House of the Day: 455 Union Street?

455-Union-Street-0709.jpg
As if the interiors of this place didn't make it a hard enough sell, there seems to be some confusion about the address: The two-story brick house is listed on StreetEasy as 455 Union Street but, based on the exterior photo, it matches up with a house that's listed on PropertyShark as being at 463 Union Street. Regardless of the address, it's hard to see how they'll pull off the asking price of $950,000.

Call me crazy - but if i'm paying close to a million bucks for a place - I'd like to have a nicer kitchen then I had in my walk up LES rat trap apt 6 years ago.

Posted by: dirty_hipster at July 1, 2009 1:44 PM

wow. asking $950K for that?! this house makes the suburbs look kind of attractive.

Posted by: funkymonkey at July 1, 2009 1:44 PM

More overpriced nonsense. Tell me that's not freakin' linoleum. Please.

Does HOTD now stand for for Hovel Of The Day?

That place is a polished turd. Except they forgot to polish it.

It seems there's been some HOTDs hovering near the $1 mil. mark that are not thought to be worth the price. Is thre a glut forming? The biggest sales alway have classic brownstone-y places on like 2nd St. in the Slope and various places. Is there some kind of psychological barrier to crosing/uderperforming the $1 mil. mark that keeps these places down? Makes me wonder.

jester,
Not sure if it answers your question but $1mm is the threshold for the mansion tax.
So if this is someone's idea of a mansion it's slightly underpriced :)

Don't know if I've ever seen an Average Reader Appraisal this far below ask. I guess they're trying to prematurely cash in on the Gowanus cesspool-turned-Venice.

the house itself isn't much but any building lot has real value. But here it is small lot and that limits price.
16.67 x 75. So what can be built here is not much.
2500 sq ft or so?
That is the bigger problem - not the crappiness of kitchen or whatever.

Isn't that address right next to the Gowanus Canal?
