New York City grew by more than 53,000 residents for the 12-month period ending July 2008, the biggest numerical increase of any city in the country, a US Census estimate shows.
The city's population was estimated at more than 8.36 million people, up from about 8.31 million in July 2007.
While a population increase has been the pattern of the past several years, the latest numbers show a shift in the pattern of who's moving into and out of the city, said Joseph Salvo, chief demographer for New York.
In the 12-month period ending in July 2008, Salvo said, fewer immigrants have been coming in but fewer residents have been leaving.
"Our inflows and outflows are balancing each other in ways we haven't seen in 25 years," he said.
HEY WHAT.....I thought you said you saw the moving trucks lined up and everyone was leaving???? With inventories of brownstones on the market so low, it's no wonder that we get Last Weeks Biggest Sales so astounding to Team Bear every week.

More people is more demand. How many housing units do you need to create for 53000 people? 13000? 15000?

I don't know how the things are calculated, but the number doesn't tell us anything about the 53,000 people, they could be rich or poor, generators of employment or welfare recipients. What I do know is that commercial and residential rents are declining in Manhattan. So how does that square? I'm not snarking btw, I want to know

it's definitely not welfare recipients coming INTO the nyc. most are being pushed out to long island and upstate ny. there are parts of long island and upstate new york that are 10x worse than the bronx.

Hi Rob. I know the boom pushed some of the poor into upstate NY and PA, but that doesn't mean poor from other states aren't migrating to NYC. Hey look, some among that 53,000 bought a 2 million pad in brooklyn, but not ALL of them are doing that since obviously rents are dropping. I'm just curious what people think is really happening

For what it is worth, NYC spends the most per capita for poverty stricken and social welfare programs. I know if I were dirt poor I would thrive in NYC relative to other parts of the country.

The trend going back many, many years is that NYC loses net population to the rest of the country, and gains population from immigration.
At the height of the boom a couple years ago NYC saw a net inflow of domestic population. This has probably slowed or been reversed, but recent immigrants have a relatively high birth rate, so now the city's natural population growth is higher than it's been in a long time.

NYC spends more because it costs more to live here. Many people who I grew up with in the PJ's have left NYC. Even though their benefits are less elsewhere, they feel that they have a better quality of life.
