Stalled real estate developments are already being used by squatters and the homeless, and why should they have all the fun? City officials agree, and they've unveiled a $20 million pilot program to put a long rumored plan—converting unsold condos into affordable housing—into practice. The aim is to create 400 units for moderate- and middle-income households and help neighborhoods avoid the big bad blight monster.

The program is called the Housing Asset Renewal Program, and it'll focus on areas outside of Manhattan. A Notice of Funding Availability will go out in July, and projects will be selected based on discounts being offered by developers and banks, as well as how much public money it will take to get the buildings up to speed. Is this a developer bailout, as some have alleged? The city estimates the average cost of HARP housing to be below the $75,000 to $100,000 it spends to build each affordable housing unit from scratch, so we're not quite talking shelling out $1,000 per square foot. Plus, there are no good comebacks to a "You got HARPed!" diss. Develoeprs, be wary.

that turning condos into affordable housing sounds like a good thing to me, as long they don't discriminate against the childless which this city notoriously does. i think people should be REWARDED for not having kids, not discriminated against.

also, is it safe to leave one's belongings unattended on coney island beaches? i was thinking about taking a trip there this saturday but i dont wanna go in the water with all my stuff. do keys rust in the water? also how do you protect your wallet while you in the water? grr. do they have lockers?

FICTION
1. “Let The Great World Spin” by Colum McCann – 1974 NYC, with Philippe Petit as opener.

2. “Lush Life” by Richard Price – The LES in 2003, with gentrification and poverty not coexisting.

3. “The Northern Clemency” by Philip Hensher – 1970s and 80s family saga, set in Thatcher’s Britain.

NONFICTION
1. “Liberty and Tyranny” by Mark Levin – Visited a friend in SC who kept talking about this book, “a conservative’s manifesto.” Saw it at McNally Jackson and decided to buy it.

2. “Physics of the Impossible” by Michio Kaku – A scientist explains force fields, invisibility, and time travel.

3. “Chess Master vs. Chess Amateur by Max Euwe and Walter Meiden – Supposedly the best way to learn chess as an intermediate player (like me) is to study games between players with very different rankings.

4. “Way of the Peaceful Warrior” by Dan Millman; “War of Art” by Steven Pressfield – I’m a sucker for anything that will make me feel more self-actualized.

Finally, if you only read one book this year, make it “Columbine” by Dave Cullen, the real story behind the massacre. Eric and Dylan wanted to create another Oklahoma City, and 95% of their plan that day failed. The massacre was a desultory attempt to just do something in the face of failure. It will leave you breathless, horrified, and fascinated. Best book I’ve read in years.

HUH??? I think unions are no longer necessary here and they have an egregious sense of entitlement as recently witnessed by the Stella D'Oro plant closing.

As far as workers here orr in China, I have no opinion on whether one froup is better than the other. They are apples and oranges.

ditto, that's my everyday life! I took a break from cooking during my vacation. No fried turkey or ambrosia last week.

And to combine the topics of the Brooklyn Bridge Movies With a View Series and ambrosia, Edward Scissorhands is playing on Thursday, August 27. Sorry to interrupt with something related to real estate, but there is a story I would like to share that doesn't fit on any of the non-OT threads.

I was in Kansas City, MO this past weekend visiting in-laws. One of in laws recently got terminated from a pretty well paying tech job on the West coast and moved back to KC to start investing in real estate. He has been buying $25,000 houses (I didn't miss any numbers - and that includes the cost of initial rehab) and renting them out for $850 a month. Carrying costs are maybe $150 a month. Once after another. Sometimes multi-unit properties with similar economics. All cash, but he could finance if he wanted to.

That's almost a 30% annual return with zero leverage.

By contrast, most property in prime Brooklyn is priced to generate a LOSS as an income property.

Lots of ways to read this, but I think the correct interpretation is that rental properties in Kansas City are substantially undervalued and property in Brooklyn is substantially overvalued as a result of a lingering expectation of appreciation (and thus a decoupling from value supported by income).

lechacal, spmeone I know has been doing the same in upstate NY by Canada. There is a huge army base there so the rentals are pretty much guaranteed and most are footed by the government. The only problem is actually shlepping there from NYC if some problem occurs in one of the rentals cause if you hire a management company, they're screw you lovely if you're not around to witness the problems with your rentals.

DIBS: Well, there's Applebey's, TGIF, Chuck-E-Cheese, Outback Steakhouse, the Cheesecake Factory -- and of course some all-you-can-eat buffet places, which are popular with the fatties.

There is of course good bbq, but I can only handle so much of that before desperately looking around for something resebling a vegetable.

And there is the American, sort of a classic place downtown, but that place makes me sad because it is so underappreciated by the locals who would rather go eat in a strip mall in Johnson County.

I sometimes like to play over/under on whether the aggregate weight of the family that just walked in the door hits one ton.

There are actually a couple of good places. 40 Sardines, if it still open, is quite good. A couple other place come to mind but I forget their names.

Dave, the person actually did just that. Found a retired builder there who pretty much has nothing to do all day since kids are grown and he's retired so he looks after his properties. He was referred to from a friend of his who was doing a lot of investing and development in the area so that worked out. I just heard other horror stories about investing in places you're not too familiar with and places where you don't actually live in the area.

Peggy's Cove is near Halifax, Nova Scotia, from where the first responders to the Titanic sinking came. Some of the passengers who died are buried there. During 9/11, Halifax and other communities in Atlantic Canada hosted 21,000 passengers after air traffic was shut down over the United States in the wake of the attacks. Lastly, Ellen Page, of Juno fame, is from Halifax.

Ok, PLUSAs, I have a friend who is coming to NYC with his 11 year old son just for one day and is looking for super cool things that his son would enjoy. My friend has been here a million times so he only cares about what his son wants to do. I suggested Top of the Rock (I think one has to do something like this the first time here and Empire State Building wait is just too brutal on a weekend) and The Sony Wonder Lab (apparently the kid is obsessed with video games).

Any other suggestions?

Sam, most 11 yr olds now dont like Dinosaurs or Planetary stuff in museums - think a lot of that has to do with them get hands on computer and video game consoles so early on. When I visited recently sister in-law & family, was super surprised the young kids both have the apple itouch (on top of latest sony playstation, nintendo DS,.......).

Biff: if he is obsessed with video games, take him to the Nintendo World Store (think it's near rockefeller center) it's great :) you can play games in there and they have tons of video game merchandising and stuff. they sometimes have events there and stuff :) the last i event i went to tho, i went alone, and i felt like a giant pedophile :-/ and i think parents were giving me the stink eye lol

dibs, the economic situation in Asia is apples and oranges to what's been going on in the U.S. Unemployment rate in Hong Kong never got above 4.7 percent. We are big savers of money, and there was no toxic mortgage waste. "Recovery" here is faster because we didn't fall that far.

As for mainland China, well their economy is controlled by the central government. They can massage their economic figures any which way they want, and manipulate their currency, and suppress information that is unfavorable to investment. There's no rule of law, really, and everyone knows the state banks are a mess. So it is very difficult to know what is really going on there.

Keeping tabs on the amount of gold and property that mainlanders buy in HK is one way to tell how the Chinese economy is going :)

Wait a minute! Was Cerberus was the biggest Hedge Fund around?

The letter cites weak market conditions that are still preventing Cerberus from giving clients their money back. Cerberus also says significant macro risks may affect future results. The letter also notes that the firm has had difficulty selling existing positions.

Cerberus says it has created a special vehicle to let some investors cash out over time.

In December of last year, Cerberus suspended withdrawal requests, joining a group of hedge funds that had halted redemptions. Feinberg also said in the letter that Cerberus plans on avoiding headline-grabbing deals like its ill-fated investments in automaker Chrysler and lender GMAC.

Ok Bxgrl. I confirmed. In Hebrew the pronunciation is MazAl Tov, in Yiddish MazEl Tov and both are acceptable in English Spelling translation but in both Hebrew and Yiddish there is no vowels in the word so technically Mzl Tov.

FYI, I was in KC a few months ago and tried Jack Stack in the freighthouse district. They are a few locations, but this one has the best atmosphere and specializes in BBQ.

The locals told me that the other fantastic place is Oklahoma Joes, which is inside of a gas station. It is "wonderful, authentic, very popular."

wonton - suggest one. my favorite is a taiwanese place in flushing but you have to take a minibus from nyc chinatown since it's nowhere near the train. i don't think that will work for a group meet on a weeknight. and have you been to the grand sichuan on 7th ave south to say it's not real? are all my chinese friends who love this place delusional then?

Won Ton...Grand Szechuan ois probably better than 80-90% of the Chinese places here in manhattan, maybe not in Flushing, but probably better than any in brooklyn.

Biff, I just originally wanted to check out Barrio Chino since it should be very good food but a few people want to go so it's obviously opened to all PLUSAs. If it ends up like 6 people, we can go there, if more respond by Monday, we can pick a bigger place. We can move it to a Russki place in Midwood if everyone is up for that but I have to call them ahead of time to get a table big enough and load up on Booze since they are all BYOB.

Have only been to the GS on the far west side. It was okay, not great.

The big problem with Sichuan food is getting the right ingredients, and getting fresh ones. (my main criticism of GS on the West Side).

There's much better Sichuan food--almost as good as I have eaten in Chengdu--in this basement arcade in Flushing on Main Street. Don't know the exact address but I think it is called "Golden Mall".

For a big dinner (10-12 people) I'd recommend this Fukienese place on East Broadway called Fu Leen. They don't mind if you bring your own wine/liquor. (not beer) Make sure you order the giant crab.

Ya - bigger space would be ideal if anyone doesn't wanna commit but might randomly drop by.

Barrio Chino has one communal picnic table - a few two tops and a 10 person bar. Chances are slim we'll all get bar seats, and if we aren't eating at the communal table they'll wanna turn it over.

No standing room.

Kens, if you're doing dinner, I would suggest reserving for the exact number of people who have confirmed to you. If anyone randomly drops by, you can try to squeeze them in but they should understand they can't be guaranteed a seat. After dinner, if you need more room to accomodate droppers in, you can all move to a venue that offers more space to just have drinks.

dave - i go to 3 of the grand sichuans regularly - 24th st, st. marks and 7th ave south. gotta say that they are all different even though they have the same owner. the chefs at 7th ave south are my favorite. and if you haven't been - another lure is the quality of eye-candy there for you. customers and workers.

mopar - i looked up your suggestion and realize it's not part of the same chain. slight variation in name. is phoenix garden still open around there? how's it doing these days?

Need to clear up some points:

*I have been to all the Grand Sichuans in Manhattan. The one on 2nd Ave. and 54th St. is the real deal. They have sichuan peppercorns and cook dry style. About half the patrons are Chinese, and I often see tables of Chinese men with suitcases as if they're on their way to the airport, suggesting to me this is a very beloved restaurant.

*You all enjoy your visit to Barrio Chino. It's a great restaurant. I will never go there with more than one other person or after 6:45.

*The Grand Sichuan on 7th Ave. does NOT serve alcohol. The beer you see is BYOB from across the street. I am not meeting any Brownstoners at a restaurant that does not serve alcohol.

*I really want to try that mall in Flushing. I have been to another highly regarded Sichuan restaurant in Flushing. It was not as good as the Grand Sichuan on 2nd Ave. and 54th St.

rob - sycamore is a trendy bar/flowershop in ditmas park. the crowd isn't super annoying for now (granted i haven't gone on a weekend evening yet.) they sell flowers up to a certain time at night, have a nice outdoor deck in the back and a performance space downstairs. fag night is 2nd thursday of each month.

dh - nolita is still a neighborhood. but with an alienating experience for someone like me who experienced a very different vibe not too long ago. when i moved in the neighbors weren't welcoming at first since i was a sign of changes ahead.

Yeah, I bet winthrop. You can still see some of the old timers walking around the nabe. I was talking to a guy who has been living in the neighborhood for 50 years while i was having lunch on Prince the other day and he was telling me stories of the 'good ol days' - really interesting.

despite being boutiquified, i think nolita is still my fav neighborhood in manhattan. very low key/relaxing ( during the weekdays at least).

mopar - GS on 7th ave south serves alcohol now. i called to make sure i wasn't daydreaming when i saw bottles 2 weekends ago. also, when they didn't have their liquor license my friends always went to that place across the street you mention that has a great beer selection or from the liquor store on carmine/bedford. definitely saved $ome with that.

Definitely - I've brought up Nolita in other threads re: retail rents in Brooklyn. Boutiques and restaurants are getting hammered. Lots are moving to Williamsburg.

dh/wintropist - Recently I turned up Centre Market, of course it looks nothing like it did almost 20 years ago! I lived there around the time of the gotti trials. It was quite colorful. Especially for a mix like me ;)

I'm not sad about the changes though I realize more and more that in my mind NY is a different city than newbies experience. Newbies see what's right in front of them, I see the changes ;) Winthropist remember the chicken coop on on grand street and centre?

Winthrop, if anything this girl needed to back off the alcohol! She got sloppy fall down drunk and I had to threaten to call the cops on her if she tried to drive her car. She also had the immaturity to come out to manhattan with only a few bucks in her wallet (she let some lecherous looking guy buy her drinks all night - henny...what else!) and couldn't afford the cab ride home. NEVER AGAIN!!

Wow,am I glad my 11 yr old is into neither video games (xcept Zoo-whatever) nor sports, I'd have a sorry time accompanying him anywhere if so. No longer into dinosaurs!! *I'm* into dinosaurs!

I took him to the High Line last week. And the Alice Neal show at a gallery nearby.

My suggestions:
Shakespeare in the Park
CP Zoo small but good 1-2 hr jaunt
Cycling on Governor's Island
