i had a house dream last night!!! grey house, detatched, very dusty, empty. it was gorgeous!!! i was just wandering around in it room to room. there were no plumbing or heat or Anything. it was nice :)

ugh i brought in a watermelon to work to share with everyone but everyone turned their noses up on it lol. oh well, more for me i guess

Resident Ditmas Parker here, awake and at work. I have a question, I am currently trying to negotiate down my rent from $1775 to somewhere around $1650. I live on the 2nd floor of a 3 family house, apartment has 2bedrooms with office/walk in closet space off 1 bedroom; eat-in kitchen w/approx 20x3 porch off of kitchen. Everything is old, kitchen appliances, bathroom, floors, etc. I couldn't guess on the square footage but both bedrooms are good size and living room fits a 2piece sectional couch. I am trying to determine fair market value and don't think it is worth the $1775. Oh yea, location is E.8th st and Cortelyou road. Am I way off base here?

ditmas i think the people negotiating rent DOWN is a bit of an urban legend these days, i think the best you can really hope for is no increase in rent, or a minimal increase. the cost of everything is still skyrocketing.

DitmasRenter, it's hard to say. According to my brief unscientific survey of craigslist, two bedrooms in Kensington & Ditmas Park vary between $1400 and $2000. But you've got all that extra space and the porch, and you're close to Cortelyou Road, so even if everything is old, I'd still say $1775 is fine - but no reason not to go for $1650, you could make a decent case for that as well.. Even in this economy Ditmas Park's amenities have been improving, and there are three more businesses scheduled to open on Cortelyou. You're also right around the corner from me, which has got to add some value :)

rob is correct. The variable costs associated with a landlord providing an aprtment, real estate taxes & utilities, continue to rise.

Depending upon the area, there is increased supply but that is not occuring everywhere.

The landlord might agree because he's only out $1,500 with the rent decrease. He may be out more than that if it's vacant for one month. That's how I'd look at it as a LL

M4L, I found a good website for you. These guys are flippers in BedStuy and other hoods and they have a listing of their houses. Not my original detail left after they are done with the brownstones but a friend of mine went to one of the open houses and said they did a pretty good job in the building including all new electrical, plumbing, etc.

i was seriously bummed for a bit when our landlord raised our rent by 50 bux, but yesterday after that HOTD thread i came to realized our rent was well below market rate for the area so im not so bummed anymore.

SARAGHINA UPDATE: I went there last night with the Chinese bf. We had not yet tried any of the fish or pasta dishes. First off we had a grilled octopus salad appetizer and it was the tastiest, most tender octopus I've ever had and I eat a fair amount of it at a number of places in Philly. My friend had the salmon which was obviously fresh, not frozen, and cooked to an incredible medium rare on a bed of spinach. I had spaghetti with a blue fish ragu and it was as if I was back in Venice. The fish was fresh, the flavors incredible and the spaghetti a perfect al dente.

We had the $10 cheeese course for dessert..5 cheeses, dried figs and a heap of grapes with a fruit jam & honey.

It was not crowded and there was an over abundance of servers. One gripe I have, which occurred last time as well but I have not yet mentioned it to them, was that the entrees came out before we had completely finished our appetizer. I will bring this to their attention next time.

Oh, and their bread is fresh baked and fantastic.

The rent was originally $1700, than last year was raised to $1775, citing ridiculously high oil prices as the culprit (which they were last summer). When I mentioned that to my landlord this time around, it turns out she has an antiquated boiler system which consumes tons of oil and this is the reason why my rent has to stay where it is!! So oil is back down, but since her ancient machinery costs tons to run, I have to pay the price...

I'd like to hear some of the Brits chime in on the use of the phrase "lady friend." It's my understanding that this is oftentimes used by old school upper crust British gays just to refer to someone who they are oftentimes with but not sexually involved.

Can someone explain this to me. So in states where gay marriage is legal, do you get benefits just like a hetero married couple? meaning, you can adopt and have joint custody, your health insurance covers each other as spouse, you get tax benefits, you have all the same rights as a spouse in the event of illness and death of the partner, can also receive citizenship if you marry someone who is not?

Kens..it is required if you are on your partners health insurance. i believe in Philly there is also the avoidance of a tax on real estate when one inherits another's portion.

I don't know what the legalities across state or in-state are for those states that allow marriage.

I am not sure on gay usage, though. In the UK, 'Lady friend' would typically be used among straights in a somewhat sardonic or even derogatory way to mean anything from hook-up to mistress.

One very old fashioned term for what you are referring to DIBS would be 'escort', but of course that has acquired s different meaning since.

I have a contrary view on the rent reduction question. I just negotiated a 7-8%/month rent reduction, as did a friend in my building. Then again, I'm in a ridiculously overpriced 60-unit building in Cobble Hill.

But, for the 10 years I had tenants, none ever asked for rent reductions. And, when good tenants renewed their leases, I didn't raise their rent, even when my heating costs increased substantially. It was more important to me to have good tenants sharing my house with me than a few extra dollars a month.

Dave, thanks for the review of Saraghina. I can't wait to go back, I really enjoyed my first, and so far, only visit there. It's a 20 minute hike, but I'm really glad someplace this good is in walking distance. (It probably wouldn't take 20 minutes for most people, but I'm incapable of walking down the street over there without oggling the architecture. To each his own, I guess.)

Separately, the coating on my bathtub is starting to chip away. I guess it needs to be reglazed - but according to some of the forum posts on that topic, reglazing doesn't last that long. I've been in my place for seven years, so the previous coating must have lasted at least that long. The forum posts have several recommendations for reglazing companies, but it's hard to tell which are trustworthy. Does anyone have any experience in this?

M4L- I would do Saraghina for brunch only because when Amzi, MM and I went to Peaches for lunch the service (practically non-existent actually) was the Worst I have ever seen in a restaurant. No one came to take our order for close to half an hour, and only did so when I finally went to the bar and said What the heck is going on? Every table kept waiting and waiting and waiting. Dirty tables remained that way for close to an hour- while the staff hung out at the bar or fiddled around doing other things. And the place wa quite busy, yet the wait staff, who could clearly see the room, didn 't walk around to check on anything- including if anyone was ready to order. don't know if it's better on the weekend, but just be aware.

Dinner hour was great, including the service.

i'm a renter in ditmas park - moving shortly to bay ridge ... my landlord is increasing our rent from $1700 to $2100 for a new tenant... I don't know if he's gotten someone yet but we've had a parade of folks walking through. He's billing it as a three bedroom but it's really converted from 2; His add says it's 1300 square feet and it's nowhwere near that - we aren't even at 1000... we're off cortelyou road on one of the name streets.

CG Ups, I go to an actual dermatologist. I went every three months for a year and now go just annually. The only reason I did four times the first year is due to cancer being prevalent in my family. I very strongly suggest you go to a dermatologist rather than your regular doc. And you should try to go soon. Hopefully it's nothing.

I think he thinks he can get it .. that's why he's increasing... He was asking $1800 when we moved in almost 5 years ago .. we talked him down to $1600 and since then he raised it only $100 ... Fair - but he's a very present landlord .. and his family is really loud...

Lots of shares are coming to see it and it sounds like they want it but he prefers a family as he's worried shares could be in / out in a year and he doesn't want to have to worry about re-renting so soon.

We stayed way too long because we were too lazy to move. I would not recommend this place to anyone that spends any amount of time at home... I work from home and my husband is freelance so we are here a lot... The landlord is in construction and has had little work to keep him otherwise occupied so this house is his preoccupation... He's probably been working on it half the time we are here and it's an eyesore .. (read - not at all in keeping with the victorian theme of the neighborhood).

What, we've been over this several times. Read the archives on this site. Homeowners near the site mostly hate it. Hated it when proposed, hate it now. Homeowners fretted about effect on quality of life and price. Potential buyers posted in the forum about fear of noise/traffic/dust/effect on future value, etc.

Developers, realtors and other industry types like it. But generally not nearby homeowners.

You may have other reasons for hating and/or wanting to antagonize brownstone owners, but on this point, you have misidentified the enemy.

FWIW, I am a homeowner (not a brownstone) about 30 blocks from the site. I have disagreed with AY from the beginning(I have not been active). I am a hoops fan, though, and it is a shame to see Ratner dismantle this team for cash. They looked pretty good a few years ago.

I had an NYC first today - first use of a bathroom in a subway station. No seat on the toilet (thank God I didn't need to do a #2) and no paper towels in the dispenser. But the toilet did flush, and the water came out of the sink faucet.

park at your own risk. I seen a ton of them get crushed by the cars parking or reversing hard to get out of the parking spot

On the bike thread, DH talked about parking up on the sidewalk and removing the plates. Is that a commonly done thing?

I'm completely ignorant about private transport in NY but parking in London is a real nightmare for cars (you have to pay pretty much every in town) but there are lots of (mostly) free motorcycle parking pays dotted all over town.

I see it done alot downtown, and it's illegal. You can get a ticket, so that's why most people remove their license plates (no way to write a ticket as it's unidentifiable)

A traffic cop COULD tow you, but from what I understand it happens rarely.

one of my friends went on a very long vacation a while ago and I had the joy of watching (and using) their Vespa. It's actually not that hard parking in brooklyn - but manhattan is a bit dicey.

I am soooooo sorry I missed this ot. Still havnt read the whole thing. I filed four stories yesterday, it was crazy. Now were slaves to the csa. Had a great time this morning picking up in mcarren park, then Marlowe for protein, then Erie basin in red hook for Victorian jewelry. Incredible duck wurst in real pork intestine from Marlowe on amys bread.

I've met plenty of men, gay and straight, who just want one partner. And plenty of women who sleep around. The stereotypes are overblown. In the middle ages, didn't everyone think women were much more "lustful" than men?
