One report, by Brown Harris Stevens and Halstead Property, put the average price of a Manhattan apartment in the second quarter at $1.26 million

That average price and everything above it gets a nice Brooklyn brownstone!!!!

where in that whole article about manhattan apt prices do they mention average price per sq ft. Seems not good reporting (although not unexpected). As if current quarter mix is 25% 2bedr and larger and 75% studio/1bedrd and last year was 50/50 - gonna show big change in median and average price per apt. Same goes if next quarter goes back to 50/50 mix - then will show big increase in pricing.
All makes great news story but can be quite misleading.
Not argueing prices are not lower - but the fluctuation can be way off by using misleading stats.

That house is in Bay Ridge. I pass it almost on a daily basis. I think when I moved hear it was salvageable as the windows were still in place. Now I'm not so sure.
