The Elan Goes Partially Rental

Only a couple weeks ago we noted that sales at the Elan, the condo on 1st Street between 4th and 5th avenues, have been very sluggish; now, via an eagle-eyed Forum poster, we learn that it's gone at least partially rental. StreetEasy says rents on 18 of the building's 32 units are ranging from $2,200 for a 946-sf 1-bedroom to $4,500 for a 1,512-sf 3-bedroom. There are also still sales listings up for the building and three units have sold.

Actually, the marketers of the building should sell the McD's as an amenity: just as residents of Park Avenue's Mayfair get to enjoy having Restaurant Daniel on their ground floor, the Elan offers the same sort of exclusive haute cuisine experience just steps from your front door....

We were at their open house. The 3 bedroom units were spacious and well laid out but unfortunately located on the lower floors. The 2 bedrooms although located on the higher floors had some strange layouts. In a couple of the 2 bedrooms, you'll find a column firmly planted in the middle of the room or right in front of the window. I just can't understand why the architech didn't hide those columns in the walls or between closets and bathrooms. It's a prime location and just a few blocks from Union St. Can't understand why there are not more buyers.

$599k for a 1BR next to the McDonalds on 4th Avenue, and you can't understand why there aren't more buyers?

Uh, no, it isn't. Nothing on 4th Avenue is "prime". And this is on the wrong side of 4th Avenue, so it is even more not prime.

But there is no need to complicate things. Just repeat this over and over and over until it sinks in:

What is the prime side of 4th Ave? I would have thought it would be the side "closer" to the park. At least it's not directly on 4th ave?

no, it's the correct side of 4th avenue. i live on the corner of 5th ave and 1st street by the bank and this building is down the block from me.

also i like 4th avenue much better than 5th and 7th. so people have differing opinions. (im not defending this building tho)

In my defense, I was confusing this building with the one next to the Kentucky Fried Chicken (which is on the Gowanus side of 4th).

Oh, and if anyone doubts that '4th avenue is not prime', see above under 'rob likes 4th ave better'.
