I think all of the houses are solid and in good shape, but each of them needs a bit of tweaking and updating, so for that alone they are all overpriced.
I realllly like the Ditmas Park house, but is that area going for close to 1 mil for a house that needs kitchen/bathroom total updates.
The Kensington House seems like a good buy, probably could get it for $550K and put in some updates

The Park Slope house is beautiful. The walls leading to the center stair make sense, giving just enough division to make entering the center room an event. The HOTD the other day, which had those same walls removed, doesn't work, for that reason. I really like the later, turn of the century houses, because they really are airy and spacious in this way.

It's a big pile of money, but a wonderful house, on a gorgeous block, one of my favorites in the Slope.

I'm liking the PLG house--nice layout plus parking, and you could add another bath upstairs and have three bedrooms rather than four if need be. And isn't this a prime street?

567 1st has been on the market since June 2008. It was originally listed at $3,489,000 with Prudential Elliman:

"Detached"...either semi- or *CHORUS OF ANGELS SINGING* fully, is, to me, the most romantic word in Bklyn real estate. I know...blahblahblah...heating costs...blahblahblah...I am just so enamored with the idea of NOT sharing walls with other people. Makes that PS price slightly easier to swallow.

Oh, but see in the street veiw of Maple St. that all the windows on the long side are in an alleyway. Well, the driveway, but a tall building right on the other side would block most direct light. Western exposure on that side .. . hmm, they've got some good (fill-in) lighting in those photos. Still, nice house. Don't really know neighborhood though except passing thru.

People who are bothered by living in relatively close proximity to other people (ie: adjacent rowhouses) should really re-examine their reasons for staying in the city.

The Ditmas House is the pick of the litter. The Park Slope house is a mausoleum. Too deep and gloomy. Too many rooms. It actually may be too much of a good thing.

I'm feeling Maple Street. Nice looking house, semi-detached with plenty of windows, and a garage.

The Ditmas Park house looks OK, but I wouldn't particularly want to live on Ocean Avenue.

OK, my serious comment: The PS house is beautiful. I live in semi-detached land, and it's great to have the alley. But it's a 10-minute walk almost to any subway. That'd be the dealbreaker for me (my pet peeve is walking >5 min. in rain, snow or broiling heat.). Although if I could afford it, maybe I'd also be able to afford having a sedan chair and bearers carry me to the subway on days I didn't feel like walking.

The Ocean Avenue location for the DP house is a huge drawback. Adjacent to a sea of high rise apartment buildings, bustling with traffic, a hike from Cortelyou Road, nowhere near Prospect park, etc., etc... The porch has also most definitely been "renovated." Way over priced for the current market.

I've seen (the owners' part) of the ocean ave house. It's overpriced largely because the space is divided in a very impractical manner. Also, the kitchen and such need upgrades.
Last, while there is a basement with "living space", it's dank and generally unappealing.

Went to the Maple St. house today. Have to correct a couple of things: I was looking at the wrong house on Google street view (I think Google numbered it wrong.) The real house is across the street from the one I was talking about. So, it's NOT next to an apartment building. It's next to another house. That's good cause less light is blocked, especially on the second floor.

Also, the little sun room in the front of the house faces south, not north. So, especially in the winter when the leaves of the trees in front are down, that room gets very nice light.

The house is pleasant. Seems well kept. Nice floors, original details. Center staircase makes not huge space pretty airy. Not nearly as bright as in the photos, but that's not surprising. Some, ahem, might say the kitchen needs an immediate total gut! I would not. For me, the cabinets and appliances are fine; I'd change the counter tops and floor. Bathrooms could use updating. The master bedroom is nice and has that bay window. The other three bedrooms are small, one really too small. The ad says yes to a garden, but there's only pavement out back leading to a close two-car garage.

Street is nice and tree lined with mostly detatched and semi-detached houses, though this house is quite close to Flatbush.

No idea if the price is close to getting it done or not.
