House of the Day: 265 Sterling Street

This pretty limestone house at 265 Sterling Street in Prospect Lefferts Gardens came on the market back in February at $849,000 and is currently suffering death by a thousand (okay, three) price cuts. Last week's was more of a trim than a cut, bringing the asking price from $749,000 to $735,000. This kind of gradualism is tempting as an owner but in this market it seems like getting out in front of the market with an attention-getting reduction is probably the way to go. Beautiful interiors though!

Absolutely gorgeous. Why would it have 3 kitchens though? That's very confusing. Is it divided into 3 family or something?

Three kitchens is the ultimate cure for the late night munchies, is my guess. Wow this house is stunning. I'll just have to sell like 8 scripts to pay for it. Still working on that first one.

MyerB, then you'll have to have all 3 fridges fully stacked and munchie worthy. That's a lot of work.

Nice block,not in lefferts manor, but in the PLG Historic District and only 1/2 block to the subway (although IMO the 2/5is not as good as the B/Q on the western end of PLG).
If I were looking for a house one of those extra kitchens would be easily converted to a darkroom, but I don't think that'll influence anyone else.

This place is so adorable it dragged me from lurker to poster!Now if they'd just drop it another hundred grand I'd be all over it. Hey, it's already dropped more than 100k in six months! A girl can dream.

I really like this house
the block is gorgeous from what I can tell - I guess it's just the surrouding avenues that is a bit uninspiring - sure I love west indian food, but are there any cafes, restarants other than chinese takeout, clothing/book shops?

There are K-Dog (cafe), Whiskey Sunday (BBQ), and Enduro (Mexican) on Lincoln Road, four blocks from this house, Maxtex Cafe (Ghanaian) about the same distance on Flatbush, Sushi Tatsu (Japanese) on Flatbush & Hawthorne, and King of Tandor, a new Indian restaurant about to open on Flatbush & Rutland. There's one woman's clothing store (Smile Boutique), my wife likes, on Flatbush bet. Midwood and Rutland. No bookstores to speak of. Also a new wine shop is about to open on Fenimore just east of Flatbush.
The choices are NOT as great as in many other brownstone neighborhoods, but we're getting there.

This house is like all of the houses in this area. Beautiful, but, unlike neighborhoods like Fort Greene and Clinton Hill, surging housing prices and gentrification never brought the neighborhood the local restaurants, bars, stores and basic safety that a good neighborhood needs. It is sadly destined to fade back into the crime-ridden neighborhood to be avoided that it was 10 years ago. Too bad, given how nice the houses are in this small historic district.

Prices are sliding. I've been looking in the area for last 2 years, and things are coming down. I remember looking on Sterling before and not finding anything lower than $800k, and it was all crap. I think the price slide is good for the neighborhood's health because cheaper prices will encourage more homeowners who are in it for the long-term.

Do you actually know ANYTHING about PLG, or brownstone Brooklyn,in general? It was hardly a "crime-ridden neighborhood to be avoided...10 years ago" or 20 years ago, or even 30 years ago--I know,I've lived there longer than that.
BTW, an historic district with over 900 houses isn't small either [but, as I said, what do you know?]

On reflection I probably reacted too strongly to "Jumbo". I've read his other posts and recognize that he's a serious poster, not some sort of negative troll of the sort that used to pop up regularly here whenever my neighborhood was mentioned.
That being said, he does seem to be rather uninformed about PLG and I don't regret refusing to let his silly "crime-ridden neighborhood"comment pass. However I shouldn't have questioned whether he knows ANYTHING. He obviously does--just not about MY nabe.

Agreed. I live here as well, actually a bit outside the district in the "more scary area" and my building continues to sell to middle class professionals, even during this recession. True, they are selling for less as with the rest of the city, but we still have great people buying in the neighborhood. My coop has 5 units in contract out of 66 units, and the people who are moving in are all young professionals under age 35. So take that :)
PLG - and neighboring streets - is still the best deal around. And every month, two or three, we get a new establishment. We might even see a new Environmental Charter School here in the next few years. This neighborhood, unlike so many other neighborhoods, is one where we still know our neighbors, our neighborhood bartender and wave to our friends on the streets!

Shhh.......265 Sterling is the only LEGAL two-family house on the street. The owner is my neighbor. As a lawyer, would you not know that titles are public documents?
