Details Leaked on 111 Lawrence Rents

The Observer has an article chock full of details on the Brooklyner, aka 111 Lawrence Street, aka Brooklyn's new tallest building. The story is based on info gleaned from the "Joe Bartolo, the project’s plumbing foreman, who saw a document from [developer] the Clarett Group listing prospective rents"; the intel has not been confirmed by Clarett. Joe the Plumber says rents are slated to run from $1,550 for studios up to $3,000 for 1- and 2-bedrooms and that the vast majority of the building's 491 units are studios and 1-bedrooms. An electrician on the site, meanwhile, says the building will probably take another 8 months to a year to finish.

491 units for a demographic that doesn't really exist anymore (or perhaps never existed): rich young singles that are willing to pay top dollar for a rental in downtown brooklyn. Instead, we should need buildings that can accommodate young professional families.

You can find 1 beds in full service buildings on the UES for 2100. Who would pay more to live in downtown Brooklyn?

definitely not me, dont wear sunglasses hahah, especially big white ones lol. my roommate walks my dog sometimes, but i dont think it was him cuz he isnt the big white sunglasses type either. my dog (pitbull caramel colored) is always walked with his dog (a cute geriatric beagle), so if you see a pitbull and beagle walking down the street it could be me. or my roommate, or one of the their dog walkers.

The plumber leaked the rents? That doesn't sound like a smart way to continue being the plumber on one of the largest construction projects in brooklyn right now. Look for Joe B to soon be listed as the "former plumbing foreman". Dumbass.

Studio? who the hell rents studios anymore? All these developers have their heads up their ass. No 3 bedrooms in this entire building? Stupid. In case you have not noticed Mr. Developer who lives in some tacky Mc Mansion in NJ this part of Brooklyn is full of Children. Yes can you believe it? Parents with 1-2 kids live here. and you provided a building full of studios and 1 bedrooms nice going numbnuts.

To be fair, I'm pretty sure that Veronica Hackett (the developer) lives in an apt in Manhattan, not in a McMansion in NJ. And while I would agree that all of the surrounding neighborhoods are full of young families with kids, this is a a different neighborhood - it's downtown brooklyn. I would think that your primary market would be young single people who work in Lower Manhattan and want their own place. Look at the rental building at 180 Montague or the Courthouse building on Atlantic and Court (the two closest rental buildings) - both of those buildings are full of that demographic and are also mostly studios and one-bedrooms. And they're both full.

Nothing wrong with studios and 1 bedrooms but definitely agree we need more condos for families to live in.

And what's up with 1 bedroom condos with 2 bathrooms - is that a norm now? Who is that for? Is incontinence that rampant these days? Or all these 1 bedroom condos are meant for roommate sharing?

I think it's because of the germaphobes. I was at some girl's apartment that had 2 bathrooms and she freaked out when I didn't use the "guest bathroom".
