easier & cheaper to maintain than brownstone.

so $260 sq foot unrenovated/needing major work in BedStuy.
Since Bedstuy is large area - how does this block/part of BedStuy compare ?

I saw a house on that block that was going for about the same price or slightly less. It did not appear to need a "ton of work" but we didn't have it inspected either. It was in good estate condition with few alterations. FYI none of these are 20 feet wide though, and you have to use the parlor as bedrooms if you rent out the top floor. (Works better with bottom floor as rental.) This is a good location.

This is a really pretty block Was just on it the other day. Technically part of Stuy Hts, but not in the historic district. Closest train is A at Utica, and very near the amenities on Lewis Ave. B26 bus runs uptown/downtown on Halsey. With all of the attention over there, this is a good buy which will only appreciate in time.

MM, think I recall seeing a "WRECK" on that blk or next one over and it sold for 380k or so. If my memory is correct on the location of that wreck, this $530k is expensive or at least not a bargain

Dunno,M4L, I guess it depends on what "needs a ton of work" and "wreck" really mean, which is usually different strokes for different folks. $380 is really low, haven't heard of prices like that on decent blocks since the 90's. That one sounds like a fire sale price, or someone short selling to avoid foreclosure. Good deal for whomever got it.

I have never heard about leased land at Concord Village and really doubt it. I do know they own the commercial parking lot on the north end of that block.

I'm the new owner of the Bed Stuy house, and here's the deal: doesn't need a lick of work, except interior painting. Some original details remain, including one tin ceiling, three fireplaces, and some moulding throughout. New boiler, HW heaters, updated electric, new roof. Beautiful back yard, great neighborhood. We're very happy with the place!

Given Rabbit's post, think Amzi saw the "wreck" I was referring to. That wreck had flaking paint everywhere, rotted flrs in bathrm,.... but there were tons of details remaining though
