Development Watch: 120 South 8th Street Almost Ready

We happened to bump into the builder of 120 South 8th Street last week as we were on the street snapping a photo. It turns out that the 66-unit building (which replaced these two 19th-century structures) should be ready for move-in some time in October. Not surprisingly, it'll be a rental.

Not terrible looking, and I like the location. And will be ready for move-ins by the time my current lease is up. Perhaps I'll check em out.

those old buildings they demo'd for this were really cool. too bad greed seemingly took over here, had they gutted those and turned them into 4 or 5 places with the garage redone for parking it would have been a sweet little project and probably would have sold quickly. opportunity missed.

The penthouse on this building looks particularly sweet. I'm guessing it's the developers.
Oh, and for those of you who like to drop the "another souless condo box" comment, puh-lease already. I know you think it makes you sound clever, perhaps even interesting. But we all know people who makes like that tend to be the most soulless of all. It's kinda funny.

And the CEO of Toll Bros is moving to the Penthouse of Northside Piers.
Come on lady...you really think the developers of these pieces of crap want to live above the tenants so when things start going wrong, they are IN the building?

Yes, a 1500 studio is fairly inexpensive.

I think Ian Schrager actually lives in the penthouse of 40 Bond St - but then again, 40 Bond isn't the Novo or NSP.

The building on S2nd and Bedford that leased in a day priced their studios at 1,800. So it would make sense that these would be priced a tad cheaper - as this is not as a desireable location. but who knows.

Agree re: soulless.
An apartment can't be soulless, but the person living there could be. But that has nothing to do with the housing type.
Personally I think this looks like crap in a not very good location, but it's not soulless. It has a very unoriginal and depressing looking soul to me, but at least it has one.

11217 -- that just shocked me... $1,500 was presented as a glorious deal (in Williamsburg). From my poking around at housing options, there are plenty of apartments all over Brooklyn for $1,500... from very nice studios to 1-bedrooms to bigger (in less desirable areas)
$1,500 a month happens to be outside of my "living alone" price range... but DEFINITELY not even close to what I would consider a good deal.... in ANY borough, and especially not on picturesque South 8th Street.

$1500 for a studio seems fine, as long as the building ends up being decent. Went with a friend to see a pretty crappy ground floor studio (more of a faux 1BR actually) on the same block a few months ago - went for ~$1150 I think, so I think they can get away with a couple hundred more for a much nice place. dirty_hipster any particular reason you like this location? It's a bit of a walk to everything (except the Marcy stop), no?

BJW - I live up on the northside near the park, I just find the vibe down there a little more relaxing. Broadway is probably my favorite street in the nabe, and the JMZ is more convenient to my work. The side streets between Broadway and Division are pretty green and leafy too - not bad to take a stroll on. I'd also go out on a limb and say this area is better served by *real* supermarkets and banks.

I think $1,500 for a nice studio is reasonable. Especially in that area of Williamsburg. I personally like South Williamsburg more than the North now. Would actually be interested in checking this out once it becomes available.

The building has no visual charm or personality, hence "soulless". Shouldn't need explaining. But if Don Cornelius had built it, I bet it would have had plenty, ENY :-)

soulless can also mean new, clean and air conditioning. think that south williamsburg is pretty cool. if you have kids there's a new charter somewhere around there. PS 84 isn't too far.
1500 for a brand new studio is cheap. i know more than a couple of 20 somethings spending that or more as a share in a 2 bed in wburg, so dirty is correct on pricing.
jmz is great. i walk there from n. wburg all the time to catch that train. comes constantly and you can get a seat. i work in soho, so i walk from the bowery stop. relaxing commute.
also, you can walk home over the bridge - it's super close.
moto, dressler, diner, marlow and sons... all great. DOC wines is there and SOMA gym - which is big and new. good location i think.
